THE SKINNY: This extraordinary 5 bedroom home is situated in the treasured heart of Crescent beach, a wonderful waterfront residential strip of A1A Blvd that parallels the beach. The home itself is minutes walk from the dedicated beach walkover across the street and slightly to the south. From the home's various balconies, indulge in jaw-dropping water and pool views and breathtaking sunrises and sunsets! The private pool glimmers in the sunlight, sparkling so peacefully that you will have no choice but to allow yourself to fully escape into vacation mode. Option to heat the pool for $60/day or $350/wk. Amazing shade with glimmers of sun is available in gobs on the patios throughout the day. The roomy kitchen is truly stocked to allow you to entertain your whole group with ease. Dine outdoors while you observe the boats float by in the distance! Relax inside or outside, grab some beach gear and head to the sand, or grill out on our propane BBQ. A lively living room fireplace sets the tone no matter the time of year. Enjoy your coffee in the shade or a drink in the sun! THE PROXIMITY: Drive-able within 15 minutes best parts of prime St. Augustine beach and a 23-25 minute drive north to historic downtown St. Augustine! A1A is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. To the south of this home is Marineland and Palm Coast, a great place to indulge in outdoor fun, golf at The Hammock, Washington Oaks state park and overall an amazing area to explore! To the north of St. Augustine is Ponte Vedra with its legendary golf courses and high end spas and retail. This home is less than 15 minutes from Publix grocery store. THE SPACE: The home sleeps 15 in 5 bedrooms and 2 King beds, 2 Queen beds, 1 Twin bed and 2 sets of twin bunks with pull out twin trundles underneath (sleeps 6). The kitchen is equipped to service your whole group and cook together for a great night in! Enjoy an additional mini-kitchen equipped with coffee machine and accoutrements. The TV's have Live TV capability and are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. THE LAYOUT- This home has a solid 5/5.5 layout. All bedrooms have a full en suite bathroom: >1ST FLOOR MASTER BEDROOM SUITE: Boasts a King size bed and stunning en suite bathroom with walk in shower and soaking tub with adjoining screened in porch overlooking the pool and waterway. >1ST FLOOR GUEST BEDROOM: Queen size bed and water views with en suite bathroom with walk in shower. >2ND FLOOR MASTER BEDROOM SUITE: King size bed with en suite bathroom with walk in shower. >2ND FLOOR GUEST BEDROOM: 1 Queen bed and 1 Twin bed. The adjoining bathroom has a walk in shower and separate tub. >2ND FLOOR BUNK BEDROOM: 2 sets of twin bunk beds. Each has a twin trundle that pulls out from underneath. BEACH GEAR: 6 chairs, 1 umbrella, 1 large cooler, plenty of beach toys for the little ones. OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days. PARKING: There is plenty of off street parking in our driveway, 10 cars max. Garage is owner's private storage space and is not included in the rental. LAUNDRY: We offer a set of washer and dryer off of the kitchen and dining area. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience. HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 23-25 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated minutes walk to the beach access, and a 10 minute drive north to Mary Street, the main drive on access! You can also drive to one of the public beach accesses in St. Augustine Beach to park and walk on. TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations. SECURITY DEPOSIT: Per the listing, we will charge the card on file for the listing's Security Deposit of $1500 on the day of check-in. The funds will be released 7 days after checkout if no damage is present upon your departure. There is an additional non-refundable $199 incidentals fee that will be added to each reservation. IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your security deposit amount is not the max that you are responsible for. WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. TO HEAT THE POOL: Inform us that you would like to do so. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees! DOGS ALLOWED WITH RESTRICTIONS: A max of 2 dogs allowed with nightly fee. We request and expect the following from our dog-parent guests: Please do not leave your dog in the house unattended for long periods of time, always leash your dogs when outside of the unit, always pick up after your dog. If you do not submit your pet fee and we find evidence of a pet after your departure, this will result in a charge of up to $500. ***Pets must be freshly bathed prior to arrival and a flea and tick treatment must have been applied within the last 30 days** DOG DAMAGE: Pet damage will be assessed and charged per instance based on the cost of fixing/replacing an item. You accept the responsibility of paying for any damage caused by your pet. QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. DO NOT MOVE FURNITURE, appliances or decor from where you found it upon check in. Outdoor furniture must be returned to its original positioning in which you found it upon check in. LATE CHECKOUTS: If we are able to accommodate a late check out, $25 per hour will automatically be added to your reservation. We do not guarantee late checkout availability. You MUST request late checkout if you would like it. Guests who stay past checkout time and did not put in a request will be charged $100 per hour, and we round up. NO VAPING/SMOKING allowed whatsoever on the property. This is strictly enforced. You may smoke outside in the driveway only. Dispose of butts in outdoor trash bins. If cigarette butts are found inside, there will be a $100 charge for every cigarette butt found. There is a $500 charge for lingering interior smoke smell. NO DRUGS: llegal drugs are strictly prohibited. This includes marijuana. NO UNDERAGE DRINKING. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine. PARKING: Follow parking rules as instructed. Please no more than 10 vehicles. MINIMUM AGE to book is 21. Add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian. THE PRIMARY GUEST on the reservation (who submits payment) must be present for the duration of the stay. DAMAGE: In addition to the security deposit, renters are 100% liable for any and all property damage, caused by themselves or guests, during their stay. CHILDREN: While we allow children, the home is not child-proofed. Parents with younger children use the home at their own risk. CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.  HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property. CHECKOUT PROCEDURES must be completed as written here and posted in the house. EVENTS AND PARTIES OK: All events and parties must be discussed and described at length and approved prior to booking confirmation. EVENT FEE: The event fee starts at $500 for small events and must be paid in advance of check in. Additional cleaning fee also applies. EVENT AND PARTY RULES (apply to all events including but not limited to weddings, birthdays, bachelor/ette parties, bridal showers, baby showers, rehearsal dinners, private dinners, etc): 1. You must notate for us the number of guests who will be present during the event who are NOT already included/accounted for in the reservation. 2. No glitter or confetti allowed. We reserve the right to charge for confetti found post-event. 3. Decor and all event garbage must be removed from the premises by your group and transported away from the property to be disposed of. 4. Removal of furniture from the interior of the home to make room for tables/DJ/etc. is strictly prohibited. 5. Furniture repositioned for the event must be returned to its original positioning (we suggest taking pictures prior to moving it). 6. Please collect all balloons, alcohol boxes and grocery bags and transport away from the property along with other event garbage to be disposed of. 7. Adhere to county ordinance "Quiet Hours" - 10pm to 8am. Crescent Beach is a very eclectic local neighborhood! Feel like you are a true part of the St. Augustine community. The boat ramp is a few miles north. Bring your boat and jet ski's along and drop them in conveniently, then store them in our gated driveway after a fun day on the water! Locally, we have several rental places where you can stock up on beach and water sports gear. Additionally, there is a service called Drifters that will come to the house to drop off bikes that you can rent at a daily rate. Nearby restaurants include Commanders (a local favorite for oysters and seafood) the Sand Bar and Crescent Beach Bar & Grill. One of my all time favorites is Back 40 A1A! You have to try the Chimichurri Steak Quesadilla and Jerk Chicken Tacos! We recommend renting a car for your stay.
