Domus Madonna dei Monti is an elegant and refined apartment for 4-6 people, located in one of the most characteristic areas of the center close to the Forums, with characteristic views of the Colosseum, Piazza Venezia and Campidoglio. It consists of a spacious living room with a small balcony, two double bedrooms, and a large kitchen with all appliances. The two bathrooms are complete with shower and all amenities, and one of them is en-suite. It is on the second floor, with no elevator. The space The 85-square-meter apartment is located on the second floor of a characteristic building in the city center. From the entrance you can access a large and well-kept accommodation, with wooden ceilings and terracotta floors, consisting of a beautiful room with a comfortable sofa bed for additional guests (from 4 to 6) overlooking a glimpse of the Roman Forums. From one side of the bright living room, you enter the large and spacious kitchen, equipped with a dining area, and numerous compartments and appliances, such as a gas hob (5 burners), an electric oven and microwave, a coffee capsule machine and a refrigerator with freezer. Adjacent to the living room, on the opposite side of the kitchen, you enter the sleeping area: a first elegant bedroom with a double bed, with an inlaid wooden headboard and large built-in wardrobes. The room has its own private bathroom with a shower. The second double room has a more modern decor and is in turn equipped with spacious closets. The second bathroom, also with a shower, has wooden and marble details, like the first one. Hi-tech amenities include a smart TV, and two flat-screen TVs in the respective bedrooms; a free Wi-Fi internet connection and an easily adjustable air conditioning/heating system. The washing machine is also provided in an external compartment, on the terrace. This accommodation is a short walk from the main historical monuments such as the famous Roman Forum, of which a splendid glimpse is already visible from the pretty and characteristic balcony, which overlooks the folkloric Via delle Carrette. The area in which it is located is the charming Rione Monti, one of the most beautiful and ancient areas in the center of Rome, close to the Colosseum and many other attractions of the Eternal City, such as Piazza Venezia. There may be some noise, being in a very central area of the city center, between the comings and goings of tourists, residents, restaurants and typical trattorias, and a minimum of traffic in the street. Access is on the second floor and the building is not equipped with an elevator Guest access Check-in is by appointment with a staff member. It is MANDATORY to contact our staff at least 2-3 days before the arrival date to make an appointment. Without this information, it will not be possible to guarantee access. If you have any questions, our staff is always available. ________________________________________ Guests and Access The apartment is reserved for the number of guests indicated at the time of booking. Access to unauthorized persons is not allowed. The property is intended exclusively for tourist stays. ________________________________________ ⏱ Check-in/Check-out Access to the apartment is by appointment with a member of the Staff. It is necessary to communicate at least 48 hours before the arrival date, the travel details (method and timing) in order to estimate a time for the check-in appointment. Access and exit times: • Standard Check-in: from 3:00 p.m. to 9:00 p.m. • Evening check-in: from 9:01 p.m. until 12:00 a.m. There is a €20 surcharge. • Night Check-in: after midnight. There is a surcharge of €40. • Check-out: by 11:00 a.m. Any delay in the scheduled time must be promptly communicated and may result in different access times and methods than planned. Self check-in available in some apartments: • Free arrival from 3 p.m. onwards, without surcharges. • However, it is necessary to communicate the time. • Upon request, it is possible to be welcomed in person (€15 + any nightly surcharges). ________________________________________ 🪪 Documents and Payments Upon arrival, all guests' documents must be presented for registration at the Police Station and identification. Any payments due at check-in will be made in the manner communicated in the booking confirmation. In the case of self check-in, upon entry, guests must send a photo for remote recognition with the procedure that will be indicated to confirm the access mode. ________________________________________ 🛏 Linen and Cleaning • A set of bath and bed linens is provided per person/couple. For stays longer than 3 days, changes are already present in the apartment. • Extra linen: €20 per set. • Cleaning is only done at check-out. Additional services on request (for a fee). ________________________________________ Personal effects, property and belongings Each Guest is required to keep their personal belongings and valuables left in the apartment; the Owner and the Reception Staff are not responsible for their unfortunate removal. It is forbidden to leave your belongings in the apartment after check-out.________________________________________ 💳 Damage Deposit For Airbnb Guests, a security deposit is not required in advance, but if the apartment has been damaged during the stay, the same will be notified to the Guest through the messaging and the channel's Solution Center, with photographic evidence, requesting payment for compensation. ________________________________________ 🔑 Keys In the event of loss or forgetfulness of the keys in the apartment or in the internal lock, the guest will be required to advance/reimburse the expenses (from €20 to €300) to guarantee access, in the shortest possible time, for themselves or for the Staff. This circumstance must be communicated in the messaging of the booking channel (Airbnb), before contacting the Staff for support. ________________________________________ 🐾 Pets Small pets are allowed only upon request and subject to approval by the Staff, with a cleaning supplement (between €50 and €100 depending on the case). Unauthorized presence entails the interruption of the stay without refund and a charge of €250 for sanitation. ________________________________________ 🚭 Smoking Smoking is prohibited inside the apartment. Any traces or smells attributable to this practice will incur a charge of €250 to €500. ________________________________________ 🧒 Minimum Age We do not accept reservations from minors. At least one person over the age of 20 must be present in the apartment. For Guests between the ages of 18 and 20, written authorization from a parent or guardian is required, with a document and credit card as a guarantee. ________________________________________ 📜 Rules of Coexistence • Quiet hours from 2:00 p.m. to 4:00 p.m. and from 11:00 p.m. to 7:00 a.m. • Use light, water, appliances and air conditioning responsibly. • Close doors, windows, and umbrellas before leaving. • NOSTROMONDO® personnel are authorized to access in case of emergency. • It is forbidden to remove objects or furniture from the apartment. ________________________________________ Communications As these are non-hotel facilities (tourist accommodation), there is no 24/7 reception or concierge service.
