Central between Canandaigua, Penn Yan, Hammondsport & Naples; easy access to wineries, breweries, pubs, skiing, hiking, Watkins Glen, close to Canandaigua & Keuka lakes. Great for families or multiple couples with 2 bedrooms, bunk beds, a futon and a pull out couch. There’s a great room that is ideal for entertaining, games. Now with Starlink internet access. A well equipped kitchen has a breakfast bar & large table. The space The property offers approximately 42 acres of woods, fields and adjoins the Flint Creek. The woods on the hill above the house go on and on, and there are trails to explore. The backyard is fenced in, has a new patio, offers tether-ball, and is great a spot to watch the sunrise. The gas grille is put away till spring. In front, there’s a wide concrete basketball half-court. There is also a swing set with slide for the kids. Up front is a great place to see the sunset. The driveway can easily park multiple cars. There is a fire pit in the side yard and firewood out back. Out here in Potter, the sky gets dark, so stargazers will love the view on a clear night. Guest access Guests can access most of the house and property. The office off the front corner of the living room is private and locked. The utility room adjacent to the kitchen is also locked and closed to access. The shed and garage buildings on the property are locked as well. The grounds and woods are open to exploration; there is a map of the property on the wall above the desk in the living room. Other things to note There is a back up generator in the side yard. TV is prepped with HDMI cables for external devices or guest's own Roku / Firestick. It is also connected to a DVD player. The house now has Starlink internet access. WiFi password is on the refrigerator. Watch for deer in the evening. There is a herd that grazes in the field next to the house most evenings after sunset. A pair of bald eagles can sometimes be seen in the late afternoon or before sunset circling over the property looking for dinner.
