Whether you’re seeking a peaceful retreat, fun for the family, or a romantic escape, our 2-bedroom home is your perfect Catskills destination. With kayaks for adventures on the creek (in-season), a firepit with views, outdoor dining with a grill, and located close to lots hiking and nearby towns, like Woodstock and Saugerties, you'll only wish you could stay here longer! The space Your perfect WINTER getaway!! HOT TUB and FIRE PIT open all year round!! The Cottage: Professionally designed, our home is a French cottage inspired cozy retreat. It accommodates up to six guests, thanks to the cozy sleeper sofa in the living room. 2 guests in each bedroom, plus 2 on the sleeper sofa. Oh and a pup bed for your four legged buddy! BEDROOMS Two beautifully appointed bedrooms, each with a comfortable queen bed, high-end mattresses, all-season down comforters, high-end hotel quality linens, and fluffy pillows promise a restful night’s sleep. Calming decor create a serene atmosphere. BATHROOM The single bathroom is equipped with all the essentials, ensuring you have everything you need during your stay. KITCHEN A fully stocked kitchen awaits your culinary creativity. Enjoy morning coffee or tea, make use of the dishwasher, toaster, tea kettle, microwave, and wine glasses. We’ve even thought of outdoor plates for your alfresco dining under the stars. LIVING ROOM Relax in the living room with a TV offering streaming services, or find a quiet nook in the sitting area to enjoy a book. DINING ROOM & SUNROOM Both spaces offer breathtaking views of the creek, making every meal and moment a bit more magical. Outdoor Oasis: KAYAKS Adventure awaits right outside your door with 4 kayaks ready for use. (Disclaimer: Use at your own risk.) Kayaks are not available starting in November when we close the dock for the season (possibly sooner if temperatures drop earlier). DOCK Dock for getting the kayaks on the creek directly from our property. It will be closed for the season starting in November (sooner if temperature drop below freezing earlier) FIRE PIT Gather around the firepit for s’mores and stories under the starlit sky. HOT TUB Unwind in the hot tub, soaking in relaxation with the soothing sounds of nature around you and peaceful waterfront views. GRILL & OUTDOOR DINING Enjoy meals on the grill and dine under charming string lights, making every evening special. DOG-FRIENDLY We welcome your four-legged friend (sorry, no cats, or non-house-trained puppies). Please ensure your reservation includes a pet if you are bringing your dog with you. A pet fee applies which is completely passed down to our cleaners. ECO-FRIENDLY We care about our environment and use eco friendly products whenever possible. All our shampoos, lotion, conditioners, etc are eco-friendly. We encourage you to use our products so we can care for the environment together. The use of the property including Kayaks, hot tub, firepit, etc. is at your own risk. The cottage is on a deep water creek, please be aware of the risks associated with this. Children and pets MUST BE SUPERVISED AT ALL TIMES. If you are visiting with your dog, please ensure they are included in the reservation. Also, read through our pet related rules to make sure you are okay with these! Please also read our House Rules under "Other details to note" before booking. Guest access Our home is your home, but during your stay it is all yours! Please treat it as if it was truly your own ;) The entire house is for you to enjoy. We only keep the armoire in the sunroom locked as well as the basement. We hope you feel our home is your 'home away from home', and not just another Airbnb. If there is anything at all we can do to make your stay better, please do not hesitate to let us know! Upon booking, you will be provided with your own unique access code to the house during your stay. Other things to note HOUSE RULES (Please read before booking): We are so excited you are considering booking our beloved home! Please know that these rules are intended to protect you and our home and property. If you have any questions about any of these, please don't hesitate to ask. We are looking forward to hosting you! - Guests must read and sign our house rules and waiver prior to check-in. This will be emailed to you. - If you are a first time guest booking on Airbnb, we will request proof of your photo ID. - The use of the Kayaks is AT YOUR OWN RISK. Please follow instructions in our Welcome Guide. - Please rinse kayaks after use and put them back on the kayak rack. - Quiet hours start at 10pm. Please, please respect quiet hours as any single neighbor complaint could revoke our ability short term rent our cottage. We have neighbors on both sides of the property. - No parties or events. - Guests must not wander beyond property lines. - Do not leave any food outside, there is wild life that will be attracted to it if left outside. - Children and pets must be supervised by adults AT ALL TIMES, both inside and outside of the house. - The house is waterfront on a deep water creek, please ensure every precaution is taken to ensure yours and your loved ones safety. - No shoes indoors, please. -We are so sorry, but dogs are not allowed on any of the furniture, including the sofa and beds. A fee to cover additional cleaning fee will be charged if evidence of this is found by our cleaners. - Dogs may not be left unattended in or outside the house. - No hiking, skiing and snowboarding equipment beyond the entrance sunroom. - No glass by the hot tub, please use outdoor cups and outdoor wine glasses provided (these are all plastic) - Use fire pit in the property, no open bon fires allowed. - 6 overnight guests (+babies/toddlers) are permitted. - There is one outdoor security camera for the safety of our guests and property. The actively recording camera faces the front door. - All your trash should fit in the outside trash bins (which will be empty upon your arrival), they should be able to close completely. Failure to adhere to this may result in the transfer of the fine we will receive from the trash company to you. - Only the number overnight guests (including pets) in your reservation are permitted -Do not use the kitchen counters as cutting boards, please use cutting boards provided -Our house is on a septic system, as such we have to treat what goes down our drains a bit differently. Here are some rules we will need you to abide by during your stay: ***Only soap and water may go down the drains, even in the kitchen sink. Absolutely NO BLEACH, oils, food, harsh chemicals of any kind or any other liquids may go down the drain. ***In the bathrooms, only the toilet paper we provide may go down the toilet. ***Only use the mild soaps and detergents that we provide ***The washer and dryer can only be used for a maximum of two loads on any given day (not on average, each day)
