Rollins Lake Lil' Piece of Heaven w/full kitchen

Welcome to my Lil' Piece of Heaven near Rollins Lake on over 3 beautiful, tree covered acres. This attached, but separate guest studio is warm and cozy, nestled in the Sierra Nevada pine trees with year-round availability. Complete with a full kitchen, washer and dryer, and two patio decks and fire pit. There is room to spread out and enjoy your privacy. Just 1 mile to Rollins Lake water's edge and beach. Bring the kids and water toys to enjoy the water. You will love it here. The space THE SPACE This 600 square foot studio apartment is the downstairs floor of my home. The space has its own private entrance, two decks and parking next to the Airbnb. There is no smoking of any substances on this premise. It is a smoke-free environment. STUDIO BEDROOM One comfortable queen size bed. One queen size air mattress, when requested. There are also block out shades for those who just need to sleep in! COMFORT There are extra pillows and blankets available, when requested. ENTERTAINMENT – Indoor Large TV with Roku viewing and or to access your favorite entertainment membership. Games ENTERTAINMENT - Outdoor Traeger BBQ, hammocks, horseshoe pit, fire pit, (seasonal) walk to the lake. Corn hole, ladder toss, and Jenga, available when requested. LIVING ROOM  Comfortable recliner couch, which seats three, with two coffee tables, a computer desk with chair, a television, and beautiful views out the large windows.. DINING ROOM A dining table with four comfortable chairs and a view.  BATHROOM The bathroom is equipped with a shampoo/conditioner/body wash dispenser, and hair dryer, with two comfy bathrobes, which could be found in the closet.  KITCHEN The kitchen is equipped with a full size refrigerator, electric stove, oven, coffee pot, tea pot, toaster, and spices. Set of plates, bowls, cups, silverware, wine glasses and cookware. There is a step stool under the sink. A Traeger barbecue is on the deck for your use as well. DECK SEATING There are two decks available for your use, one has a barbecue, a small table and two chairs, and the other has four Adirondack chairs with a gas fire pit and a lovely view of the property and sunset.  OCCUPANCY This studio is setup for two adults with the option of a queen air mattress for extra guests or children. It is a cozy space with plenty of room to roam outdoors.  If you require additional lodging there is the option of a trailer, or tent camping with water available, below the Airbnb. Simply message us and we will do our best to accommodate your needs. The only bathroom is inside the Airbnb.  SEPARATE ENTRANCE The entrance to the Airbnb is on the lower side of my home, with a separate driveway entrance. There are two driveways onto the property. Please use the lower driveway next to the black mailbox adjacent to the driveway. Also please park in designated parking area, next to the Airbnb entrance. SMOKING Please NO smoking of any kind in or around the building! Thank you in advance… LAKE ACCESS The lake is one mile from my property. Access is $20 per car per day to the NID park, with an additional fee for all boats. RECREATION-LAKE TOY RENTALS - SEASONAL I offer lake accessory rentals. Beach towels are complimentary with the airbnb rental. - One blow up paddle board, $40 a day. (Life vest) - One blow up two-man kayak, $40 a day. (Life vest) - Pop up canopy, $30, a day. - Ice chest, $10 a day. - Beach chairs, $5 each a day. - Snow shoes with trekking poles, $30 a day each set (four sets max) ***MESSAGE ME AHEAD if you would like to rent something and I will add it to your booking.*** WELCOME BOOK I have made a Welcome book with important phone numbers and information about the house, restaurants and local activities. PETS I don't mind well-behaved dogs, no other pets please!  Make sure you ADD your dog to your RESERVATION. There is an additional fee associated. I wash the carpets and clean nose smudges off windows after a pet checks out, which is an added cost. PLEASE, NO PETS ON FURNITURE AND BEDDING! Pets are not to be left UNATTENDED on the premises! Please clean up after your pets. Guest access You will access my Airbnb through the coded lock on the door. Airbnb will send you the door lock code upon booking.
