Large Farmhouse in Ilmington

A beautiful large farm house in a village setting beside an award winning pub The Howard Arms. This unique house is designer styled and newly furnished to a high standard. It is in the heart of a beautiful Cotswold village and is not a party house. It is perfect for family and friends gathering, for celebrations or wedding guests from nearby venues. There is a separate beamed annexe in the back garden with separate accommodation and an extra bedroom above the garage/games room The space Folly Farm is a beautiful farmhouse. It has a large farmhouse kitchen, complete with a large dining area beside the kitchen. It has a separate sitting room with comfortable chairs and a delightful window seat. The fire is ornamental with coloured lights inside. There are four large bedrooms in total. Three of these bedrooms are on the first floor, of which one twin bedroom has an ensuite bathroom, complete with bath and a large shower cubicle and one of the other bedrooms has an ensuite loo and basin. On the top floor there is a large master bedroom suite, complete with large bedroom, walk through wardrobes and a large bathroom with a beautiful stand alone bath and large shower cubicle. There is a separate pretty beamed annexe in the garden close to the main house which has separate accommodate. It has a sitting room, galley kitchen, bedroom and ensuite bathroom. There is a sofa bed in the sitting room as an option for extra guests. There is a separate garage which has a games room below with small kitchenette space and a table tennis table. Up the stairs above is an extra bedroom with a separate loo and basin. The accommodation is very flexible which is ideal for larger gatherings and makes it very comfortable for everyone. This is not a party house, it’s perfect for family gatherings and quiet celebrations. Strictly no young groups, hen parties or stag parties. We are part of a quiet neighbourhood and have to show respect of the neighbours at all times. The delightful garden has box hedging around a large patio area with a fire pit for outdoor entertaining and swings for children. The village is complete with a gorgeous village shop close by and a large park with swings and slides for the children. I have just completed renovating and furnishing the farmhouse and we have just opened. The photos will continue to arrive and I will upload them as soon as possible. Guest access Guests have access to the main house and garden and then if you book larger numbers you have access to the annexe and garage/games room as well depending on numbers staying.
