This luxurious mountain studio, designed to accommodate up to 3 guests, offers a cozy mountain modern aesthetic with many amazing features. The space Features: - Full and well appointed Kitchen: The studio boasts a large well appointed kitchen, equipped with high-end appliances, granite countertops, and a spacious peninsula with extra seating. The kitchen has everything you need to prepare delicious meals. - Beautiful Landscaping: The Carriage house sits atop the garage of the main house on the property. The surrounding landscaping is meticulously maintained and enhances the natural beauty of the mountain setting. While the common areas outside of the main home are for the use of the guests of the main home, you will certainly enjoy the vibrant colors of the seasonal flowers and the changing colors of aspens and gamble oaks as you make your way to and from the Carriage house entrance. - Stunning Views: Breathtaking vistas of the the surrounding valley and Timpanogos mountain range can be found through the windows of the hidden outlook room. Large windows throughout the carriage house ensure you never miss a moment of the stunning scenery, whether you're relaxing in the living room, enjoying a meal in the dining area, or luxuriating in the large plush king bed. While the outdoor common areas, fire pits, decks and hot tub are for the use of the guests of the main house only, check with your host who will gladly allow use of these areas if there is no guest booked at the main house. - Sleeping: 1 open studio bedroom king bed and a super fun ladder access twin bed sleeping area for the adventurous kid or teenager half way up to the hidden outlook! Living areas: A generous living room area in the studio with large stone fireplace, large windows and a cozy breakfast nook with views of the surrounding outside beauty. This studio has an amazing ensuite bathroom with free standing tub and glass shower enclosure as well as a full laundry area. This beautiful Carriage house is more than just a place to stay; it's an experience. Whether you're here for adventure or relaxation, you'll find everything you need for an unforgettable mountain escape. • Note that the Carriage House does not have air conditioning. Some summer months can be warm but opening several windows for a cross breeze will usually cool the carriage house down to a comfortable temperature during the day and at night it gets rather cool even in the summer. BEDROOMS & SLEEPING ARRANGEMENTS: The studio bedroom area features a premium king mattress and linens provided by a professional laundering service. The ladder accessed kids loft in the carriage house includes a twin sized floor mattress. MODERN CONVENIENCES: A washer and dryer are conveniently located in the hallway leading to the bathroom in the carriage house. The fully equipped kitchen features a large refrigerator, oven, stove, dishwasher, and microwave. The kitchen is stocked with all major cooking essentials and serve-ware appropriate for a romantic studio getaway. Additionally, there is coffee service with a drip coffee maker, teapot, and pour-over coffee maker. We provide ground coffee, sweetener and creamer. You’ll also find a toaster tucked away. IDYLLIC NATURE SETTING: Whether you’re sipping your morning coffee in the breakfast nook, preparing a meal in the fully stocked kitchen, or working remotely in a serene setting, the carriage house has everything you need for a memorable stay. WIFI & CELL SERVICE: Cell service is variable on the mountain depending on your carrier. WiFi calling is always an option. Our internet service is high speed and reliable but is subject to adverse weather and outages due to our location, please be aware of this before booking. LOCATION: We are located just minutes to Sundance Resort. This home is not "ski in-ski out." Sundance is only 15 minutes from Orem Utah and 20 minutes to Heber / Midway, both great options for additional shopping and restaurants outside of Sundance. Roads are well maintained but can be narrow, especially in winter months. Snow removal crews rely on our guests to keep their vehicles in designated parking areas. If you block a snowplow from progressing because you are parked incorrectly, you car may be towed. INSECTS/ETC: We are located in a rural setting and have regularly scheduled pest control services, even so, you may spot the occasional insect or critter. Please be aware that this does not reflect upon the cleanliness of this cabin and take into account how comfortable you are with this before booking. ONGOING IMPROVEMENTS: Please pardon the areas of landscaping being worked on during the summer as we continue to improve and add amenities. Guest access You will have access to the entire carriage house with the exception of locked closets the owners keep for their personal use/storage. The garage and parking spots in front of the garage are not part of this rental, please do not park in front of the garage. Your parking spot is the one additional spot to the right of the driveway in front of the entry portal. Please pull your car on the driveway as close to the portal, as possible to ensure you do not block snowplow access. The property on a large and beautiful tree filled corner lot with interesting pathways, outdoor gathering and seating areas, fire pits and decks. While those outdoor spaces are for the exclusive use of the guests of the primary home, you will be able to walk through portions of the beautiful landscaping on the way to the Carriage house entrance. We ask that you stay on the property and do not stray on to our neighbors property and please do not disturb the main house guests if there are any. Your host will advise of any guests that will be present at the main house prior to your arrival. The Carriage house is located above the garage with its own private entrance. While the Carriage house and the main house can be rented separately, they can also be rented together as a full compound. We have two other listings where you can rent just the main home or the full compound. Other things to note Included in your cleaning fee is a damage insurance policy by Nationwide Insurance. This policy covers incidental and non-intentional damage to the home during your stay. We understand that accidents happen and we do not want you to stress if something breaks or gets damaged in the course of your stay. All we ask is that you notify us of any issues as soon as possible so we can get them handled quickly and safely. Upon booking Air BnB will send you a copy of our rental agreement which we will need signed prior to your arrival. You will be provided driving directions via the digital home guide emailed and texted to you a few days prior to your arrival
