The space This cozy 1000 sq ft cottage has 2 bedrooms and 1 bathroom plus a brand new outdoor shower. Master bedroom has a queen size bed (lake view and access to large deck), second bedroom has a king size bed. Each bedroom has a flat screen television. You can add 1 for sleeping on a fold out twin memory foam mattress on a twin frame. All linens & towels provided. Fully supplied kitchen with dining for 6. Living area is fully furnished with large flat screen TV (internet Roku for you to use your subscriptions on). Enjoy your mornings with coffee on the front deck looking down to the lake or evenings on the lake dock enjoying the relaxing sunsets and stargazing. Fire pit available for smores, and large outdoor grill/smoker for outdoor cooking. Yard is spacious enough to play volleyball, badminton or horseshoes, so bring your outdoor games! This property has 100 feet of lake front for swimming with a private dock. It is on the main part of the lake on deep water! We provide 5 very basic kayaks,. The 2 stored on the dock will be the cleanest but will still require a little wash off in the lake. The 3 along the fence will need more TLC but remember, they are included free of charge! The boat lift is occupied but fiberglass mooring whips are available to secure your boat or jet ski at the dock. NOTE: Although we strive to eliminate them, there are sticker burrs and fire ants in the grass going down to the lake so please wear something on your feet to avoid them!! Property is fenced around the house for young children as well as your family pups. Also fenced down to the lake. Maximum two dogs. There is a $75 pet fee. Lake Athens has a nice Marina that you can drive to by boat or vehicle. In addition, they have a nice restaurant for dinner, and bait shop that also sells breakfast and lunch. Visit the nearby Texas Freshwater Fisheries Center, Zipline Adventures, or drive 10 minutes to Athens for shopping, groceries, restaurants and a movie theatre. Check out the Athens Brewery on the Square or 3 P’s winery. Athens Scuba Park near by offers scuba lessons and certification. Lake Athens is 30 miles from Tyler that provides many choices for shopping, eating, movies and such. Also 30 miles from Canton, home of the famous First Monday Trades Days! Property is very pet friendly and is fully fenced both around the house and all the way down to the lake. Maximum two dogs. Swimming, use of basic kayaks are at your own risk. A variety of lifejackets are available and are required on kayaks per State law. Property has been on Airbnb and VRBO very successfully for 10 yrs under previous owners and I am striving to make it even better. Upgraded the beds to Queen and King.
