The Guest House – Private Space with Comfort & Charm Located above the detached garage, the newly added guest house is perfect for added privacy, multi-family stays, or overflow for larger groups. Access is to the right of the main house’s front entrance. Inside, you'll find: A cozy living area Kitchenette with mini fridge, microwave, and coffee maker Comfortable queen-size bedroom Full bathroom with shower While the guest house doesn’t include a full kitchen or laundry facilities, guests are welcome to use the fully equipped amenities in the main house. One of the standout features of this home is the incredible outdoor space, designed with entertainment and relaxation in mind. Step out onto two spacious decks—one attached to the main house and the other to the guest suite—both furnished with comfortable outdoor seating and a gas grill on the main house deck. Beyond the decks, you'll find a backyard entertainment pavilion that’s perfect for gatherings or enjoying a quiet evening under the stars. The pavilion includes: Two large outdoor couches High-top bar table Mounted Smart TV Outdoor games Mini fridge Surround sound system Mounted space heaters for year-round comfort Whether you’re watching the big game, having drinks with friends, or enjoying a cozy evening with family, this outdoor area is sure to become a favorite part of your stay. Parking & Comfort Amenities Private driveway parking is available for up to 10 vehicles—plenty of room for large groups or multiple families traveling together. Note: The garage beneath the guest house is not available for guest use. Washer and dryer are located in the main house and available for guest use during your stay. The property is equipped with central heating and air conditioning, ensuring a comfortable stay no matter the season. Professionally Managed by Cozy In KC Guest access Guests will have full access to the entire property, including the three-level main house and the private guest house located above the detached garage. The garage itself (lower level) is not available for use. Other things to note *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings. *PARTIES - All gatherings must be limited to 12, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED. *PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) There is a $500 fine for any unauthorized pets. *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
