A perfect family vacation in a perfect family location. Whether you choose to spend your time fishing off the docks, swimming in the lake, roasting marshmallows by the bonfire, catching the spectacular sunsets, or just relaxing in the hot tub and watching the world float by, you won't be disappointed with this location. Just 1.5 hours from the GTA with easy access from highway 400, and on a private dead end street! The property and driveway are privately owned and there is plenty of parking. The space Our cottage is perfectly geared toward family time. It's located on a quiet dead end street with virtually no traffic. Although there are neighbours, the large, tree lined back yard offers privacy. If you look at the overhead pictures you can get a feel for the neighbourhood and the cottage's location. You can see the proximity to Picnic Island Resort, a great place to enjoy some fresh cut fries at the fry shack, or an ice cream cone at the general store. Every guest is welcome to responsibly use the outdoor amenities, including the fire pit, kayaks, hot tub, picnic table, Muskoka chairs, BBQ's, and docks. There is a fire pit in the yard, facing the lake. It is encircled by pine Muskoka chairs so you don't have to worry about bringing your own. Fires are permitted providing there are no fire bans in effect. You're welcome to bring your own firewood, or you can purchase it at the Picnic Island General Store. There are two adult kayaks, along with paddles and life jackets. There is a hot tub on the lake side deck. It is typically serviced 2-3 times a week, depending on the ambient temperature, and the number of guests using it. Boats can be accommodated on the dock with prior communication. There is a free public launch just 2.7 km from the cottage, and a paid launch just 46 meters away! There are Muskoka chairs on the dock for relaxing and enjoying the sights, and a ladder for easy access to the lake. Please note the lake will sometimes have weeds, and sometimes not. This is completely dependent on the water level, something that is controlled by the ministry, and is not exclusive to this lake. It is typical of all Ontario lakes. There is a propane BBQ on the front porch, just outside the kitchen door. The yard is typically maintained 2-4 times a month, depending on the ambient temperature, and rainfall. There is parking for 3 cars quite comfortably on the left side of the driveway. We keep the right side open for our own personal vehicles, or service or maintenance vehicles. We keep our boat on the dock and will, from time to time, access it. There will always be prior communication before any service or maintenance is scheduled, or before there is any access to the property. Inside the cottage there are three bedrooms (one with a queen bed, one with a double bed, and one with a set of twin bunk beds), a Muskoka room with a queen size futon, and a living room with plenty of sitting space. There are pillows on the beds but not on the futon. Sheets and blankets are not supplied. There will be a couple rolls of toilet paper, basic cleaning supplies, dish soap and hand soap, a bath mat, and a couple of hand and dish towels. The cottage will comfortably accommodate 6 adults and 2 children. Families only please. Guest access The guest is welcome to use the entire cottage along with the outdoor amenities, including the BBQ, hot tub, picnic table and umbrella, fire pit, Muskoka chairs, kayaks, and dock. The code to the front door keypad will be sent to the guest prior to check in. Other things to note 15 Gidley Turnpike Your comfort is our first consideration. Please help make your stay more enjoyable by observing: SMOKING: Our cottage is smoke free. Please restrict your smoking to OUTDOORS ONLY and use ashtrays. LINENS: All linens are to be supplied by the guest. This includes bedding, pillows, towels, dishcloths, etc. OCCUPANCY: All occupants must be registered. Unregistered occupants, or occupants found to have exceeded the stated occupancy for the unit, will be evicted immediately with no refund, and will forfeit any security deposit and/or be charged an additional $150.00 per person, per 24 hour period. VISITORS: Unregistered visitors are not permitted at any time without prior permission. PARKING & VEHICLES: Parking is at your own risk, and is for registered guests only. It is limited to a maximum of 3 cars. Large battery charging is not permitted. This includes electric vehicles, bikes, scooters, etc. SMOKE DETECTORS: All smoke detectors and fire extinguishers are in working order. Do not tamper with them in any way. NOISE: Georgian Bay Township enforces a 24 hour noise bylaw. Please keep noise to a level that does not interfere with the comfort and enjoyment of our neighbours. This includes noise from music, pets, voices, vehicles, etc. Profanity will not be tolerated. You must turn OFF outdoor music at 9:00 PM, and indoor music must not be audible outside. HOT TUB (SPA): Please keep the lid securely fastened when not in use. This helps to keep the tub at the desired temperature, and keeps debris out. The tub is set between 101-102 degrees. Please don’t tamper with this setting. There is a maximum of 4 people allowed at any time, and children under the age of 16 are prohibited. Alcohol should not be consumed while in the tub as this is a drowning risk. A maximum period of 15 minutes is recommended. WATERFRONT: Water safety is your responsibility. Children should be supervised. Play and swim at your own risk. Always wear a personal floatation device (PFD) when near the water. Slips and falls may occur on and from the dock. Watch your step and be extremely careful. ACCESS: The property owner or agent shall be permitted access to the premises at any time. They will, from time to time, access the dock where their personal water craft are moored. They will also, from time to time, access the parking area where their personal vehicles are parked. FIREWORKS: The use of fireworks is limited by town bylaws and prohibited without prior permission. FIRE PIT: Fires are permitted in the designated fire pit only, provided there are no fire bans in effect. Firewood can be purchased next door at Picnic Island Resort. Please clean up after yourself. DRUGS & FIREARMS: Illegal drugs and firearms are prohibited on the property. TENTS: Tents or any other temporary accommodations are prohibited on the property. PETS: Pets are not permitted. KITCHENWARE: This cottage is equipped with basic kitchenware items. It is your responsibility to ensure all kitchenware items have been cleaned and returned to their designated space. FURNITURE: Do not move or rearrange any furniture, either indoors or outdoors, including beds, dressers, picnic tables, umbrellas, and BBQ’s. Please close and secure umbrellas at night and when not in