Please read the information below carefully to ensure a smooth, safe, and comfortable stay. ⸻ Property Details [ Stay for 6 people] Atlast Villa is a 3BHK private villa located in Lovedale, Ooty, in a calm residential area surrounded by greenery. The location is peaceful and not crowded, while still being close to Ooty town. • 3BHK villa with attached bathrooms and geysers • King-size beds in all bedrooms • Two bedrooms on the first floor and one bedroom on the ground floor • Two drawing rooms and two balconies [ TV in the main drawing room Ground floor ] • Fully accessible private garden • Outdoor sitting area with designated bonfire space • Drinking water Aqua Guard is available for guests in the kitchen This property is suitable for families travelling with children, senior citizens, and friends, offering a safe, calm, and comfortable environment. ⸻ Check-in & Check-out (Strict) • Check-in time: 2:00 PM • Check-out time: 11:00 AM • Early check-in or late check-out is not allowed unless approved in advance by the host. • Guests must inform check-in and check-out time at least 1 hour prior ⸻ Bonfire • Available from 7:30 PM to 9:30 PM only • Strictly closed by 9:45 PM as per local regulations • Charges: ₹1500 (non-negotiable) • No barbecue facility available • Bonfire is subject to weather conditions . • Once confirmed, bonfire charges are non-refundable ⸻ Kitchen and Food • Guest kitchen available for self-cooking only • Basic vessels provided • Guests must bring their own groceries • Allowed cooking: Maggi, tea, coffee, and children’s food. • Meat cooking is not allowed •Heavy cooking is not allowed • Separate cook available outside the villa, Menu is available & This is purely home made and fresh (subject to availability and additional charges) • Breakfast package available at ₹1600 for up to 6 guests/ communicate with host regarding this . • Once confirmed, food orders are non-refundable ⸻ Caretaker Support • Caretaker available 24 hours (working hours: 7:00 AM to 9:00 PM) • Assists with check-in, check-out, and cleaning • Caretaker will not cook or go outside for guest personal needs • Guests are expected to treat the caretaker with respect at all times ⸻ Power, Wi-Fi & Climate • Power backup available • During backup, only main lights will work • Geysers and heaters will not function during backup • Room heaters are not provided for safety reasons • Wi-Fi always available but will not work during power cuts • Ooty has a naturally cool climate; fans are not required ⸻ Parking and Access • Two car parking spaces available inside the villa • Main gate remains closed for safety reasons • Access available at all times through the caretaker ⸻ Location & Accessibility • Located in Lovedale, Ooty • Approximately 2 km from Ooty town • All major tourist attractions are nearby • Hospitals, bus stand, and essential services are close by • Close to the Lovedale Toy Train route • Zomato and Swiggy available (approx. 20-minute delivery) All major attractions are nearby and easily accessible. The property is peaceful and not crowded, yet not far from Ooty town, making it convenient and safe for families & Friends ⸻ House Rules, Safety & Payments (Strictly Followed) • Aadhaar card is mandatory at check-in • Only registered guests are allowed; extra guests will be charged • Outside visitors are not allowed inside the villa premises • Bachelor men groups are not allowed • No parties, DJs, or loud music • Loud conversations and music are strictly prohibited after 9:00PM • Smoking is not allowed inside the House (allowed only outside) • Alcohol is not allowed in the lawn, bonfire area, balconies, or outside areas • Drugs are strictly prohibited and punishable. • Candles, fireworks, and open flames are not allowed inside the villa • Guests must adhere to any local government rules and regulations if informed by the host • Furniture must not be moved and electrical fittings must not be touched • Guests must not attempt repairs and should contact the caretaker for assistance always . • Any damages to the villa, furniture, fittings, or property will be claimed from the guests • Damages, missing items, or rule violations will be charged via Airbnb Resolution Center. • Washing cars inside the villa is not allowed • Driver accommodation is not provided (restroom access available; pillow and blanket can be provided if required) • Washing machine is for in-house laundry only • In-house blankets must not be used outside the property • Any pending bonfire or food bills must be settled only to the host’s account during the stay • Cash payments are not accepted ⸻ Important Notes • Nilgiris is a plastic-free zone; guests are requested to avoid plastic usage • Kindly maintain cleanliness as this is a homestay •For cleanliness and hygiene, guests are kindly requested not to wear outdoor footwear inside the villa. Indoor chappals are available. • Housekeeping provided for stays longer than 2 nights - Toileries and Towels will be provided alternative days. • Parents are responsible for supervising children at all times, especially in garden and outdoor areas & during bon fire. • Guests’ belongings are at their own risk • Silence must be maintained during late hours as this is a calm residential area • Guests are advised not to step outside the property late at night for safety reasons •Guests are requested to use water and electricity responsibly, as Ooty is a hill-station region •Ooty weather can be misty and rainy at times; guests are advised to plan travel accordingly. •CCTV cameras are installed outside the villa premises and one camera is installed in the kitchen area purely for safety reasons, to monitor gas usage. •The property is strictly for stay and tourism purposes only. Commercial photography, videography, drone usage, property showings, or any third-party business activities (including agents using the villa for business or promotion) are strictly not allowed. •Guests must ensure the gas stove is switched off after use. Any negligence causing safety risk will be treated as a serious violation. • The host is not responsible for items left behind; assistance will be provided if reported within 24 hours. • The host is not responsible for disruptions caused by weather conditions, power cuts, road blocks, or other natural events common to hill stations ⸻ The villa is cleaned and sanitized after every checkout.
