In the heart of Modena’s historic city centre, Palazzo degli Artisti is an exclusive 270 m² penthouse arranged over three levels, inside a building with a shared lift. It features four bedrooms, a spacious living area, a fully equipped kitchen and a Jacuzzi whirlpool bathtub. There are five Smart TVs: one in each of the first three bedrooms, one in the kitchen and one in the living room. From the balcony, you can enjoy views of the Ghirlandina Tower and the Ducal Palace. The space Welcome to Palazzo degli Artisti, a spacious 270 m² penthouse in the heart of Modena’s historic city centre, just a short walk from the Ghirlandina Tower, Modena Cathedral, the Ducal Palace, restaurants and the city’s main shopping streets. Located inside a building with a shared lift, the penthouse is arranged over three levels and offers spacious, light-filled interiors featuring wooden floors, exposed beams and contemporary furnishings. The apartment can accommodate up to eight guests and has four bedrooms: • a master bedroom with a large double bed, walk-in wardrobe, Smart TV and en-suite bathroom; • a second bedroom with a large double bed, walk-in wardrobe and Smart TV; • a third bedroom with a large double bed, walk-in wardrobe and Smart TV; • a fourth bedroom with a small double bed and walk-in wardrobe. Please note that this bedroom does not have a Smart TV. A cot is also available for babies and young children. BATHROOM CONFIGURATION For complete clarity, please note that the apartment has three bathrooms but only one shower: • the en-suite bathroom in the master bedroom has a washbasin, toilet, bidet and shower. This is the only shower in the entire apartment and can only be accessed by walking through the master bedroom; • the second bathroom, located in the bedroom area, has a washbasin, toilet, bidet and Jacuzzi whirlpool bathtub, but no shower; • the third bathroom, located in the living area, has a washbasin, toilet and bidet, but no shower or bathtub. Larger groups should therefore be aware that all guests will share a single shower and will need to walk through the master bedroom to access it. The spacious open-plan living area features high ceilings, exposed wooden beams, a large sofa with a chaise longue and a Smart TV. The modern kitchen and dining area has another Smart TV set within a decorative frame. The kitchen is fully equipped with an induction hob, oven, microwave, coffee machine, kettle, two full-size refrigerators and a wine cooler. The apartment has a total of five Smart TVs: one in each of the first three bedrooms, one in the kitchen and one in the living room. From the balcony, you can enjoy views of some of Modena’s most iconic landmarks, including the Ghirlandina Tower and the Ducal Palace. All rooms have individually controlled heating and air conditioning via heat pumps, ensuring a comfortable temperature in every season. For guests’ security, the apartment also has an alarm system that can be activated when leaving the property. The system consists exclusively of sensors installed on doors and windows, as well as motion sensors. There are no indoor cameras or audio-recording devices anywhere inside the apartment. Guest access Guests will have exclusive access to the entire penthouse. For guests arriving by car, a covered and video-monitored parking space is available inside the building upon request and advance reservation. The garage entrance is located at Piazza Giacomo Matteotti 46, and the service costs €10 per day. As a free alternative to the paid garage, we provide a complimentary Limited Traffic Zone (ZTL) permit for the first vehicle, allowing guests to park in the authorized areas of Via Belle Arti and Via Sgarzeria, both located approximately 30 metres from the apartment. An additional ZTL permit for a second vehicle is available upon request for €20 per day and can be used in the same authorized parking areas. Guests arriving by car must provide their licence plate number in advance so that we can register the vehicle and authorize access to the ZTL. The penthouse features a fully automated self check-in system. After completing the online check-in, you will automatically receive a link via the Airbnb chat that will allow you to open both the building’s main entrance and the apartment’s security door. Other things to note To make every stay even more comfortable, we can arrange a range of personalised services upon request and with sufficient advance notice, including grocery pre-stocking, selected food and beverage options, cocktails, champagne, floral arrangements and reservations at some of the finest traditional restaurants in the area. Taxi or private chauffeur services, as well as sports and luxury car rentals, can also be arranged upon request. All additional services are subject to availability and may incur supplementary charges, which will always be communicated and agreed upon with guests in advance.
