The leafy suburbs of Rathfarnham are located between the foothills of the Dublin Mountains and Dublin City Centre. The house is well situated, with a five minute walk to Nutgrove Shopping Centre. There are several stunning parks within walking distance and the locality is serviced by city and airport transport links. The space The house is situated at the end of the terrace in a suburban estate in south Dublin. The house was extended and modernised in 2008. Again in 2023 the carpet upstairs was replaced, making it all the more comfortable and cosy underfoot. In the same year, the bathrooms upstairs were re-tiled to a more modern design. Superb location in Rathfarnham, within walking distance of the Green Luas Line. Upscale, spacious (95 sq.m), modern, bright & chic house with 3 bedrooms, 2.5 bathrooms and a garden with deck area. The house contains everything you could expect for your stay and includes tasteful designer furniture and interiors. Free Parking in the front of the house and a number of buses pass by to take you into town. The house is also right next to the fabulous Marlay Park and Nutgrove Shopping Centre. Perfect location! The 3 bedrooms and living room overlook a private garden which ensures a low level of noise and a safe/peaceful nights sleep. Downstairs Entrance: entering into the hallway you will find an extended coat rack and compact shoe storage compartment, to store your belongings. Sitting Room The high ceiling and bright window with glass double doors to the kitchen, create a spacious feel to the sitting room. There is a piano and a television, along with a comfortable sofa bed/couch and a rocking chair. There is a nest of tables to ensure your optimum comfort when relaxing in the evening after sightseeing in the city or countryside. The 3 seater sofa, transforms with an easily pull out design, into a comfortable double bed. There are hotel quality bedsheets, a duvet and pillows provided. The bed quickly and easily transforms back to a sofa for optimum use of the sitting room from day to night. Instructions are provided in the welcome pack, to ensure ease of use. Kitchen and Dining Area A fully fitted modern kitchen (dishwasher, microwave, large fridge freezer, crockery, glasses, all utensils, etc.), a large living room/dining room area with floor length double doors, leading onto the deck and the private garden. The dining room has 6 dining armchairs, there are stools upstairs in the bedrooms, should there be a seventh adult. There is also a high chair provided for children. Decking and Garden The decking has a comfortable outdoor couch for relaxing when the weather allows. This area gets the sun from the afternoon through until the evening. fThere are cushions for the outdoor couch, stored in the shed at the bottom of the garden. Please contact me for the code for the shed, should you wish to avail of these. There is a second sitting area down the back of the garden, which gets the sun during the first half of the day. The leafy trees along the perimeter, provide a pleasant and peaceful atmosphere. Upstairs Main Bathroom The main bathroom has a bath, with a shower attachment too. Freshly laundered towels are provided per person, with hand towels in the bathroom and a bath sheet and a bath towel in the bedrooms. Body wash, shampoo and conditioner are provided in the bathrooms. Bedroom 1 This bedroom has a king sized bed, which comfortably fits two people. There is an en suite, with a shower and a toilet. The bedside tables double up as a charging point for your devices, with plug and USB sockets, with additional storage underneath. The bedside table lamps provide a warm and homely ambiance. The fitted wardrobes are well stocked with hangers for your clothing. There is a dressing table, that can double up as a work station, which has electrical sockets beside it for hairdryers/chargers/laptops. Bedroom 2 This room has a double bed, to comfortably sleep two adults. There is a bedside table with storage and there are electrical sockets on both sides of the bed. There is a built in wardrobe and a dressing table with a mirror and electrical sockets. Bedroom 3 This bedroom has a comfortable double bed. There is a chest of drawers with a mirror, providing ample storage for longer stays. There is also a built in wardrobe for hanging items of clothing. Cleaning, Bed Linen and Towels All beds are comfortably fitted with hotel quality sheets (200 thread count or higher). There are three towels provided per guest (1 hand towel, 1 bath towel and 1 bath sheet). The en suite bathroom and the main bathroom are supplied with bath mats and all essentials. The house is professionally cleaned after every guest and freshly laundered bed sheets and towels come as standard with each booking. Parking Should you have a car, there is a private driveway for parking. There is additional parking for a second car right beside the house (in front of the school). Additional Information I have carefully crafted detailed arrival instructions as well as a wide variety of tips/advice for the house, local area and Dublin city in general! I have put a lot of effort into these documents and improve them on a regular basis. The house has plenty of space for you to relax peacefully, also with access to Dublin city, the Dublin Mountains and the Motorway to explore Wicklow and our other neighbouring counties on your doorstep. Guest access Guests have access to the entire house and garden. Other things to note There are plenty of extras included such as; towels, hairdryers, iron and ironing board, tea/coffee making facilities, salt/pepper/oil, shower gel, shampoo, condiments, washing powder, etc. We have a folding high chair and a Graco travel cot for any little ones too. I have a selection of children's toys and books that can be requested, for those travelling with children too!
