It is private and quiet yet located in the heart of Perth. - 1km to Matagarup Bridge, walk to Optus Stadium - 500m walk to the WACA - 750m to Royal Perth Hospital - 1.3km to Elizabeth Quay Jetty, ferry to Rottness Island or visit Perth Zoo - 350m to Perth Mint - cafe and convenience store in the building, 200m to a grocery store - 1km to Perth Concert Hall and Government House - walk to Perth's many attractions To ensure you enjoy a relaxing and convenient stay: This apartment is fully furnished and equipped with dedicated secure parking, lifts to the apartment, and access to the pool. The apartment is efficiently laid out with quality furnishing, air-conditioning, smart tv with Netflix, WIFI and an office corner. The master bedroom is spacious with a built-in wardrobe and a safe box. The second bedroom has two single beds, a built-in robe and direct access to the balcony. The full kitchen is fully equipped with a brand new fridge, dishwasher, microwave, cooktop and oven. With a toaster, kettle, rice cooker and small appliances, the apartment provides you with kitchen essentials for your use. Supplied with coffee, tea, sugar, salt and pepper, and cooking spray, including dishwashing blocks and dishwashing liquid, spray and wipe, paper towel, tea towels, you'll find all your basic needs for your stay. The laundry is a room in the apartment with a brand new washing machine and dryer. You'll be supplied with laundry powder, drying racks and ironing equipment. A vacuum is also available for use during your stay. There's a separate toilet, and a separate shower and powder room. Guests will be supplied with the use of a hair dryer, bath towels, bath mat, toilet paper rolls, hand wash, body wash, shampoo and conditioner. PLEASE NOTE: - we have foldaway beds for the 5th person that can be set up (with linen and towel) in the open plan lounge/dining area. - beach/pool towels are not provided if guests wish to avail themselves of the use of the pool and/or the nearby beaches - as we wish to ensure safety of all guests, sadly our apartment is not yet equipped to accommodate the comfort and safety of toddlers and children. The apartment has no high-chairs, safety cots, sharp glass table corners guards, safety drawer latches, concealed electrical chords, and general safety measures to minimise hazards for toddlers, babies and small children. Guest access Guests will have access to the entire apartment. The key and keycard will be placed in the lock box which guests can access at check-in. The key and keycard will allow guests access to the lifts, the apartment, pool and gym facilities. CHECK-IN TIME: from 3 PM Please let us know your estimated arrival to ensure you are updated with any critical information for check-in. CHECK-OUT TIME: strictly by 10 AM GUESTS Please supply your ID and email address prior to check in at least two days before your arrival. RATE INCLUDES - Pool - Bed linen and bath towels - Complementary bathroom products including shampoo, conditioner, shower gel and hand wash. - Kitchen basics including paper towel, tea, coffee and sugar. - Amenities are only restocked at the start of stay RULES - Quiet time is 9 PM to 7 AM. NOT ALLOWED: - smoking - parties - pets - extra over night visitors Other things to note TERMS AND CONDITIONS Check-in from 3 PM. Check-out strictly by 10 AM. Otherwise, a late check out fee will apply after this time, and if the key and keycard is not returned to its lock-box within 20 minutes of Check-out. [Later Check-out must be pre-organised before your stay] Smoking is not allowed. If smoking is detected in the property you will be charged $250 for deodorizing. Damage to outdoor areas including furniture and balcony caused by cigarette marks will attract a $250 fee. Under no circumstances can the glass dining table be moved without prior approval from the host. Damage to the glass dining table will incur a $500 replacement cost. Any extra cleaning and deodorising due to misuse will be invoiced to the booking guest. Parties/events are not permitted, guests who breach this policy will be asked to leave immediately and no refund will be given. Excessive rubbish removal or extra cleaning required will be charged to the booking guest at $50 an hour. Incorrect use of the property's allocated council bins (red/green/yellow) will incur a $100 charge to the booking guest as costs to rectify misuse. Damaged, lost or removed styling items, property appliances, bedding/linen/towels will be charged to the booking guest for replacement. Guests are asked to leave all linen/towels in the rooms. Non-registered guests will be charged to the booking guest at $50 per person per night. Lock outs will be charged at $200 and remittance receipted before access to the property will be arranged. Lost/misplaced/non-returned correctly key and/or key card will be charged at $200 per piece. If fire alarms are triggered and fire emergency services attend the property, the call out charges will be passed on in full to the guest. If the sprinklers are triggered, any damage to the property and/or loss of income resulting from this event, replacement costs plus loss of income will be charged and passed on in full to the booking guest. All guests staying in the apartment shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbours. Guests will not use the apartment for any immoral, offensive, or unlawful purposes. Any evidence of illegal activity or drug use will be reported to the police. No refunds for cancellations or date amendments made within 7 days before check-in will be given. It is the guest's responsibility to do their due diligence in reviewing our cancellation policy. By booking this property you have entered into a Rental Agreement (the 'Agreement'). This Agreement is legally binding made and entered into as of the Reservation Date by and between the person(s) or company (the 'Guest') and the owner, manager or agent ('Rental Agent'), pursuant to which the Guest has agreed to rent the residence (the 'Property') as named in the quote, for the duration of the Rental Term for the Total Rental Fee and and other good and valuable consideration as described on the quote/invoice/booking details. Guest agrees that no more than stated/allowed persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. The Property is provided in 'as is' condition. Guest acknowledges and agrees to the Host's rules including any separate usage, health & safety rules (spa/pool) and acknowledges that use of amenities including but not limited to spa, pool, balcony, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest's own risk. Guest shall use the Property for residential purposes only and always keep the Property in damage-free, clean and sanitary condition. DEFAULT If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest's property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee, extra charges shall be made and if any action legal or otherwise is necessary, costs will be claimed from the Guest. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal effects and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss, to which the Rental Agent/Host shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent/Host and their agents and employees from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, legal fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent/Host harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, Host, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property including ay common facilities, activities, or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest's own initiative, risk, and responsibility. GENERAL PROVISIONS This Agreement contains the entire agreement between the parties with regard to the rental of the Property and any changes amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent/Host. This Agreement shall be governed by the laws of Western Australia. This agreement is deemed agreed and entered into by both parties when Guest accept the quote to book the Property to which these Terms and Conditions were attached.
