Villa Annika Istria

Forget your worries in this spacious and serene space. A large villa in a very quiet area by the forest, yet less than 15 minutes from town and a range of beaches. Relax amongst the olive and fruit trees, or explore the adjacent wine route of Istria, walking tracks, off and on-road cycling, and of course the local fishing port and beach. The traditional villa has the original thick stone walls, wooden floor boards and terrazzo, yet has been fully renovated to have all modern comforts. A haven. The space You will find three comfortable bedrooms on the second floor off the central hallway, with a balcony over looking the gardens and beyond. The master bedroom has an ensuite with shower, with underfloor heating and electric blinds. The second floor retains the original restored timber flooring. All windows throughout the villa are double glazed, and have blockout shutters and mosquito nets for comfort. The bedrooms and the main living room have ceiling fans, as well as individually controlled reverse cycle airconditioning. The massive stone walls are insulated, creating a huge capacity heatsink keeping the temperature even throughout the entire year - beautifully cool in summer and cosily warm in winter. Downstairs has the original terrazzo throughout. It features a kitchen with a bar table seating 4, and a well equipped utility room. The kitchen sports a 4 plate induction hob, combined grill/microwave oven, large fridge/freezer, an airfryer, rice cooker and of course a dishwasher. No breakfast on the balcony would be complete without the tea kettle and filter coffee machine! The large capacity washing machine is selfdosing for your convenience. There is another toilet and shower, also with underfloor heating for those cosy winter days. On the other side of the central hallway the large living room has couch space (which doubles as a large sofa bed) as well as a large 8 seater teak dining table and bench seat, handmade for us in Bali. The other wing of the villa holds the original stone walled workshop, now converted to a spacious living and playroom. Great grandfather Giuseppe's antique workbench remains in place, but the electricity and bathroom/shower have been rebuilt, creating a comfortable and versatile living area. The garden has multiple outdoor table areas. Our favourite is probably getting out the small bbq and setting the table underneath the grape vines, relaxing in the shade watching the plums/cherries/apples/mandarins/olives and grapes ripening. If you are lucky you may spot a hedgehog or hare sauntering through the garden. When you feel energetic, play a game of Kubb on the lawn, then head down to one of the nearby beaches or restaurants. Besides the garage there are two dedicated parking spaces on the property, and unlimited parking next to it. Guest access The whole villa (both wings), garden and garage are exclusively for guests.
