By confirming your reservation, you agree to follow these guidelines for the duration of your stay. Any failure to comply will be considered a violation of the rental agreement. To maintain a calm and respectful environment, all noise and music must remain indoors and at a reasonable level at all times. City quiet hours are from 9 PM to 8 AM, and our neighbors are especially sensitive to noise, so mindfulness is required throughout the day and evening. Any complaints related to loud music, disruptive behavior, or excessive noise in outdoor or pool areas are not permitted. Groups larger than 10 guests must be approved prior to check-in. Any noise violations or unauthorized parties are considered a breach of contract. In such cases, management reserves the right to enter the property without prior notice and may proceed with eviction in accordance with city ordinances. Please note that most outdoor sound systems have been disabled due to past noise issues. We recommend bringing a small Bluetooth speaker for personal use. Outdoor music is strictly prohibited after 9 PM, and only low-volume, non-amplified speakers are allowed. If you are considering hosting any type of event, including birthdays or small celebrations, you must contact us before booking. Event approval is not guaranteed, and any associated fees are the guest’s responsibility. Vendors Any outside vendors must be approved in advance by property management or the owner. Proof of insurance is required for all approved vendors. Smoking Policy Smoking and vaping are strictly prohibited indoors. If smoking outdoors, please remain a safe distance from the home and dispose of all waste properly. Any evidence of indoor smoking or cigarette debris outside will result in a $1,000 fee to cover odor removal and cleaning. This policy is strictly enforced. Noise Monitoring The property is equipped with noise level monitors that alert us if city decibel limits are exceeded. These devices do not record conversations. If an alert is triggered, we will contact you by phone or text. Continued noise or lack of response may require an in-person visit. Pool and Spa Use Pool heating is available upon request for an additional fee, which includes an initial heating charge and a daily maintenance fee. Heating is not included in the nightly rate. The pool typically requires 12 to 18 hours to exceed 80°F, while the spa heats in about one hour. Requests should be made in advance, preferably at booking, and may take up to 48 hours to reach the desired temperature. The pool and spa share the same system and cannot be heated to different temperatures at the same time. Pool pumps operate on a timer and do not run overnight. After using the spa, spa mode must be turned off or the pool will stop heating and begin to cool. Setting extreme temperatures will not speed up heating. While we offer guidance, we cannot guarantee pool temperature due to user error. Security Cameras Exterior security cameras are installed for safety purposes only. Tampering with or covering cameras is strictly prohibited and will result in immediate eviction. Maximum Occupancy Maximum occupancy is two guests per bedroom, with no more than 15 people on the property at any time unless approved in advance. Pet Policy All pets must be pre-approved and approval is not guaranteed. An additional pet fee of $300 per pet applies. Extra Guests Per City of Los Angeles regulations, overnight occupancy is calculated as two guests per bedroom. Approved guests exceeding this limit will incur an additional charge of $100 or more per guest per stay. Concierge Services Luxury concierge services are available upon request, including private chefs, housekeeping, luxury vehicle rentals, spa services, personal trainers, and charter services. Please contact us for details. Booking Guidelines To accommodate homeowner preferences, stays shorter than five nights cannot be booked more than three weeks in advance. Please message us before requesting to book to confirm availability. Some properties may be listed for sale or long-term lease. If a booking cannot be honored, management may offer a full refund or relocate you to a comparable property. Contact and Identification We are available by phone, text, or email for questions and support, with staff nearby for emergencies. Please provide at least two emergency contact phone numbers and email addresses. A valid ID must be available at check-in for the registered guest or an approved substitute.
