The system is remotely managed to ensure consistent performance and to protect the home during severe weather conditions. If you prefer the temperature slightly warmer or cooler during your stay, just send a message through the app and adjustments can be made promptly. For energy efficiency and system performance, the HVAC is integrated with the home’s exterior doors and windows. If a door or window is left open for an extended period, the system will automatically pause until everything is closed. The home is equipped with smart locks and a custom door access code will be provided to guests. Sea Pines offers two marinas (South Beach and Harbour Town) with countless waterfront restaurants, shops, and scenic walkways. Horseback riding, trail rides, Indian ruins, and the forest preserve are on this private, gated plantation for you to enjoy. 🚲 Explore over 77 miles on Hilton Head Island and 15 miles within Sea Pines of leisure trails with your own or rented bikes. 🏊‍♀️ Pool: Now with Pool Access! Guests of Roxy’s Hideaway enjoy access to the Harbour Town Pool—just an easy 5-minute walk from the treehouse. Pool passes are provided and must remain in the home after your stay. Pool Location: 1 Lighthouse Lane, Hilton Head Island, adjacent to the Sea Pines Racquet Club. 🌴 Roxy’s Hideaway is a very short walk to Harbour Town to enjoy the many shops and restaurants including the newly rebuilt Quarterdeck! 🚋 There are also seasonal trolley shuttles to get to the Sea Pines Beach Club and many other stopping points in Sea Pines! 🐚 Sea Pines has many beach access paths about every tenth of a mile in certain areas for property owners and overnight guests staying in Sea Pines who choose to walk or bike to the beach. 🌊 Biking to the beach is our top suggestion as it can be difficult to find parking. We suggest to all our guests to bring your own bikes or rent bikes from one of the many bike rental companies as these are not provided with your reservation. Walking to these beach access points and beach club is about a 20 minute walk. We work with the International Dark Sky Association to prioritize quality outdoor lighting. -To ensure the safety and privacy of all our guests—especially high-income travelers, professional athletes, celebrities and those with valuable belongings—Roxy's Hideaway is equipped with a 4-camera exterior security system. This system is in place to protect both the property and your valuables, ensuring a worry-free stay. Rest assured, we prioritize your security and peace of mind. -2 dedicated free parking spots at the home. Please keep in mind motorcycles, trailers, RV’s, boats, personal watercraft, or jet-ski and ski-doos, motorized scooters/electric bikes are not permitted in Sea Pines. -This home is accessed via stairs only which may be unsuitable for young children or people who have difficulty walking stairs. -Sea Pines Plantation requires a pass to enter and exit the plantation, $20 cash for a weekly pass at the entrance gate or $9 per day. -Smart lock for convenience, custom code provided. -HVAC System: The thermostat is remotely managed with a regular temp of 68degrees and may be adjusted between 66–72°F upon request. Leaving exterior doors or windows open for extended periods will cause the system to pause automatically. - Please be courteous and mindful of the noise levels of all people. Quiet hours are 10pm-8am. -This home is not suitable for children under the age of 12 due to exterior staircase as well as the high-end interior and exterior finishes. Baby and child amenities are minimal or not included in the home. Outdoor Hammock - Located on the deck, our Hammock is a marine-grade, weatherproof chair that transforms into a full-body hammock and swivels 360° for stunning views. For safety, only one adult (up to 300 lbs) may use the hammock at a time. Children and pets are not permitted! Guest is liable for any injury or damages from use. By staying at Roxy’s Hideaway, you agree to indemnify Roxy’s Hideaway and its affiliates from any claims arising from its use.
