Bedroom and mezzanine in a loft & breakfast

Newly renovated bathroom and kitchen! Loft on 2 floors. The guest room is on the 1 st floor. (the bedroom space behind the bookcase is mine) Guests: Comfort room with lock and TV. Private room + breakfast 🥐☕️ - croissants - jams - fruit juice - hot drink ⚠️ Upstairs bedroom via spiral staircase, not ideal for people with mobility issues. Ⓜ️Very well located in relation to Paris (less than 5 minutes from Ivry train station + line 7 Mairie d'Ivry 7 minutes away) 🖼️Eiffel Tower, Versailles, Louvre direct transport. 🎶 Accor Hotel Arena 20 min ✈️ Direct Orly Airport ✈️ CDG Airport 1 hour 🚆 Gare de Lyon 20 min 🚏Bercy 20 min Cool atmosphere here, just no noise at night. Apartment shared with me, the living room is converted into a studio. New bedroom paint, new bedding No smoking but vaping is allowed (I vape myself). Flexible check-in, luggage drop-off allowed. I am very often there to welcome guests, but a key box is also available in my absence. Residential neighborhood close to all shops. Quiet building housing families and painters. Guest access 🏠 Bedroom upstairs of a duplex, I live here, shared living spaces but the rented bedroom is private with lock and upstairs. 🧳 Guests have the second floor available: a mezzanine with a table overlooking the living room as well as the bedroom furnished with a double bed, a sofa convertible into a futon for sleeping and a TV (Netflix, Amazon Prime and others, YouTube, no TNT) 🙋🏼‍♀️The lower floor is a studio with a bedroom area separated by a piece of furniture/partition, where I sleep at night. Supplies: 📺🛜☕️🧖‍♀️🔌 Wifi + TV + bath towels + hair dryer + USB/USB-C charging station + coffee machine + Heating + Air conditioning 🥐 In the morning breakfast is left in the kitchen, guests can have it in the living room or on the mezzanine, as they wish! 🏝️ Relaxed and friendly atmosphere, I will be there but of course the tenants have complete independence. ☀️🌖 No regard for schedules, just respect for quiet times. ☮️No racism, sexism or homophobia See you soon! Other things to note Not many rules apart from respecting the quiet hours at night, i.e. when you are there, pay attention to the volume of conversations. Despite everything, I am a person who does not tend to go to bed early, so no worries about coming back from concerts, parties, etc. No food outside the fridge, please do not eat in the room Remember to lock the apartment and take your trash down to the basement when you check out, thank you ☺️
