We can assist with affordable airport transfers, car hire arrangements with airport pick-up/drop-off options, and local recommendations during your stay. Each reservation is assigned a dedicated guest manager who will assist you throughout your stay and respond to questions or urgent matters as efficiently as possible. We also offer a diverse portfolio of accommodations across Malta, ranging from modern apartments to luxury villas. If this property does not fully suit your preferences, we may be able to recommend alternative available accommodations within our collection. Please note that preferences relating to style, décor, atmosphere, surrounding area, or subjective expectations do not constitute valid grounds for refunds or compensation. Your Accommodation Please note that the photos displayed may occasionally represent a very similar accommodation within the same building or portfolio category. Layouts, floor levels, furnishings, balconies, natural lighting, and views may vary depending on the assigned unit. However, all accommodations will include the same essential amenities and overall accommodation standard. While we occasionally have spare adapters available, they are subject to availability and cannot be guaranteed. If an adapter is requested from us, delivery times may exceed 24 hours depending on staff availability and supplier access. Failure to have a compatible adapter available shall not constitute grounds for refunds or compensation. Maintenance While all properties undergo regular maintenance inspections, occasional technical issues and breakdowns may still occur. Our maintenance team prioritizes urgent matters and resolves most issues within hours whenever possible. Certain repairs requiring specialist contractors, replacement parts, or external suppliers may take up to 72 hours or longer, particularly during weekends, public holidays, or peak periods. By confirming your reservation, you acknowledge and accept that: maintenance access may occasionally be required during your stay our staff may need to enter the accommodation in your absence for urgent repairs, emergencies, safety concerns, or maintenance purposes repair response times depend on severity, contractor availability, and operational scheduling If access for required maintenance is denied, we cannot guarantee that the issue will be resolved during your stay. Hot Water All accommodations are equipped with hot water heaters. In many cases, lack of hot water is due to the heater being switched off accidentally. We kindly ask guests to ensure the heater remains switched on when required. In shared accommodations, hot water usage should be managed responsibly. Excessive consecutive usage may temporarily deplete the available hot water supply until the system reheats naturally. In the rare event of a genuine heater malfunction, our maintenance team will work to resolve the issue as quickly as possible. Temporary depletion of hot water due to excessive guest usage does not qualify for refunds or compensation. Noise & Construction Malta is a vibrant and lively Mediterranean island. Guests sensitive to noise are encouraged to contact us before booking so we may advise on quieter locations where possible. Noise originating from neighbouring properties, public spaces, construction sites, festas, or local events shall not constitute grounds for refunds, compensation, or relocation. Power Outages As with many island nations, Malta may occasionally experience temporary power outages, particularly during periods of high electricity demand in summer. These interruptions are managed by the national utility provider and remain entirely outside our control. No refunds or compensation will be issued for utility outages caused by external providers or force majeure circumstances. Mosquitoes, Insects & Pests Due to Malta’s warm Mediterranean climate, mosquitoes and occasional harmless insects may naturally be present, particularly during spring and summer. All properties undergo regular pest control treatments; however, no property can be guaranteed entirely insect-free at all times. On rare occasions, guests may encounter ants, mosquitoes, flies, or cockroaches despite preventive treatments. This is climate-related and does not reflect the cleanliness standards of the accommodation. We recommend using mosquito repellent and avoiding leaving food exposed. The occasional presence of insects shall not constitute grounds for refunds, compensation, relocation, or cancellation. Humidity & Ventilation Malta’s humid climate, combined with indoor drying of clothes, steam from showers, and limited ventilation in certain studio layouts, may increase indoor humidity levels. To reduce humidity, guests are advised to: ventilate the accommodation regularly open windows when possible avoid drying wet clothes indoors excessively avoid leaving wet towels unattended indoors All accommodations are inspected prior to check-in. Guests should report any concerns immediately upon arrival. Parking Please note that none of our properties include private parking unless specifically stated in the listing. Public street parking in Malta is generally free in white-marked bays; however: availability is limited in many areas some streets operate under timed parking regulations finding parking may require patience, particularly during evenings and summer months Lack of nearby parking availability shall not constitute grounds for refunds, cancellations, or compensation. Baby Beds & High Chairs Baby beds and high chairs are available upon request and subject to availability. Requests must be made at least 48 hours prior to check-in. For hygiene and safety reasons, we do not provide baby bed linen, blankets, or pillows. Guests must bring their own. While we do our best to accommodate all requests, immediate availability cannot always be guaranteed, particularly during weekends, holidays, or late-night arrivals. Unavailability of baby equipment requested outside the recommended notice period shall not constitute grounds for refunds or compensation. Air Conditioning Properties in Malta commonly use split-type air conditioning systems for both cooling and heating. To ensure efficient operation and reduce unnecessary strain on the systems: summer recommendation: Cool mode at 23°C winter recommendation: Heat mode at 26°C units should not remain running while guests are outside the accommodation Excessively low or high temperature settings may increase the likelihood of system overloads, reduced efficiency, or electrical interruptions. Improper use of air conditioning systems resulting in reduced performance or temporary shutdowns shall not qualify for refunds or compensation.
