Can comfortably accommodate 8 ppl but for an additional cost pp/night there are blow up beds etc. Preference is for 4 children as the property is not big/safe enough for more than this. Strictly no smoking or pets allowed. The space Our property is unique in that not only is it close to the beach, shops, cafes/restaurants and Umina Recreation Precinct but it is big enough to comfortably accommodate 3 couples which can bring the costs down. In the main house there are 3 bedrooms, 2 lounge rooms with 2 TVs, 2 bathrooms (1 with bath and shower, and other is an ensuite with shower, vanity and toilet), 1 toilet, 1 study, 2 decks and state of the art kitchen. Each lounge room has a reverse cycle air conditioner. All bedrooms have ceiling fans. In the small studio there is a double bed, a loft with single bed, kitchenette, full sized fridge and freezer, microwave, single-pot induction stove, bathroom with shower and toilet, as well as outdoor shower for rinsing off after the beach, TV and DVD player, private deck and wifi access. The studio also has a ceiling fan and air conditioner and a portable fan in the loft. There is a large alfresco entertaining deck with built in BBQ, bar fridge and spa. There are boardgames, an outdoor boat cubby house, free wifi and smart TV and DVD player to access your own accounts such as Netflix. The house can be kept cool in summer with a reverse cycle air conditioner in each lounge room along with ceiling fans and huge windows and doors that open all the way out onto decks. The main entertaining deck even has an outdoor fan and heater. Three bedrooms have ceiling fans and the main also has an air conditioner and the fourth bedroom can have a portable fan. Finally there is free wifi, as well as all telephone usage (all mobiles, STD calls covered - please no international and please no 13 numbers). Guest access Guests can access all parts of the property (including studio with loft and bathroom and kitchenette, rear lane access, carport, outdoor spa/bbq and studio), except they cannot access the back locked garage. There is a carport out the front with extra parking on the council strips and also a back lane for close access to studio. Air mattresses, toddler mattress, portacot and floor mattresses can be switched around to any configuration but please do not move beds. The study can also be used as a small bedroom if one wants to sleep on an air mattress or floor mattress. Guests can also borrow 2 kayaks (not for open ocean but good for Brisbane Water or Patonga) and a learner malibu surfboard. All kids' toys, books. A high chair and bottle steriliser are also available free of charge. Other things to note House Rules: Unfortunately no "schoolies" or "under 25's". STRICTLY NO SMOKING AND NO PETS ALLOWED ON THE PROPERTY.This property is NOT a party house. Council, Police and the local community have strict requirements in regard to nuisance noise and offensive behaviour. Under Section 268 of the Protection Environment Operations Act 1997, a Complainant may be successful in obtaining noise abatement order from the local court against the Offender. Heavy fines apply. The main house comes with a large spacious kitchen including all cooking utensils and condiments, living (with new 60 inch LG Smart TV) and deck area along with backyard and cubby house, and is totally enjoyable to live in. Overall the home is beautifully and comfortably decorated with AEG appliances (2 ovens and induction stove top) and our pride and joy which is our huge polished scribbly gum island bench top to sit around whilst preparing meals along with alfresco BBQ area with spa. This is not a hotel and so some things are not perfect. It is our family home and there will be some quirks (like a door handle that you lift up instead of down to get outside (lol)) and many messages and notes that previous guests have reportedly liked. Please consider our neighbours. Please make sure your kids respect our belongings inc children's toys, cubby house, bed linen, couch coverings, our beautiful island bench and our furniture as we do not remove all of these things just for the sake of some children.
