Recently renovated apartment, cozy, clean and equipped with every comfort. It is just a 10-minute walk from the beginning of the historic center (Piazza Beccaria), 15 minutes from the Artemio Franchi stadium and the Nelson Mandela Forum, a 10-minute walk from Campo di Marte Station and 5 minutes from the beautiful Arno riverfront that in summer is filled with young people and Florentine nightlife. The area is also equipped with numerous public transportations. Great for couples, families with children and small groups of friends! The space Cozy, recently renovated apartment, located in a condominium ideal for up to 4 people, located on the 3rd floor (NO ELEVATOR). The property is located in one of the most lively neighborhoods in the city, well served by shops, supermarkets and transportation, great for visiting the city on foot. LIVING AREA This area looks like an open space living room and kitchen. The kitchen is practical and well equipped with an induction cooktop with four burners, fridge, coffee maker, moka coffee maker, kettle, toaster, kitchen utensils, dishes, glasses, cutlery and dining table, chairs and high chair (only on request). The living room, equipped with a sofa bed, floor lamp and smart TV with the possibility to watch Netflix, Amazon Prime, Youtube and many other apps. DOUBLE BEDROOM The bedroom consists of a double bed, two large wardrobes, two nightstands and two bedside lamps. A crib for babies and children 0-3 years can be set up. DOUBLE BEDROOM The double bedroom consists of two single beds, two nightstands, two lampshades, a wardrobe and a chest of drawers (dedicated to our cleaning staff). BATH HOUSE Elegant and practical. The bathroom is complete with shower stall, sink, bidet, toilet, water heater for hot water and washing machine. The room is completed by hand soap, laundry detergents, fabric softener, and toilet paper. Guest access Guests will have full access to all areas of the house. The apartment is on the third floor of the condominium. NO ELEVATOR. Other things to note The Municipality of Florence has established the payment of a tourist tax of €5.50 per person per night for all non-resident visitors to Florence up to a maximum of 7 nights, with the exception of children under 12 years of age. This tax is already included in the total price that Airbnb calculates for you. The heating is condominium and the house is warm in winter. The radiators are turned on from November 8 until April 7 and thanks to the valve system it is possible to adjust the temperature from 0 to 5. In compliance with energy consumption laws, it is recommended to keep them at 2 (Italian Presidential Decree No. 74 of 04/16/2013, Italian Ministerial Decree No. 383 of 10/06/2022). Summer: The average air temperature must NOT be LESS THAN 26°C. Winter: The average air temperature must NOT EXCEED 19°C.
