The ideal spot for people who love the outdoors and simple living. Enjoy your morning coffee on adirondack chairs while watching the sunrise over Lyons Creek. Spend your days cycling through picturesque Cooks Mills and feeding our chickens. Finish off the night with a few beverages from local breweries surrounded by a clear sky full of twinkling lights. The space -Living Space- Hygge [hue-gah] – A warm atmosphere created for enjoying the good things in life with great people. Cornerstones of a hygge home are natural light, candles, a warm colour palette and simplicity. This newly built, 350 sq ft guesthouse was inspired by hygge. It is equipped with an elegant kitchenette, a cozy bedroom and a 3-piece bathroom. So grab your favourite bottle of wine and come experience hygge here, at Little Barn Farm. -Outdoor Space- Immerse yourself in natures embrace while relishing the comforts of our charming guesthouse. The property is a phenomenal space for taking photographs, watching wildlife or simply relaxing while sipping your favourite adult beverage. Guests are encouraged to roam the yard, feed the chickens and enjoy the view of Lyons Creek. Commercial bike rack located on premises to safely secure up to eight bikes. Two bikes will be available for guest use (May-October). Guests encouraged to bring their own helmets. Explore the nearby War of 1812 Memorial Peace Garden or the Battle of Cooks Mills National Historic Site. For more advanced cyclists, consider a ride along one of the many routes within the area (suggested routes to be provided upon request). Other things to note -Other- Our 3-acre property is nestled in the small community of Cooks Mills. It offers a country feel while remaining centrally located with quick access to both the QEW and the 406. The guesthouse is situated approximately 17 minutes from Clifton Hill, 8 minutes from Blackburn Brewery, 7 minutes from Walmart Supercentre and 8 minutes from the Welland International Flatwater Centre / Empire Sportsplex. The guesthouse is attached to our main dwelling unit, however, is equipped with its own separate driveway and entrance. Keep in mind that our family and animals live on the property. Approximately 1 acre of the yard is fenced and off limits to our visitors. The remainder of the space can be used and enjoyed by guests at any time. Complimentary farm fresh eggs will be made available. Additional eggs can be purchased if desired. The property is a small hobby farm with only chickens at this time. -Safety and Security- The property is equipped with smoke alarms, carbon monoxide detectors, exterior cameras and dusk-to-dawn lighting. Electronic locks will allow you the convenience of keyless check-in, with codes provided on the day of your reservation. The space accommodates a maximum of 2 guests. Prohibited activities include: smoking indoors, lighting candles, having bonfires, having unapproved guests and **entering the fenced portion of the property**.
