Description

The apartment is about 74 m² and is newly renovated - A bedroom with a double bed - a spacious living-dining room with modern kitchen. - Separate toilet and bathroom. - a bedroom with 2 single beds which can be converted into double beds. The house consists of 12 apartments. The apartment is on the 2nd floor without an elevator The environment as well as the house is rather quiet and that should stay that way. Loud parties, shouting or the like are not permitted. The space The apartment is ideally divided for 1-4 people. For 1-2 additional guests, additional beds are available. Up to 2 guests, the apartment is rented without a second bedroom. From 3 guests with the second separate bedroom. From 5 people, 1-2 beds are available in the spacious living area. A 7th person could sleep on the couch in the living room. Guest access electronic lock Other things to note Since I live in the same house, a quick and uncomplicated solution for various requests should be found. For unannounced guests, €100 per night per person will be charged! Please request for the correct number of guests - it makes a difference whether the apartment is used by 1, 2, 3, 4, 5 or 6 guests. The apartment is on the 2nd floor without an elevator. Access to the apartment is via a numeric code, which will be provided on the day of arrival. For this purpose, a valid phone number for the renter is required. Alternatively, you can request the access code from me by phone on the day of arrival, or I can send it to you via the Airbnb app. On the first floor, there are 2 doors with a numeric code. Please make sure you use the correct door/apartment -> Apartment No. 7, upstairs on the left, in the middle of the hallway. Additional people in the apartment are only allowed by prior (written) agreement with the landlord. The area around the apartment is quiet, and it should stay that way. Parties, shouting, or the like are prohibited. The apartment must be left in a similarly tidy condition as it was found upon arrival. No smoking inside the entire apartment, without exception. Smoking is also not allowed on the balcony. Damage to or in the apartment, as well as to the inventory, must be reported to the landlord immediately. Compliance with the house rules is required. Bringing (pets) is prohibited. Failure to comply may result in the immediate termination of the accommodation agreement. Depending on the violation, the landlord may, at their discretion, retain the accommodation and cleaning fees already paid. Please close the windows when leaving the apartment. Please note that the front door does not lock automatically when it is simply closed. No liability is accepted for any of the guests’ belongings, in any form whatsoever. The landlord assumes no liability and will not reimburse any costs if the apartment becomes uninhabitable due to an event (fire, water damage, etc.). The landlord is responsible for determining whether the apartment is habitable or not. House Rules (excerpts) 1) QUIET INSIDE THE HOUSE: Between 9:00 p.m. and 8:00 a.m., quiet hours must be observed in all respects, in particular by not listening to the radio, watching TV, etc. Even during the day, any shouting, noise, or disturbance to roommates should be avoided. On Sundays, public holidays, and Saturdays, there is also a quiet period from 1:00 pm to 3:00 pm. Playing music is allowed only on weekdays between 9:00 a.m. and 1:00 p.m. 2) Running around on the stairs and in the hallways is prohibited. 3) Practicing a profession in apartments in a way that disturbs the tranquility of the other apartment owners is not permitted. 4) Carpets, clothes, mattresses, etc., may only be beaten in the designated areas, but not on the stairs, in the hallways, on the balconies, or out of the windows. 5) Residents are required to keep their apartments clean. 6) Do not put any solid waste (food scraps, garbage, etc.) down the toilets or into the drains (sink). The lids of the trash bins must be kept closed at all times. Please ensure that waste is separated (organic, residual waste, paper, etc.). 8) The community is responsible for keeping the stairwell clean. 9) For fire safety reasons, it is not permitted to place any kind of objects in the hallways. 10) Damage to the outdoor areas belonging to the property (green space, walkways, children’s playground, parking area, etc.) must also be avoided. 13) In the interest of cleanliness and order, no pets are allowed in the residential complex.
