Imagine waking up to bird singing in a cozy suite, having a quiet breakfast on the balcony overlooking the green, then set off on a trail that leads to crystal clear waterfalls. During the day, you can relax by the pool, enjoy the wood-fired sauna, or explore the lake with stand-up paddleboarding, surrounded by the serenity of nature. At night, the silence of the countryside and the starry sky create the perfect setting for moments of connection and rest. For families and groups of friends, the place is an ideal getaway: whether it's sharing stories around the fireplace, picking fresh ingredients in the garden, or simply enjoying the beauty of the landscapes. EXCLUSIVITY AND PRIVACY When you make the reservation, you and your group will have the entire place for exclusive use. There will be no other guests in any area of the property. The owners reside at the end of the property, behind a grove, more than 100 meters from the main house, without any view or interference in the headquarters area — ensuring total privacy, tranquility and freedom for your group to enjoy the space. LOCATION Fazenda Sítio Velho is located in the countryside of Areias-SP, in a valley surrounded by nature, near the Serra da Bocaina, between Rio de Janeiro and São Paulo. With total privacy and no near neighbors, the site is the ideal getaway for those looking for tranquility, leisure, connection with nature and unforgettable moments with family or friends. HOMES The main office has 6 suites, each with a queen bed and a single bed (or three single beds, if you prefer). In addition, there are 7 outdoor suites available for larger groups, totaling capacity for up to 13 suites. All accommodations are comfortable and well equipped, ensuring a pleasant stay. STRUCTURE AND LEISURE The property offers a wide range of leisure options: - Pool and wood sauna for relaxation; - Lake with stand up paddle; - Nature trails, with nearby waterfalls (one just 5 minutes from headquarters); - Games hall, soccer field and tennis field; - Capelinha, vegetable garden and agroforestry for moments of contemplation. KITCHEN & FOOD The kitchen is fully equipped with utensils, two gas cookers, three refrigerators, dishwasher, microwave and appliances. See our full list of utensils in "Other Information". Guests are expected to bring their own food, but we provide basic items such as salt, olive oil, oil, sugar, and cleaning supplies. KITCHEN AND STORAGE SERVICE ASIDE For convenience, we can indicate the contact of professionals from the region who offer cooking and storage services. They can also provide bespoke meals, with menu options ranging from prep to ingredient shopping. They also offer storage or kitchen services only. Please request in advance so that they can organize and confirm availability. COMFORT AND CONVENIENCE - Bed and bath linens included; - high-speed satellite Wi-Fi internet; - TV with smart function in the living room; - Drinking water of artesian well throughout the property; - Solar-heated rain and auxiliary electric system (headquarters) or gas (external suites). COMPANY VALUES AND NOTES The daily rate is fixed for up to 2 people, with an increase for each additional guest. For larger groups, you can book all 13 suites (see conditions). The house is delivered clean and sanitized, with tidy beds and everything prepared for your arrival. Guest access Guests have exclusive access to the entire area of the site's property, including the headquarters, swimming pool, sauna, lake, trails, waterfall, game room, soccer field, chapel, garden, and vegetable garden. Other things to note HOUSE RULES 🚭 No smoking inside the house or bedrooms. 🎶 During the day and early evening, the area is all yours to socialize and listen to music. 🕙 From 10 p.m., we count on your cooperation to maintain the serene atmosphere of the place. The goal is to preserve the peace of the site, the fauna and the owners, allowing conversations to continue in a mild tone, but without loud music or parties. INFORMATION MESSAGES After the booking is confirmed, we'll send you messages with specific guidelines about the house. CONTACT WITH THE HOST At any time during the stay, you can contact the host by message. To ensure your privacy, our residence is more than 150 meters from the main house. If you notice a car driving behind the big lake, rest assured: it's us, using the access road to our house. LIST OF KITCHEN EQUIPMENT AND UTENSILS The kitchen is equipped with all the necessary utensils (pots, cutlery, plates, glasses, cups, wine glasses, platters, trays, etc.), a gas stove in the kitchen, a wood-burning stove in the cafeteria, three refrigerators, a microwave, a blender, a mixer, a microprocessor, a toaster and a sandwich maker. We provide only the basics: salt, 1 glass of olive oil, 1 bottle of cooking oil, sugar, toilet paper, dish towel, table towel, paper towel, garbage bags, floor cloth, Veja multipurpose cleaner, detergent, sponge, aluminum foil, PVC film, hand sanitizer, match and firewood. We also provide skewers for the barbecue, but you need to bring charcoal. BEDDING AND BATHROOM CARE We offer a complete set of linens for your stay, including: 🛏️ sheets, pillowcases, bedspreads and blankets 🛌 bed and pillow protectors 🚿 bath, face and pool towels All items are carefully sanitized and prepared so that you find everything clean, comfortable and fragrant ✨. ⚠️ Beware of staining products Items such as 🧴 sunscreen, makeup, hair dye, and other pigmented products can cause stains that are difficult to remove. 🌿 Important tip: Bring extra towels to use with these products, avoiding damage to the available set. 💰 Fines for damages Stains or damage caused by misuse can generate a charge between R$40 and R$300, depending on the affected part.
