This beautifully renovated cabin blends rustic charm with modern comforts, featuring 4 spacious bedrooms, an open dining and living space, theater room, game room, and hot tub. Whether you’re here for wine country, family visits, bachelorette parties, or work, this cabin is the perfect spot for you. The space Oatlands is a picturesque area nestled between Aldie and Leesburg, offering a perfect blend of natural beauty and convenience. The neighborhood is surrounded by rolling hills, lush greenery, and historic landmarks that create a tranquil yet vibrant atmosphere. Bedroom 1 – Primary Suite (Main Floor) A spacious primary suite featuring a king bed, cozy reading nook, and a crib for families traveling with an infant. This room includes a private en-suite bathroom and is conveniently located on the main floor. Bedroom 2 – Queen Bedroom (Upstairs) A bright upstairs bedroom with two queen beds, ideal for couples or friends sharing a room. This space comfortably sleeps up to four guests and shares a full bathroom with the bunk room. Bedroom 3 – Bunk Room (Upstairs) A large and fun bunk room featuring three bunk beds (six full-size mattresses), perfect for kids, teens, or larger groups traveling together. This room shares a full bathroom with the queen bedroom upstairs. Bedroom 4 – Basement Sleeping Area Located in the lower level, this sleeping area includes a full bed and access to a private en-suite bathroom. The space is open to the basement area and does not have a door, making it a great option for guests who don’t mind a more open layout or for members of the same group traveling together. The spacious firepit area has plenty of seating for cozy evenings under the stars. Guests can also unwind in the 6-person hot tub. The stone patio includes comfortable outdoor furniture and a BBQ grill, making it a great spot for outdoor dining and gatherings. Parking: While there is no parking garage, the property offers plenty of outdoor parking for up to 12 vehicles. ***************** Oatlands itself is home to the historic Oatlands Historic House and Gardens, a stunning estate where visitors can enjoy tours, scenic walks, and seasonal events. For those who love the outdoors, the area offers plenty of trails and parks to explore, perfect for hiking, biking, or simply taking in the serene landscape. ***During the holidays, the surrounding towns of Aldie, Leesburg, and Middleburg come alive with festive events and traditions. Leesburg’s historic district hosts its annual holiday parade and Christmas tree lighting, while Middleburg is renowned for its iconic Christmas parade featuring horses, hounds, and carolers. Seasonal markets, tours of historic homes, and winery holiday celebrations make the area even more magical. Guest access You have access to the entire home, hot tub and surrounding area. The barn is not available. Other things to note **By completing this online reservation you are confirming that you read and agree to the guide and rules of the property. ** Bugs/ wildlife: -In the woods, you may encounter local wildlife, including various animals and insects. However an exterminator routinely checks and treats the areas surrounding the cabin. -During early Fall, the area is also prone to brown marmorated stink bugs. Unfortunately stink bugs are hard to control given the wooded setting of the cabin. -We highly recommend bringing bug spray during the hot summer months. Please Note: The Indoor Wood-Burning Stove is Not for Guest Use. This stove is a vintage, original piece from the 1970s and is intended for decorative purposes only. Although it has been inspected, it does not meet current safety codes and cannot be used under any circumstances. Use of the stove is strictly prohibited. If operated, you assume full liability for any damages or consequences that may occur. Thank you for understanding and helping us preserve this unique piece of history. Quiet Hours: -To ensure a peaceful environment for everyone and to be considerate of our neighbors, we kindly ask that all guests observe quiet hours from:11:00PM to 7:00AM. During these hours, please keep noise to a minimum—especially outdoors or when using speakers or music. We truly appreciate your cooperation in helping us maintain good neighborly relations and a relaxing stay for all. Snow and Ice: -Winter weather conditions, including snow and ice, are outside our control. However, we will provide salt and a shovel to help you manage any icy or snowy areas during your stay. For your safety, we also hire a private plow truck that will come and clear the road. -We recommend driving an SUV in the winter months due to uncertain road conditions off of the main road. There is a one mile distance of paved and gravel road from the main road to the cabin. Utilities and Services: -Issues with internet, electricity, TV service, propane or other utilities may occasionally arise due to provider or weather-related challenge that are out of our control . While we will report any outages promptly, we cannot guarantee immediate restoration because it’s outside our control. Extra Fees: $75/pet fee for up to two pets per stay. $50/per night per guest for over 6 guests to accommodate for extra cleaning, lenin fee and extra supplies ( toilet paper, paper towel, shampoo, conditioner, body wash, dishwasher tabs, laundry detergent, coffee pods… etc.) Early check-in and late check-out can be accommodated upon request, subject to availability and an additional fee. 