Thanks! ⚠️2.2 The following paragraph lists some of the feedback we have received from our previous guests. To ensure that you are comfortable and happy with your trip, Do not book this accommodation if these issues concerns you: 🤔2.2.1 Small Shower space (900mm x 900mm) -> Please take a look at the photographs! I believe this is standard shower size. 🤔 2.2.2 Hard sofa with no or minimal cushion support -> Sofa (Hammarn) bought from Ikea. 🤔2.2.3 Dinning Stools are hard with no cushion support. -> Stools (Marius) bought from Ikea. 🤔 2.2.4 Far from station -> Honestly I don't find it far, it's only 15min walk away and I walk to the station all the time. 🤔 2.2.5 Limited kitchen utensils -> I am unable to satisfy everyone but I am sure it has enough utensils to get you started. See item 11 below for the list of utensils that we provide. If you are after specific utensils, bring it yourself or ask before booking if it concerns you. 🤔2.2.6 No Smoking Allowed - Sorry to smokers, please choose another property / book another property that allows smoking. Thank you. 2.3 When furnishing the unit, we look for items that are hardwearing, long lasting, durability, and easy to wash and clean. Do not forget about COVID. Personal Hygiene 5.1 For hygiene purpose, Bring your own Toothbrush, Soap, shampoo & conditioner. However, cleaned linen , towels will be supplied. 5.2 Any supplies or consumables found in the unit when you first check in are only one time supply. ⚠️6. Food Safety 7.1 For food safety, we are not providing anything edible eg: cooking oil, salt, pepper, sugar, tea or coffee. They can be easily bought from the supermarket nearby, or you may bring your own. 7.2 Sometimes the guests before you may leave some items behind. Useable items will be placed in an appropriately labelled box. Use at your own risk. 🛑8. House Rules ⚠️8.1 Please treat the place as your home during the stay. ⚠️8.2 Check in any time after 3pm unless otherwise pre-approved by the host ⚠️8.3 Check out is strictly before 11am unless otherwise pre-approved by the host ⚠️8.4 If used, dishes, cook top and oven must be cleaned before checkout otherwise a cleaning fee will apply. ⚠️8.5 Please respect our lovely neighbours by keeping the noise down after 10pm ⚠️8.6 Please turn off the air-conditioning and lights when you leave the unit. ⛔8.7 Residential use only. Parking information ⚠️10.1 Street Parking Only. ⚠️10.2 Property is located on a Quiet Residential Street. ⚠️10.3 Speed limit on street is 50km/h ⚠️10.4 There are no council enforced parking restrictions on the street immediately outside the unit (i.e No Signs and no Meters) ⚠️10.5 Due to the road being a public space, parking on the road outside the unit is available on a first come first served basis. ⚠️10.6 You can park in any spot along the road as long as there are no council enforced parking restrictions at that spot. (eg, Parking Signs, Yellow lines on side of road etc) ⚠️10.7 Parking is usually not an issue but if there is a another car parked along the road outside the unit before you arrive, then you may have to park further away and walk back. 11. Interaction or Communication with Host. 🏘️ 13.1 The host lives next door and can be contacted by the airbnb app. 🏘️ 13.2 If you don't contact or message the host, the host will assume that everything is ok and leaves you alone for the entire trip. 🏘️ 13.3 The host will usually send a message to you after your first night stay to ensure that you are happy and comfortable, but you can always message us if you have any questions or to report issues at any time during your stay. 🏘️ 13.4 The host has a full time job so replies may be delayed but we will always respond to your message. 🏘️ 13.5 The host has complied a handbook with alot of useful information including instructions on what to do during an emergency. The handbook can be found next to the sofa or download from the link found in the check in instructions. 14. Dispute Resolution Process ⚠️ 14.1 If we detect a breach of the house rules by you, we will send you a message (Message 1) advising you of the breach and you have 4 hours to resolve this issue. ⚠️ 14.2 Possible solution (for undeclared guest) will be the following 14.2.1 You amend the booking to rectify the issue (i.e. include the extra guest and pay the extra fee) 14.2.2 You tell your undeclared guest to leave immediately and not turn up any more for the duration of your stay and no amendment to your booking is required. 14.2.3 You will look for alternative place to stay for your trip and amend your booking to check out immediately. You agree that 4 hours is a reasonable time to look for an alternative place to stay. 14.2.4 For clarification, we allow visitors to visit you but NO undeclared overnight guest. Overnight means No undeclared guest past 0:01hrs every calendar day in our guest house. ⚠️ 14.3 You are to respond to our message BEFORE the end of the 4 hour period and advise us what have you decided. ⚠️ 14.4 If no response from you and we still detect the same breach or breach of another house rule, we will send you a second message (Message 2) advising you that the license granted to you to occupy and stay at the guest house has been terminated. Your reservation with us will end and you will be evicted from the guest house and airbnb will be notified. ⚠️ 14.5 If you have responded and advise us that matter has been fully resolved, we will send you an acknowledgement message (Acknowledgement Message) and no further action is required from you. However, after the issuing of the Acknowledgment message and we still detect the same breach or breach of another house rule during your stay with us, then we will send you a second message (Message 2) advising you that the license granted to you to occupy and stay at the guest house has been terminated. Your reservation with us will end and you will be evicted from the guest house and airbnb will be notified. Guest access ✔️Guest have access to entire guest house and a small yard (No shared spaces) ✔️Property is on a corner allotment. ✔️Access via it's own entrance on the secondary street frontage. ✔️Key in Code to enter yard. ✔️Collect Key from Key Safe to Access guesthouse. Other things to note 🛑Please read the ad entirely and ask questions (if any ) BEFORE you book. Do not assume anything. Make sure you understand what you are booking. Once booked, your booking will be final subject to the cancellation policy that is applicable to you. 🛑Please understand that we are not a hotel, so do not expect hotel level services when booking our guest house. As we do not charge a cleaning fee, you are expected to do some cleaning yourself when staying with us. This includes Cleaning used dishes, pots and pans , oven, cooktop and any items that you have used to a reasonable condition. Do not book our unit if you do not wish to do any of the cleaning as it may result in us calling in the cleaner and we will have no choice but to pass on the extra cleaning charge to you. 🛑Do not book for your friend or on the behalf of someone else unless they are your employees.
