Thoughtfully designed with a blend of rustic character and modern comfort, this retreat is ideal for those looking to unwind and recharge away from the hustle and bustle of city life. The space Living Area: The loft living space features a full kitchen, complete with modern appliances and ample storage space for your culinary needs. It contains one full bathroom with a shower and its own private washer/dryer. Sleeping: Sleeping arrangements include a king bed in the loft plus a queen sofa bed. The focal point of the tiny home is undoubtedly the king loft bed, tucked away above the living area, accessible by a sturdy stairs case. The living room features a pull out queen bed. This elevated sleeping area provides a peaceful retreat, allowing you to unwind and recharge in utmost tranquility. Outside: Our large enclosed patio is a perfect place to relax. Whether you're enjoying your morning coffee or stargazing under the vast night sky, this outdoor sanctuary is the perfect spot to reconnect with the great outdoors or play one of our many board games, such as darts or even corn hole. Location: Distance from Downtown Knoxville: 11 miles (about 25+ minutes) Distance from Lake Norris : 11 miles (about 30+ minutes) Distance from Dollywood: 31 miles (about 1 hour+) Distance from Smoky Mountains: 28 miles (about 1 hour+) *please note we have given estimated distances and times. This may vary depending on specific location. Please feel free to message us and we can help you with more accurate distances/times. Other things to note: PROPERTY: This property is private standing independently behind another small Airbnb. Please message us if you are interested in renting both. PARKING: This property has a shared gravel single lane drive way. You can park up to two cars tandem. The driveway is not steep however if it is snowing we do recommend 4 wheel drive. LOFT: Please note our upper loft bed has a low clearance you can sit up in the bed but you cannot stand in our upstairs loft. Noise: While our property offers a peaceful escape, it's important to note that, as with any neighborhood, occasional sounds from nearby homes or nature may occur. Our rental does also features a metal roof, which adds to the charm of the space. However, please be aware that during the fall or rain, you may hear increased noise from the leaves, acorns or rain fall. While we have done our best to create a relaxing cozy space, we do not have control over external noise. This is a natural part of the experience and something to consider when booking. CAMERAS: We have outdoor cameras for security located in the driveway. CHILDREN: This property is not suitable for young children. *please read our house manual for more details Guest access Keyless entry. Keypad is located on front door. You might see or encounter wildlife while in our home or neighborhood, including but not limited to: deer, mice, raccoons, lizards, snakes, skunks, opossums, birds, bees, wasps, mosquitos, spiders, ants and ticks. These creatures reside in nature and we have no control over them. There may be dogs that roam onto the property. We cannot control mother nature, animals or wildlife and therefore we do no refund if you encounter them during your stay. 2. Pet Policy: We accept 1 pet case by case. One pet is welcome to the retreat for the additional fee of $149 upon approval. No more than 1 pet is allowed. To bring a pet, please add the pet to the reservation when submitting the booking request. While this rental is pet-friendly upon approval, a $149 fee will be added retroactively if guests bring pet without notice. Pet is not allowed on furniture (couches, chairs, beds, etc.). If pet is found to have allowed onto furniture, the cleaning company charges additional cleaning fees for laundering/steaming the furniture. This fee will be passed to the guest in the event pet was allowed on the furniture. Anyone caught bringing more than one pet will be charged an addition $200 per pet. Should any additional cleaning be needed, this fee will be passed to the guests. Pet is not allowed to be left unattended at the property. (NO CATS ALLOWED) 3. Late check-out Fee: Our cleaners arrive shortly after check out to sanitize and prepare the home for the next guests. If you stay past 10am check out time, a fee of $25 will be assessed every 15 minutes after check out time. 4. Please note this unit does NOT have a closet/dresser or dining table. 5. While this until can sleep up to 4, we do recommend only 2 guests for comfort. 6. Due to the loft bed, low ceilings and steps, this unit is not suitable for small children or those who have a hard time climbing steps. 7. Smart TV has been provided. Please use your own logins. Make sure you log out when you leave. 8. This unit is located near another Airbnb. Please stay in your designated area and do not disturb other guests or neighbors. 9. Fire pit area is located in front of the unit (Hosts do not provide fire wood). 10. Outdoor charcoal grill is located near the bottom of the step near our Rustic Barn Retreat (please bring your own charcoal and lighter fluid as we do not provide these for guests). 11. You may experience low water pressure if you using multiple items at the same time.
