The space This impressive historical property offers a total of about 460 m² of living space and impresses with a unique combination of nostalgic charm and modern comfort. The spacious layout over three floors allows for flexible use, with each floor being independent and accessible with a separate entrance. In the basement you will find a spacious living area with a modern fireplace, which is complemented by a kitchen, a preparation kitchen and a dining area with a long table. Two bedrooms with an en-suite bathroom are separated from the rest of the living area by a stylish Art Nouveau double swing door. Another bedroom with a separate bathroom, a guest toilet and a laundry area complete the basement. From here you have direct access to the terrace and the spacious garden via three entrances. The bedrooms are uniformly furnished in a country house style, with furniture made of high-quality acacia wood characterizing the ambience. Each bedroom is equipped with a desk and offers modern entertainment via Amazon Fire TV Sticks. The beds in most rooms measure 160 x 200 cm, while the bed in the large bedroom in the attic even has a generous size of 180 x 200 cm. The two smaller bedrooms in the Huber and attic have sleeping options of 140 × 200 cm. Upstairs is another living area with two bedrooms, a kitchen, a bathroom and an impressive historic ballroom that can accommodate up to 42 people. The hall, equipped with seven tables and heated by radiators and a stylish 17 kW workshop stove, is ideal for events. A second staircase leads directly from the hall to the picturesque lake terrace. The third living area in the attic offers a spacious bedroom with a modern TV and a dining or work table by the large skylight. There is also another small living area with sofa bed, a cozy bedroom and a small kitchen. The garden of the property is just as impressive as the house itself. The large lake terrace under an imposing old linden tree invites you to linger, while the water lily pond with a charming wooden terrace and the fireplace offer additional opportunities to relax. A large smoker is available for barbecue evenings, whereby the current fire protection regulations must be observed. The lake access is suitable for kayaks or stand-up paddleboards depending on the season, but not for swimming or other boats. With a fast internet connection of 250 Mbps and several repeaters, reliable internet use throughout the house is guaranteed, making the property ideal for longer stays, corporate events, and much more. Yoga retreats can also be easily imagined here. Please note that events with more than 15 people must be agreed in advance and loud parties and the use of confetti are not permitted. Charging electric vehicles is not permitted. There is a charging station in the village of Wachow, 4 km away, right opposite the hotel restaurant to Baggernpuhl.