use. TRASH & RECYCLE: The disposal of trash & recycle is the responsibility of the guest. Do not leave any trash outdoors as it will attract wild animals such as bears, raccoons, and skunks. ALL TRASH & RECYCLE BINS MUST BE EMPTIED AT CHECK OUT, and either taken home with the guest, or disposed of at one of the Georgian Bay Township Trash & Recycling Facility. DAMAGES: The cost to repair any property damage, or replace any missing items, will be taken from any security deposit. This includes lost or broken internet boxes, fixtures, remote controls, keys, kitchenware, etc. CLEANING: Please ensure the cottage and surrounding yard are left tidy at check out. Dishes must be washed, dried, and put away; trash must be properly disposed of as outlined above; the fridge, stove, coffee pot and microwave must be completely emptied and wiped out. Check outside areas for trash and cigarette butts. Please leave the cottage in the condition in which you found it. CHECK OUT: Check out time is 10:00 AM sharp. LIABILITY: Every person enters the property at 15 Gidley Turnpike at their own risk. 15 Gidley Turnpike assumes no liability for any injury, personal injury, death, damage or loss of property, or any similar situation. These rules are to ensure the enjoyment of all guests and neighbours. Guests who fail to adhere to any aspect of this document or any other rules of 15 Gidley Turnpike, or who are asked to leave for any reason will not receive a refund, and will forfeit any security deposit. Liability Agreement: The use of 15 Gidley Turnpike (hereinafter referred to as "Gidley") is not without potential risks, dangers, hazards, and liabilities. These include, but are not limited to, personal injury, death, property damage, delay or inconvenience, expense and other loss. All persons using Gidley are required to accept these and all other risks as a condition of their access. Gidley, its employees, servants, agents, successors, administrators, assigns, and contractors will not accept any liability for injury, loss, damage or expense suffered by any person as a result of their use of Gidley. This Release of Liability, Waiver of Claims, Assumption of Risk and Indemnity Agreement, releases Gidley from any future claims which might arise as a result of its use. I acknowledge that there are standards to govern my conduct and those in my party as well as any of my visitors while on the premises of Gidley. These standards are described in this document. It is my responsibility to familiarize myself. USE OF GIDLEY BY ANY PERSON CONSTITUTES AGREEMENT WITH THESE STANDARDS. I am in good physical and mental health and I am able to use Gidley and its premises, and make informed, objective decisions. I understand and acknowledge that my use of Gidley will involve risks, both anticipated and unanticipated, that could result in injury, disease, illness, and death, as well as damage to or loss of property. Potential risks may include, but are not limited to: cuts, bruises, sprains, strains, fractures, concussions, internal injuries, disease, illness, head injuries, paraplegia, quadriplegia, and even death which may arise from accidents or accidents associated with the use of Gidley. I agree to comply with the stated and customary terms and conditions for the use of Gidley. If, however, I observe any unusual or significant hazard during my use, I will remove myself from participation and bring such to the attention of the nearest employee immediately. Gidley cannot and will not assume liability in respect of any risks, dangers, hazards, and liabilities associated with the use of Gidley. It is my sole responsibility to refuse to proceed with my use of Gidley if I am uncomfortable or feel unsafe for any reason. I am solely responsible for the care and security of any personal items brought to Gidley. Gidley will not be held responsible for any loss, theft, or damage to any personal items. I am aware that use of Gidley involves risks, dangers, hazards, and potential liabilities, including but not limited to those referred to in this agreement, as well as those not specifically described herein, whether anticipated or unanticipated. I freely accept and fully assume all such risks, dangers, and hazards, and the possibility of personal injury, death, property damage or loss, resulting therefrom. I can and will personally pay for all costs and liabilities that may be incurred by virtue of my use of Gidley. I agree to waive, release, and forever discharge Gidley from any and all manner of action, causes of action, suits, demands, debts, contracts, claims, damages, interest, costs, and expenses, that I have, or may in the future have against Gidley as a result of any loss, injury, disease, illness, death, and damage that I or any guest of mine may suffer, by reason of or arising out of or, in any way connected with or resulting from the use of Gidley, due to ANY CAUSE WHATSOEVER, INCLUDING NEGLIGENCE, BREACH OF CONTRACT, OR BREACH OF ANY STATUATORY OR OTHER DUTY OF CARE, by Gidley. I agree to indemnify Gidley and hold Gidley harmless from all costs and expenses, including legal fees, incurred by Gidley or on Gidley's behalf, in defending or in connection with any claim, action or proceeding which may be brought against Gidley for any reason resulting from my use of Gidley. I agree, promise, and covenant not to sue, or assert any claim against Gidley for any reason whatsoever arising from, or in any way connected with my use of Gidley, or from any claim brought against me by other guests or third parties. I agree that this agreement shall be effective and binding upon my heirs, executors, administrators, assigns and representatives. I agree that this agreement and any rights, duties and obligations as between the parties to this agreement shall be governed by and interpreted solely in accordance with the laws of the Province of Ontario. I agree that any litigation involving parties to this agreement shall be brought solely within the Province of Ontario and shall be within the exclusive jurisdiction of the courts of the Province of Ontario. I understand and hereby release Gidley from all liability, waive all claims against Gidley and agree to indemnify Gidley as listed above, as well as any other instances not mentioned. I have read and understand this agreement and that I have given up certain legal rights which I or my heirs, executors, administrators, assigns, and representatives may have against Gidley. In entering into this agreement I am not relying upon any oral or written representations or statements made by Gidley with respect to the safety or value of the use of Gidley. I understand that I have the right to seek legal advice before executing this agreement. USE OF GIDLEY BY ANY PERSON CONSTITUTES ACCEPTANCE OF THIS AGREEMENT.
