It is nestled in a residence with a charming garden, adorned with a variety of lush plants, with direct access to the lake. The space The flat is located on the first floor and features: - 1 double bedroom with a Queen size bed, 160x200 cm, a large built-in wardrobe and a large window. - 1 bathroom with shower, toilet and hairdryer. → Bed linen and towels are included in the price. - 1 kitchenette with electric cooker, fridge, freezer, kettle, coffee machine, toaster and everything you need for cooking. - 1 living room with SmartTV with foreign channels, a table with 4 chairs and a comfortable sofa bed which can be used by the third to fourth guest if necessary. Two large windows lead to the balcony. - 1 balcony with table and chairs, for outdoor dining and two deck chairs to fully enjoy the magnificent lake-mountain-garden view. - 1 free, private parking space inside the property. In the residence there are: - A swimming pool (open seasonally - from May). - Direct access to the lake. - A large garden with sun loungers and parasols. - A pier with the possibility of mooring your own boat, upon reservation and payment. Guest access The flat and balcony are at the complete disposal of guests, as is private parking for one car on the property. The swimming pool, garden and dock are shared with the other guests and owners. Other things to note 1. SELF CHECK-IN 🔐 Thanks to our self check-in procedure, you can access the apartment independently at any time after 3:00 PM. No waiting, no restrictions. 📋 Mandatory registration: In accordance with Italian law (Art. 109 T.U.L.P.S.), we are required to register all guests for security reasons. Since there is no physical reception, the procedure will take place as follows: 1. You will be asked to complete the ONLINE CHECK-IN BEFORE ARRIVAL, including uploading a valid ID document for each guest. 2. To verify that the documents match the persons, upon arrival you will be asked to ring the video intercom for the VIDEO IDENTIFICATION procedure. ℹ️ Privacy and data protection guaranteed: The procedure is completely secure and complies with data protection regulations. Documents are automatically deleted from the system immediately after approval and are not stored. ⚠️ We cannot host guests who do not provide a valid identity document. 2. MINORS 🔞 Minors may only stay if accompanied by their parents or by an adult with written authorization and a copy of the parents' identity documents. 3. SERVICES 🚤 Possibility to rent SUPs, canoes, bicycles, and boats (no license required), thanks to agreements with nearby businesses. 4.
