Welcome to our charming semi-detached cottage, the perfect retreat for families and friends to come together. The proximity of the Southend Barns wedding venue, just a 3-minute drive away, makes our cottage an ideal haven for wedding guests seeking local accommodation. The space Nestled near the village of Donnington, just 2 miles South of Chichester, our cottage offers easy access to the stunning West Wittering, Selsey, and Pagham beaches, as well as the thrilling Goodwood events, all just a short 15-minute drive away. With its child and pet-friendly features, including a garden, our property is designed to accommodate everyone. The downstairs area features underfloor heating, and wooden doors create a modern and inviting atmosphere. The spacious, contemporary kitchen, offers views of the back garden and includes all the appliances you could possibly need for a perfect self-catering experience. Step into the inviting lounge area, featuring exposed ceiling beams and two expansive windows that flood the space with natural light. The dining area boasts an extendable table and four chairs, perfect for entertaining. Above the decorative fireplace, a large flat-screen TV with a Firestick awaits, while a comfortable sofa can be found in the lounge. A convenient utility room is located just off the lounge and kitchen, by the back door. It's the perfect spot to return to after a beach trip or walk with the dog, allowing you to ensure they are dry before entering the main cottage. This well-equipped space features a washing machine, tumble dryer, iron, ironing board, and a clothes airer, making household chores a breeze. There is a modern bathroom located downstairs by the front door. It includes a bath, shower attachment, sink, and toilet. Experience ultimate comfort in our two double bedrooms, perfect for accommodating up to 4 guests. Located on the upper floor, each bedroom features a stylish desk space with a comfortable chair and ample wardrobe storage. Enjoy the modern, light-filled ambiance with one bedroom overlooking the back garden and the other offering a delightful view of the front garden. Your perfect retreat awaits! We absolutely love having furry friends as our guests, and we offer a warm welcome to dogs at no extra charge when booked in advance. We kindly ask that they stay off the furniture. Please be aware that both the front and back gardens are not secure, and the main road runs at the end of the properties front garden. We provide dog treats, a water and food bowl, and towels for drying them after a walk. On top of that, we have the Paw Paddock on-site, where you can reserve an enclosed field for your dog to play (booking in advance, directly on their website is highly recommended due to popularity). Furthermore, there's a convenient outdoor tap by the back door for rinsing off after a lovely walk! The front garden is shared with the neighbours, separated by a pathway between the two grassed areas. There is a charcoal BBQ for guests to use. Please remember to bring your own charcoal. This can easily be purchased from the nearby Co-op if you forget to bring any with you. Experience the charm of the cottage nestled within Manor Farm Estate. Surrounded by businesses, many of which are closed on weekends, you'll enjoy a peaceful retreat away from the bustle of everyday life. For guests who are keen to explore on the water, we have a wealth of knowledge of local companies who offer fishing trips, paddle boarding, canoeing and windsurfing lessons. Upon your arrival, we provide a thoughtfully curated welcome pack for our guests. This pack includes an array of essentials such as tea, coffee, sugar, tea towels, hand wash, cooking spray, dishwasher tablets, matches, sun cream, tissues, hand sanitiser, bin bags, and more. Additionally, you'll find a selection of indulgent goodies including chocolates and sweets to make your stay extra special. We also provide shampoo and conditioner in the bathroom, and there is hand wash available at each sink. Experience the convenience of our complimentary offerings, including a travel cot (just bring your own linen) and high chair, as well as baby packs for 0-2 year olds and toddler packs for 2-4 year olds. To ensure availability, please request these items in advance, for short stays only. Damage Deposit Policy: We are committed to protecting our properties and complying with all short-term rental regulations. A refundable damage deposit is required in advance of your stay of £250, in accordance with our terms and conditions. This deposit helps ensure that our properties are maintained to the highest standard for all guests. Please note that bookings made through Airbnb are covered by Airbnb’s AirCover program and are therefore exempt from this requirement. The damage deposit will be refunded promptly after departure, subject to a satisfactory property inspection. Ground Floor: The downstairs area features a family bathroom, a combined living and dining room, a kitchen, and a utility space. Guests are liable for all damage caused by their pets. A charge will be made for any additional cleaning required. 6. Please refrain from putting wipes (even flushable ones!) down the toilets.
