Use of Hot Tub additional charges. The space The Property has 3 bedrooms. Bedroom 1 has a 3 Sleeper Bunk Bed and 1 Single Bed ( First Floor) Bedroom 2 has a 3 Sleeper Bunk Bed ( First Floor) One common toilet/shower/bathroom( First Floor) Bedroom 3 has is an ensuite with a 2 Sleeper Bunk Bed( Ground Floor) The property also has a sunroom where 2 people can sleep on a sofa bed. Living Room: A bright and airy space with plush seating, a flat-screen TV. Perfect for unwinding after a day of exploring. Multi Game Table Choose between three great games – pool, air hockey and table tennis – or convert it into a smart dining table in moments. The main table body rotates inside the cabinet and safely locks into place, allowing you to swap between air hockey and pool. The included table tennis tops simply lift on – just attach the net and post set, and play! Kitchen: Fully equipped with modern appliances including a refrigerator, oven, stove, microwave, and dishwasher. Also includes a coffee maker and all essential cookware and utensils. Dining Area: A cozy dining space with seating for 6, where you can enjoy home-cooked meals while taking in the beautiful views. Outdoor Space: A private garden featuring a luxurious hot tub ( ADDITIONAL CHARGES APPLY), outdoor seating, and a BBQ grill. Ideal for relaxing evenings under the stars. Guest Access Guests have access to the entire house, garden, and hot tub. Enjoy complete privacy during your stay. Other things to note Damage Deposit £300 ID required for lead guest Hot Tub use between 9:00am-9:00pm ( no exceptions) We can provide hot tub on special request at an extra cost, please get a quote after booking, you can contact me directly to book, must have at least 24 hours notice. 1. Quiet Hours: Strict quiet hours are in place between 8:00 PM and 8:00 AM, seven days a week. During this time, no noise should be audible outside the property or in adjacent rooms. 2. Prohibited Noise at All Times: The following are not permitted at any time of day: Loud music or TV that can be heard beyond the confines of the property. Shouting, raised voices, or group gatherings that disturb neighbours. Use of speakers, karaoke machines, musical instruments, or subwoofers. Parties, events, or gatherings of any kind unless specifically pre-approved in writing. 3. Maximum Occupancy and Visitor Policy: Only the individuals included in the original booking or tenancy agreement may occupy the property. Visitors are not permitted between 8:00 PM and 8:00 AM. Unauthorised guests may be deemed trespassers. 4. Monitoring and Enforcement: Noise monitoring devices and/or external CCTV may be used to ensure compliance. We reserve the right to attend the property at any time in response to complaints. 5. Breach and Consequences: Any breach of this policy will result in: An immediate warning via phone, message, or in-person attendance. If not resolved within 15 minutes, immediate removal from the property without refund. A minimum £250 penalty will be charged for any disturbance requiring investigation or intervention. If neighbours report repeated disturbances, a police complaint may be filed, and legal proceedings may follow. 6. Acknowledgement: By staying at or occupying this property, you confirm your agreement to comply fully with this Noise Policy. Non-compliance will be considered a material breach of contract. We take this policy extremely seriously. There will be zero tolerance for any form of disruptive or antisocial behaviour.
