There is a separate Airbnb apartment on the top half of the Duplex which is not part of this listing. The top unit has its own private entrance and are completely separated from this bottom home . CHECK-IN: 4:00 PM | Check-out: 10:00 AM DOOR CODE: Will be provided 1 hour before check-in. QUIET HOURS: 9:00 PM and 10:00 AM. A QUICK NOTE: There is a separate Airbnb unit located upstairs. We kindly ask that you remain mindful of other guests during your stay and follow the house rules to ensure everyone has a great experience. The front garden and porch of the property is NOT a common area. Gathering, Hanging out, or Smoking in these areas are NOT permitted. WELCOME TO OUR DUPLEX HOME Our goal is to make our space your true home away from home. You have access to the entire Bottom Main House (1750sf) of a Duplex Home and with its own back yard. There is a separate Airbnb apartment on the top half of the Duplex which is not part of this listing. The top unit has its own private entrance and is completely separated from the bottom home. Please Note: The separate apartment on top is an Airbnb and there may be some mild walking noise at times. HOST ACCESS: This is a private property. The host reserves the right to access the premises if necessary to perform required maintenance, urgent repairs, or services requested by the renter. DUPLEX DYNAMIC & FOOTSTEP: You have exclusive access to the entire Bottom Main House (1,750 sq ft) and its dedicated backyard. Please note there is a completely separate upper living area on the top half of this duplex. It features its own private entrance and has no shared interior spaces with your rental. Because this is a classic historic home, you may hear mild footsteps or walking noise from the upstairs guests from time to time. ESSENTIAL DETAILS: PARKING: Parking is street-only. The wide, quiet street directly in front of the house offers ample, stress-free open spaces to park. GUEST COUNT ACCURACY: Please ensure your registered Airbnb guest count exactly matches the number of people staying. If more that 14 people stay in the house without prior approval, there will be a charge of $150 per day for every additional person staying in the house. SLEEPING ARRANGEMENTS & CAPACITY: The home can sleep up to 14+ guests. 16 maximum. Additional charges per guest after 14 people. Any additional guests including children will be charged an additional fee of $65 per night (including children 1 years of age and older). All additional guests need to be approved before visiting the property. *Bedroom 1: King Bed-2 guest. *Bedroom 2: Queen Bed-2 guest & Inflatable *Queen Matress-2 guest. *Bedroom 3: Twin Bed - 1 guest & Full Bed- 2 guest. *Bedroom 4: Triple Bunk Bed (Queen- 2 guest, Full- 2 guest, Twin- 1 guest). *Living Room: Sleeper Queen Sofa- 2 guest. *Extra bed for convinience: Inflatable full matress. ACCESSIBILITY AND MOBILITY: This historic property features a few stairs in certain areas of the home and may be challenging for guests with limited mobility. The back room (Bunk bed room) has 3 stairs. Also, the back BBQ area has 2 stairs. HOUSE RULES & FINES CHECK-IN/CHECK-OUT: Please strictly respect the 4:00 PM check-in and 10:00 AM check-out times. QUIET HOURS: Please be respectful of our neighbors. Keep noise levels low, especially between 9:00 PM and 10:00 AM. After review of any violations, you will be removed from the property without a refund. NO PARTIES: This is a peaceful family home. NO PARTIES, EVENTS, or LARGE GATHERINGS are permitted. NO EXCEPTIONS. FOOD & DRINKS: No food or beverages are permitted in the bedrooms, on the carpets, or on the upholstered furniture. Incidentals will be charged. Any specialized cleaning will also be charged. EV CHARGING: Do not charge electric vehicles (EVs) at the property. A $100 per day fine will be issued if an EV is charged using home utilities. AGE REQUIREMENT & ID: The primary booker must be at least 18 years old. Photo ID may be requested upon check-in. PETS: Pets are strictly prohibited without prior written consent. A $600 fine will be charged if any evidence of an unauthorized pet is found inside. NO SMOKING OR VAPING: Smoking is strictly prohibited. A $600 fine will be charged if there is any evidence of smoking inside the home, or outside within a 20-foot radius of the property. SAFETY & SECURITY CAMERAS: Your safety matters. This property features active exterior security cameras monitoring the perimeter and backyard facing outward. They do not look into any interior living spaces. NATURE & PEST CONTROL DISCLAIMER: Our home is nearly a century old and surrounded by beautiful, mature landscaping. While we professionally treat both the interior and exterior regularly to prevent pests (including insects and mice), outdoor wildlife is a reality of nature. This property may not be a good fit for individuals with severe insect phobias. No refunds will be granted for seeing a spider, fly, wasp, or mouse. However, please notify us immediately so our staff can promptly clean and address the situation for you. ARRIVAL & DEPARTURE FEES: Early check-ins and late check-outs are not guaranteed and depend strictly on maid availability. You must request and receive approval in advance. Early Check-In (1:00 PM) & Late Check-Out (12:00 PM) Fees: -$150 Fee: Requested with 24+ hours' notice. -$250 Fee: Requested last-minute (less than 24 hours' notice). -Unauthorized Overstay Fine: $400 Automatic Fine: Charged if you remain past check-out time without explicit host approval APPLIANCES & AMENITIES: FULLY EQUIPPED KITCHEN: Includes a refrigerator, stove, oven, microwave, dishwasher, coffee maker, toaster, dishes, utensils, a Crock-Pot, pots/pans, and BBQ tools. Kids' plastic cups. COMPLIMENTARY ITEMS: K-Cup coffee, decaf coffee, tea, sugar, and Stevia. BATHROOMS: Every bathroom is stocked with 4 rolls of toilet paper, shampoo/conditioner and towels per registered guest. ENTERTAINMENT & GAMES: TELEVISIONS: The living room features a 58-inch Smart TV and the King Master Bedroom features a 55-inch Smart TV. Both have Netflix pre-logged under the account Prescott_Guest, alongside Prime Video with Max and Starz channels. You are welcome to log into your personal streaming apps as well. ARCADES and GAMES: Enjoy the standalone arcade cabinet, board games, and an assortment of children's toys. DINING SPACE: The main dining table comfortably seats 7. HEATING & COOLING: Close doors and windows when the AC is running. The home's central climate control is normally set to a comfortable 75 degrees. You can manually adjust this via the hallway thermostat, or message the host to adjust it remotely. Note: The King Size Bedroom and the "Giraffe Room" run on their own dedicated wall/window AC units rather than central air. LAUNDRY: A full-sized washer and dryer are available for your personal use. Outdoor Cooking: A natural gas BBQ is located outside for guest use. BABY GEAR: A high chair and Pack 'n Play (with fresh sheets) Provided. Thank you.