🚭 No Smoking Indoors – Fine Applies Smoking is strictly prohibited inside the property. If this rule is broken, a cleaning fee of $250 will be charged. You’re welcome to smoke outside in designated areas. Thank you for respecting our space and future guests! Pets: -We are a pet friendly cabin, up to two pets are allowed per stay. A $75 fee will be added to your booking. -Please respect our property and pick-up after your dog & keep pets off of furniture. Dog bowls are provided (located in kitchen) Hot tub: -Water & sanitization: Please note that our hot tub is filled with well water, which may sometimes appear slightly yellow due to natural minerals like iron and manganese. This discoloration is a common characteristic of well water and is completely harmless. The water is thoroughly treated, filtered, and sanitized to ensure it meets all safety standards, providing you with a relaxing and enjoyable experience. Rest assured, the quality of the water is carefully maintained for your safety and comfort. -WAIVER OR LIABILITY FOR USE OF HOT TUB: The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests. -Guests further agree that everyone using a hot tub will shower and clean their feet upon the use of the hot tub. Furthermore, the agreement is made that NO oils, bubble baths, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200. -Damage to a hot tub cover will result in a $400 charge. The cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Guests acknowledge and accept the risks inherent in the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury, or property damage that may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or losses whatsoever arising out of or in any way associated with the guest's use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence. - Rinse off prior to using the hot tub - Un-clip the hot tub cover before using, not doing so will damage the clips. - Hot tub runs 24/7. The jets will run until it reaches the selected temperature. Temperature is controlled via control and you can also connect to bluetooth to play music. Password is 0000 *********** Tesla Universal Wall Connector: Compatible for all EVs-Level 2 is available on-site for your convenience.(located by the garage doors) Children: -The cabin is kid friendly however, it is not child proofed, so please watch your kids. Home Safety: -The property has outdoor security cameras that are capable of recording and sending video, audio, or still images. These cameras are placed to monitor the driveway and the front porch area only. 🧺 Fresh Linens for Every Stay For your comfort and peace of mind, all bed sheets, fitted sheets, comforter covers, and pillowcases are freshly washed after each guest. We also have extra bed sheets, a flat sheet, and additional towels available for your use. If you need them during your stay, just reach out—I'm happy to provide you with the code to the linen closet. Landscaping services: By booking this property, you acknowledge that our landscaper and lawn services have access to the property and is scheduled Monday thru Friday on a weekly bases to cut and service the lawn. (at times host can give an eta) Grass: Please do not drive over grass areas doing so might damage our sprinkler system. Guests: -No Exterior Loud Noise or Gathering of un-registered guests. The reservation must match the amount of guest at any time. -Sheriff's department authorized to remove all guest at any time. -Overnight stays for un-registered guests will result in immediate cancellation of booking. -Breaking any of the house rules will result in immediate cancellation without refund. - Day visitors must be approved by the host. No Hunting: -We want to kindly remind you that hunting is not permitted on the property and in the surrounding woods. Trash: -Please do not leave any trash or food outdoors to avoid encounters with wild animals like bears, raccoons, fox, etc. *Trash pickup is every other Tuesday. * Up lights: -Outdoor up lights and patio lights turn on automatically at dusk. Water Quality: -Our cabin operates on well water, which is not filtered. We provide a few bottled waters in the welcome basket, but we encourage guests to bring their own drinking water for their stay. -Fridge water dispenser doesn’t work properly, so we provide our guests with 32-cup ZeroWater filtration pitcher - Outdoor Fire Pit: We provide firewood for our guests, which you’ll find stacked behind the barn. Please only use the chopped firewood for the fire pit — do not use the large tree stumps, as they are not meant for burning. While we do our best to keep it ready to use, we can’t guarantee the wood will be completely dry. Outdoor propane grill: -Extra propane tanks are available if you run out of propane, you can find them behind the shed. *No cryptocurrency mining equipment permitted on the property. *This rental is managed by an LLC, when booking this property all guests acknowledge that any and all disputes, settlements etc. will soley be made with LLC, Airbnb and no others for any reason.
