No noise can be made after midnight. Parking: in community garaje, number 6 This residential community has two swimming pools within the complex that guests can use free of charge. In addition, it has access to a club located about 300 m away, which offers several facilities such as a 9-hole golf course, gym, tennis court, padel court, table tennis tables and a pétanque area. As the urbanization belongs to the club, residents can enjoy its facilities. However, for stays shorter than 60 days, access to the club will be subject to a fee. The use of the facilities is subject to availability and prior reservation. Reservations can only be made in person at the reception located next to the gym, up to three days in advance (reception hours are approximately from 9:00 a.m. to 4:00 p.m., although they may vary). Please note that any of these facilities may be unavailable due to maintenance, repairs, weather conditions or other factors. If any of these amenities are essential for your stay, we recommend confirming their current availability with us before making a reservation. House Rules 1. Purpose of the booking Acceptance of the booking formalises the rental agreement for the property between the guest and the owner. Selecta Management acts solely as an intermediary. The owner is responsible for maintaining the property in suitable condition and in accordance with the published description. Photographs may not reflect minor aesthetic or decorative changes that do not affect the functionality of the accommodation. 2. Security deposit The security deposit will be managed by Selecta Management on behalf of the owner. The decision to withhold all or part of the deposit rests exclusively with the owner. 3. Cleaning and waste Final cleaning is included in the booking price. The property must be returned in a reasonable state of order and cleanliness. Otherwise, an additional charge of between €250 and €400 may apply. Waste must be disposed of in the designated bins; failure to comply may result in a €50 charge. 4. Parties, coexistence and behaviour Parties, events, stag/hen parties and any activity that may disturb neighbours or the community are strictly prohibited. Guests must respect community rules and avoid noise, especially between 10:00 p.m. and 8:00 a.m. Failure to comply may result in immediate eviction without refund and a €400 penalty. 5. Smoking prohibition Smoking is not permitted inside the property. Failure to comply may result in a €400 penalty to cover cleaning and deodorisation costs. 6. Pets Pets are not allowed without prior written authorisation from Selecta Management. If approved, applicable supplements must be paid. Bringing pets without permission may result in termination of the stay and additional cleaning or damage charges, with a minimum of €200. Assistance animals must be properly certified. 7. Guests No more people than those stated in the booking may access the property, and only those previously registered for check-in with the authorities may enter, unless expressly authorised in writing by the owner or agency. The property is located in a quiet residential community and is intended for guests who respect coexistence and neighbourhood rest rules. Parties, events, stag/hen parties and noisy activities are not allowed. The accommodation is not suitable for groups intending to hold celebrations or cause disturbance. Full respect for the community rules and strict compliance with quiet hours is required. Only properly identified and registered guests in accordance with current regulations will be accepted. The property may require the main guest to have a verified profile and previous positive reviews on booking platforms. The property may require an additional deposit or special booking conditions in certain cases, including group bookings, last-minute bookings, or profiles without prior positive review history. Bookings subject to confirmation: Selecta Management reserves the right to request additional information before confirming certain bookings in order to ensure compliance with community and property safety rules. Instant booking reservations: Selecta Management reserves the right to verify additional information related to the booking, guest identity and compliance with property rules, even for instant bookings, in accordance with platform policies and applicable regulations. Minors must also be included in the booking. Police registration of all travellers is mandatory and must be completed via our link connected to the Spanish authorities no later than 24 hours before arrival. Failure to comply may result in cancellation without notice and without refund. Any breach of the above conditions and/or occupancy exceeding the number declared at booking (without prior written authorisation) will result in denial of access or immediate eviction, as a breach of contract, without compensation. An additional penalty of €100 per person per night unlawfully accommodated will apply, up to a maximum equal to the total booking amount. 8. Accessibility The property may not be adapted for people with reduced mobility or specific accessibility needs. 9. Utilities, maintenance and facilities Water and electricity are included in the booking. However, the owner may withhold part of the deposit in case of excessive consumption. Maintenance work on gardens, pools or facilities may be carried out during the stay. Communal areas may be temporarily unavailable due to maintenance, incidents or weather conditions, without compensation. 10. Property condition, security and liability Receipt of keys implies acceptance of the property’s condition and cleanliness. Use of gardens, pools and facilities is at the guests’ own risk. The owner, insurer and Selecta Management are not responsible for loss, theft or misplacement of personal belongings. Some properties may have alarm systems or external cameras, properly signposted. 11. Access to the property The owner or authorised personnel may access the property, with reasonable prior notice, when there is a justified reason related to maintenance, security, emergencies or verification of compliance with booking conditions.
