Broadway's Best!

Located just steps off Broadway Avenue this newly constructed, 1-bedroom, self-contained suite is just a few minutes walk to many restaurants, shops, cafes, theatre and entertainment venues. We are also an easy walk to downtown Saskatoon, the University of Saskatchewan and the many parks and green spaces that surround the South Saskatchewan river. We offer a perfect base for exploring the city! The space The guest suite is a self contained, one-bedroom apartment in the basement of our 1922 bungalow. Entry is via the rear entrance, through the backyard. We live on the upper floor. While the suite does have a full kitchen, it is set-up for light or basic cooking only. We encourage guests to enjoy the bounty of amazing restaurants, cafes and bakeries in and around the Broadway area! The basement area outside the guest suite is considered a common-area. This contains a laundry closet which houses a washer and dryer available for light use. This area also provides access to our utility room which we may need to enter from time-to-time. The backyard is small, but a haven for much bird life! Please feel free to use, especially if you are a smoker as there is no smoking or vaping permitted inside. The yard is currently a work-in-process so you may encounter us out there during your stay. Guest access You will have exclusive access to the guest suite but may encounter us from time to time in the back entrance of the house and in the yard. The house is well insulated between the two floors which typically means noise between the guest suite and our home is minimal. We also do our best to live lightly while you are staying with us. Other things to note The suite is well insulated so stays cool during hot summer weather. Please note that there is no air conditioning so it is a important to keep windows closed to keep heat/cold out during extreme temperatures. The extra insulation also keeps noise between the upper and lower units to a minimum. The suite also has it's own water heater and ventilation system. The bedroom has a smart TV not shown in the pictures.
