Located 20 minutes from downtown Lawrence, the Batch is a sustainable tiny house nestled in the cedar forests of Perry, KS. Decorated in a minimalist southwestern style, this tiny cabin is a serene and peaceful setting for souls seeking restoration, quiet, and the healing qualities of the woods. Or just a great place to getaway with your love or friends with an even greater view! The Batch is 186sqft, a true tiny house built on an old hay wagon by local carpenter Cody Moore @ KeeneConstructs LLC. Set on 40 acres of beautiful wild woods and fields, cedar forests and ponds, the Batch sits on the edge of an old rock quarry meadow, lending extraordinary views to the West and an abundance of walking trails through varied terrain. The immediate area surrounding the Batch is completely private, however as the larger 40 acres on which it sits is our family land, we (the Moore family) do enjoy taking advantage of the walking trails every now and again. NOTE: This is rustic living. NO RUNNING WATER. (Drinking water provided in abundance). Fully outfitted kitchen with porcelain basin for dishes, with outgoing plumbing, but no incoming. IMPORTANT: It is an “off-grid” experience and the tiny house is on our back 40 acres. Which means that the road to access the Batch is still just a good old country dirt road. IE in rainy weather this road is not drivable, and must be walked back on foot. For most guests that experience these conditions it seems to set the tone for a fun off-grid adventure, however if this *possible* 300 yard walk back does not sound good to you, please do not book. Even in dry July I cannot promise a stray thunderstorm will not crop up and create a walk-back scenario. *We do have a minimum age requirement of 25 years of age to book, for liability purposes.* Outhouse as the bathroom. Solar Panels as electrical source AC/ French Press for Coffee / Propane Stove Top / Fridge / Propane Fireplace Plush Hand Towels / Face cleansing wipes / Lotion *No Shower* The air conditioner is a window unit powered by a gas generator outside. If you are booking during the Kansas hot season (June-September), depending on the temps and length of stay, you will likely need to be comfortable refilling the generator with gas provided. The loft is outfitted with a queen bed, and appropriate layers of bedding given the season. *Space is ideal for 1-2 guests, however up to 4 are welcome if you have a love of tents and are open to providing and pitching one in any of the multiple spots in the cedar canopy woods.* *Very Important* Firewood: Please plan to bring your own. We are no longer able to keep up with the high demand of firewood typically used during most bookings* Under NO circumstances do we allow guests to cut down tree limbs or branches (even those which appear dead) from the immediate forest in which the Batch sits. We have had multiple guests disregard this simple request and it has been incredibly discouraging and has given us pause to consider removing our listing from Airbnb. So that we may continue to host, please respect our very simple rules. Rent a Kayak from us! We have two kayaks (paddles, vests and two ratchet straps included) here at the tiny house which we are happy to rent out! We do not included transportation of the kayaks - only available to guests with roof racks, a truck, or sufficient means of transportation. $15/per kayak for the duration of tiny house stay. Honor System: Please leave cash in the black jar on the book shelf *Red Victory Blast / Sit-in/ 250 Weight capacity / 9ft long / Weighs 40lbs *Yellow Ellie Sound 100 xe / Sit-in / 300 Weight capacity / 10 ft long / Weighs 40 lbs Set on 60 acres of pristine wooded forests, ponds, fields, bluffs and and old rock quarry, the Batch allows access to 40 acres of hiking and general nature submersion. Tucked back into a cedar forest on a bluff, the views offered up from the tiny house itself and the surrounding outdoor spaces are excuse enough to batch it up and escape into the peace and quiet awaiting all who seek rejuvenation. A fire-pit with chairs and an assortment of outdoor lights allows for the option of utilizing more than just the 186sqft of the tiny house in good weather, as well as a small grill. Another spot on the bluff with a wooden bench offers up a beautiful view to the West for a good morning coffee lookout as you greet the day! ALL DOGS WELCOME. Bring your pup(s) and enjoy your stay even more as they live it up running free and wild with no need for restrictions. We do have two dogs of our own (Marley Great-Pyrenees Mix and Mingo Boarder Collie Lab Mix) who are the best natured pups, both free-range country dogs who act as our "Meet&Greet Committee". You will likely experience one or both of them happily leading you out as you make your way toward the tiny house. They get along with literally everyone under the sun! More than happy to be available in person if necessary! Typically however we respect the fact that most individuals seeking out the Batch are here to do so as a personal or couples retreat; a retreat away from encounters, new meetings, socializing, and external energies. We respect space and privacy. It is rare that you will meet either of us unless requested. Take this time to recharge and soak up all the beauty! :) *The immediate area surrounding the Batch is completely private, however as the larger 40 acres on which it sits is our family land, we (the Moore family) do enjoy taking advantage of the walking trails every now and again. * The Batch is set on 60 acres just 4 miles North of the little town of Perry, KS. 1/2 miles from Lake Perry, one of our best resources! An easy 15 minute drive from downtown Lawrence, as well as 20 minute drive from Topeka. Though the Batch is accessible via vehicle 90% of the time, there is the 10% when rain or melting snow turns the dirt path into a mud run and during these conditions we ask that guests be willing to park on the front property and walk the easy 7 minute trek back. (It is about a 300 yard walk back) The road out to the tiny house cuts across our acreage and is, as of now, a rough road. In dry conditions its very passable, however In very wet and rainy weather conditions we move the parking sign up about 300 yards to a safe spot for parking which does not endanger guests getting cars stuck or causing large ruts in the road out. If the forecast for your stay calls for heavy rain, brings some mud/rain boots for the walk back! *We have solar lights spaced along the road back to light the way for guests arriving after dark, and white arrow signs periodically along the road point towards the tiny house which is nestled in the woods.* Firewood: Please plan on provide your own firewood should you want to use the fire-pit, Thanks!
