The Wool Barn, Simonsbath

The Wool Barn is a recently converted shearing barn offering warm, comfortable accommodation for up to 8 guests plus a cot, set on the Exmoor Estate. The house has 4 en-suite bedrooms, comprising 2 king size rooms and 2 twin rooms, all upstairs, plus a ground floor snug/study with a pull-out sofa bed and adjoining en-suite shower room, useful for guests with limited mobility (please note the property is not wheelchair accessible). There is also a downstairs cloakroom. The space The well-equipped kitchen leads to a large dining table and through to a sitting room with plenty of seating and a wood burning stove for cosy evenings. A washing machine, tumble dryer and fridge freezer are provided, along with freshly laundered linen, towels and tea towels, washing up liquid and loo rolls. Central heating and electricity are included in the tariff. Throughout the house you will find family and local pictures, a good selection of books and interesting sculptures. A high-speed Starlink internet connection is available onsite, usually running at 50mb/s or more, suitable for streaming and video calls. Outside, the property has direct access to the Estate with moorland walks straight from the door. Parking is available beside the house. Well-behaved dogs are welcome for an additional charge of GBP 20 each, usually up to a maximum of 2, with 3 considered on request; dogs should stay downstairs, avoid the furniture and be kept on a lead near stock. Stabling is available locally by arrangement on a DIY basis at GBP 20 per horse per night, including hay and straw, with a groom available at extra cost if required; please check availability before booking. The property is suitable for children and for guests with restricted mobility, thanks to the ground floor snug and en-suite. Safety features include exterior lighting, a deadbolt lock, smoke detector, carbon monoxide detector and fire extinguisher.
