Bedrooms & sleeping arrangements 🛏️ • Primary Suite 1: King bed, en-suite bathroom, direct access to the pool • Primary Suite 2: King bed, en-suite bathroom, private patio (intentionally TV-free for a calm retreat) • Bedroom 3: Two Full beds • Bedroom 4: Two Twin-over-Twin bunk beds • Bedroom 5: Daybed (walk-through room, this bedroom has a lock that guests can secure from inside the room for added privacy.) Other things to note By booking with us you're agreeing to our following terms and conditions. SMOKING/ VAPING: Smoking and vaping is STRICTLY PROHIBITED in the house. This includes e-cigarettes. Smoking is allowed in the back yard with the door closed. Cigarette butts must be picked up. The VIOLATION FEE is $500. MUSIC & NOISE: Parties/Events are not allowed. No rowdy or loud music at any time. QUIET HOURS: You are vacationing in a residential area and quiet hours are from 10:00pm to 8:00am. Noise levels are strictly enforced after 10pm. Per city ordinance, maximum permissible noise levels are 65 decibels between 8am and 10pm. Maximum permissible noise levels between 10pm and 8am are 50 decibels. Guests are responsible for any fines if police are called. PETS: Prior approval is required. We allow up to 3 dogs, $200/each per stay. Must be fully house trained, and vaccinated prior to arrival. Must be completely cleaned up after. Leashed at all times when not in the fenced area. Crated indoors when not home with pets. If barking becomes an issue for our immediate neighbors, alternative arrangements must be made. Pets are not allowed on furniture, bedding, or inside the pool and spa. MAXIMUM OCCUPANCY: The maximum number of guests is 18. Any other person in the property is the sole responsibility of guest. Guest agrees that any additional persons without approval shall be considered as default and will be asked to vacate the premises with no refund. CHECK IN AND CHECK OUT: Check in is after 4pm. Check out is 10:00am. Guests with unauthorized late check out will be charged $50 per 30 minute increment after 10:00am, plus additional charge if it results in canceling of incoming guests. USE OF PROPERTY: Keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved. MINIMUM AGE REQUIREMENTS: We take reservations only from adult guests age 25 and older. The Guest who reserves the property must be on site the full duration of your stay. PARKING: Parking is limited to 6 vehicles. Vehicles are to be parked in the driveway. Parking on the road is not permitted. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. POOl/SPA: No glass product whatsoever in or around the pool or spa. Our pool and spa are serviced twice weekly. We make every attempt to keep the pool/spa as clean as possible, but it is not unusual to find unexpected debris or some mineral stains in the pool/spa because it’s located outdoor. Guest have the option to purchase pool heat, which includes spa heat, for $35 per day. The pool/spa settings are all on schedule. Pool heat is set to 85 degrees and 95 degrees for spa after purchase. However, if air temps drop below 60 degrees it can affect pool temperature, so unfortunately pool temperatures cannot be guaranteed. No refund, discount, credit, and/or rate adjustments can be given for circumstances beyond our control. GUEST ACKNOWLEDGES THAT POOLS/SPA ARE INHERENTLY DANGEROUS, AND GUEST HEREBY ACCEPTS ALL RISK OF PERSONAL INJURY OR DEATH FROM THE USE OF THE POOL OR SPA AND SHALL HOLD PROPERTY OWNERS HARMLESS FROM ANY SUCH INJURY OR DEATH. AIR CONDITIONING: Keep all sliders, doors, and windows closed when the air conditioning system is on. Do not adjust below 71 degrees as AC coil will freeze up. HOUSEKEEPING: There is no daily housekeeping service. GARBAGE: Garbage is collected Monday and Thursday (except for holidays). Recycling is collected on Wednesday. Our local team will take out the trash bins the night before they are scheduled for pick up, and return them afterwards. WILDLIFE/PEST: Pest controls are scheduled quarterly, however we sometimes expect some unwanted visitors from nature. CANDLES: Use of candles are prohibited due to fire safety hazards. GAS GRILL: Grill and tank are provided, please refill propane at local Publix or CVS as needed. Please empty grease drip tray, turn off the gas valve securely after each use. FIRE PIT: Turn off the gas valve securely after each use. Guest are responsible to refill propane tank at local Publix or CVS as needed. RIGHT OF ENTRY: Upon 24 hours notice, owner or owner’s representative(s), have the right to enter the home for the purpose of showing the property to prospective tenants or purchasers, to make repairs, or to inspect the property. Owner, property manager, and/or its Representatives have immediate right of entry in cases of emergency, or to protect or preserve the premises. We take great pride in maintaining our property to ensure that our guests have a comfortable and enjoyable stay. To that end, we have scheduled maintenance tasks that we would like to inform you about. 🧹 Pool & Hot Tub Service Pool and hot tub service is completed twice weekly, on Monday and Friday mornings. The technician will access the backyard to perform service and typically takes 15–20 minutes. 🌿 Landscaping Service Landscaping service is completed every Thursday, weather permitting. Landscapers will access both the front and back yards to complete service. • We also have a scheduled quarterly lawn-care pest control service, although we cannot guarantee the specific days this will occur as it depends on the vendor's schedule. Our maintenance schedule may change due to weather or other unforeseen circumstances. If any changes do occur, we will do our best to inform you in advance. MAINTENANCE: Owner shall be responsible for maintaining the home unless damage is caused by the Guest’s misuse or neglect. Guest agrees that no rent reduction or abatement will be given unless the property is deemed to be completely uninhabitable. Owner will order repairs in a timely manner once notice is given by Guest, but owner has no control over the scheduling availability of vendors. Owner shall not be liable for any losses or damages, including incidental or consequential damages, including those caused by owner’s failure to perform repairs and maintain the home. All personal property of the Guests kept on the premises is at risk of the Guest. Non-scheduled pool cleans will be the responsibility of the guest(s). LIABILITY/RISK: The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Owners are not responsible for any accidents, injuries, or illness that occurs off the premises while using equipment provided as part of the rental, such as beach chairs, bikes, beach umbrellas, and beach wagon. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising, including death, from their use of the premises and equipment taken off the premises. This applies to others whom the guest invites to use the premises or equipment. TERMS AND CONDITIONS OF RENTAL Must sign rental agreement upon booking. Must submit a $500 off-platform security hold that will be collected upon signing rental agreement, but it will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported EXCEPT Airbnb Guests. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
