The nearest metro station is the Sondrio stop (Yellow Line M3), located just 170 meters away, which allows you to reach the Duomo in less than 15 minutes with only 5 stops. The famous Isola district, known for its trendy restaurants, lively bars and trendy shops, is also nearby, offering a wide range of leisure and dining options. In addition, public transport links are excellent, with metro and bus stops within walking distance, allowing you to explore the city and its surroundings with ease. Other things to note Dear guests, to request a late check-out, please contact us by 3:00 p.m. the day before. The fee is €30 for every 2 additional hours. Confirmation is subject to availability. Online Check-in Terms and Conditions. 1. Acceptance of Terms: By using the online check-in service, you agree to be bound by these terms and conditions. Check-in is from 3:00 p.m. to 8:00 p.m. However, access is allowed after 8:00 pm through self check-in. Please note that, in case of need, assistance will not be available after office hours, as the offices will be closed. 2. Early Check-in and Late Check-out: Requests for early check-in and late check-out must be communicated in advance and not on the day of arrival or departure to avoid negative responses, as cleaning planning takes place the day before. Confirmation depends on the availability of the apartment, verified based on guest departures and arrivals. 3. Online Check-in: Online check-in is available from 15 days before arrival until 24 hours before the scheduled arrival time. The guest is required to provide all requested information before arriving at the property. 4. Documentation: During the online check-in process, the guest must provide a valid copy of their ID and additional information as required by local law. 5. Cancellation Policy: Any cancellations or changes to the reservation must be made in accordance with the cancellation policy established during the reservation through the portal. 6. Guest Liability: Guests are liable for any damage caused to the property during their stay. Any damage must be reported immediately to the manager. 7. Security and Privacy: The information provided during the check-in process is protected and used only for legal and operational purposes. The collected documents are sent through an IT channel provided by the police station and connected to our data collection system for the detection of lodgers. Documents are deleted from the system 10 days after check-out and are only used for the purposes permitted by law. 8. Changes to Terms: Orea Spiti reserves the right to modify these terms and conditions at any time. 9. Applicable Law and Dispute Resolution: For any dispute arising out of or in connection with this document, the parties consent to the exclusive jurisdiction of the courts of Milan and agree that this contract shall be governed by and construed in accordance with the laws of the Italian State 10. Non-fulfillment / suspension of services: In case of non-fulfillment of one of the obligations of this contract, the "host" has the right to interrupt the provision of services (cleaning, electricity, gas, wifi). House Rules Dear guest, before booking the apartment, we ask that you carefully read the following rules. Even if there may not be an in-person meeting, we will conduct a thorough check after your check-out, and in case of any problems we may withhold part of the security deposit. Therefore, please pay close attention to the following indications: Preserve the apartment and furnishings: The floor of the house is parquet; please avoid the use of harmful chemicals and drag chairs or heavy suitcases carefully. No smoking: Smoking is strictly prohibited inside the apartment. Any violations will result in a penalty of €250.00, partly dedicated to compensating the next guest for any inconvenience. Separate waste collection: Carefully follow the instructions at the bottom of this document where the correct separate waste collection is shown. Severe fines will be charged in case of errors. Security cameras: The condominium is equipped with cameras at the entrance and in the courtyard. Maximum occupancy: The apartment is designed for the maximum number of people indicated on the portal at the time of booking. Documents required: Documents of all guests must be provided before arrival at the apartment. Undeclared overnight stay: The overnight stay of a person not declared at check-in is a violation of the contractual agreements and results in the immediate termination of the lease with the application of a penalty. Respect for neighbors: Avoid excessive noise so as not to disturb the neighbors. Stove shutdown: Be sure to turn off the stove before leaving. No eating on the sofa and bed: To avoid damage, avoid eating on the sofa and bed. Kitchen: Avoid cooking spicy foods that could cause persistent odors. Reporting damage or malfunctions: Promptly report any damage or malfunctions to allow for quick intervention. Apartment keys: In case of loss, you may be charged €100.00 for lock replacement. Cleaning and tidiness: Leave the apartment tidy and clean. A "standard" cleaning is included, but the cleaning staff may charge €30.00 for each additional hour needed. Check-out by 11:00 a.m.: Respect the check-out time. Any undisclosed delays can cause inconvenience to subsequent guests and cleaning staff. If you need a late check-out, please let us know in advance to assess feasibility. We appreciate your understanding and cooperation.
