The space This turn of the century modernized studio apartment has a riverfront location in downtown Hot Springs with on street parking. This studio apartment has a shared remodeled kitchen with a dishwasher and cooking supplies. In the room is a Private bathroom with shower, sink and toilet. Main room has a setting bar with two bar stool for work and eating. There is a sink and counter for prepping food in the room. Theirs is also and a small refrigerator with freezer. The couch is a futon bed for watching TV and sleeping on. We provide pillows and bedding. Base price for the room is for 2 Guest, extra guests are $15 each per night. For your convenience, a large cabinet in the hall is stocked with towels, sheets, pillows, toiletries, and other essentials. Fall River Suites House Rules 1. The communal areas can and will be monitored by cameras for the safety of all. 2. Quiet hours are from 10:00 pm until 8:00 am. 3. WIFI Network: 4. No alcohol may be consumed or stored in the communal areas. This includes the kitchen fridge and/or cupboards. 5. We have a common kitchen. Common kitchen supplies are available. Pots and pans are for everyone. Feel free to use what you need. Please keep the kitchen as clean as possible. All dishes must be washed immediately after use. We do have a dishwasher and dishwasher soap. It is your choice to wash by hand or use the dishwasher. Thanks in advance. 6. Items in the community fridge are to be labeled. The community fridge will be cleaned on a weekly basis, and anything older than a week and/or not labeled will be thrown out. Each suite has a fridge, and guests are encouraged to use their room fridge first. 7. The kitchen is a quiet area. It is a 100+ year old building with sound easily carrying. Major cooking activities beyond 9 p.m. should be avoided and will not be tolerated. If you would like to play music, keep it down. 8. Each guest is to clean up after themselves. Dirty dishes are not to be left in the sink. A broom is available next to the fridge. Wipe out microwave and clean stove after each use, same with the counters. Return cleaning equipment promptly! Cleaning supplies are under the sink. 9. All dishes must be washed within an hour after use. A dishwasher is available. It is your choice to either do dishes by hand or put them into the dishwasher. 10. No smoking in the building. No cigarette or other butts should be thrown on the ground. Smoking is permitted in designated areas only! The smoking area is on the back deck. Discard cigarettes in the cigarette receptacle. 11. Bikes and trikes may not be ridden or stored in the building unless approved by the owner. The hallways are not play areas. 12. Electrical outlets in the hall are for owner/staff use only. 13. IMPORTANT; All unit entrance doors must be kept closed at all times for the privacy of other unit occupants. Entrance doors may not be left partially open for ventilation or a community house effect. Please keep the front and back doors to the building closed and locked at all times. 14. Balconies or patios may not be used for storage or hanging clothes. Due to the small deck, no grilling, cooking, or open flame is permitted LAUNDRY ROOM RULES Hours: 8:00 am – 10:00 pm. ONLY 1. Please do not overload the machines. Overloading will not get clothes clean and will damage machines. 2. Please remove clothes promptly from the washer & dryer after use. Anything left after an hour will be removed and put on the table, wet or dry. 3. Please remove the lint from the dryer & wipe down after each use. Clean the lint basket, too. Do not leave dryer sheets in the dryer. 4. Please measure your soap. The building has soft water, so less soap is recommended. Using too much detergent will cause the machine to malfunction. 5. Please do not handle others’ laundry. 6. Keep the entire laundry room clean! If you spill something, please wipe or sweep it up immediately. 7. NO greasy clothes, comforters, blankets, or other large bedding. No big coats. These items can be washed at Quality Cleaners Laundromat. 8. If doing a large amount of laundry, be courteous. 9. Sign up on the board if your laundry will take over an hour. Pick a date, day, and time frame. Your best guestimate of how long this will take would be nice.
