The Space: Double metal doors expose entry with views from DTLA to the ocean. Enter a bright open living room with walls of glass and high ceilings. The kitchen offers high-end appliances, wood paneled cabinetry, breakfast bar, and a covered patio. The elegant dining room sits adjacent to the patio, completing the shared living space. The lower level features a sun-drenched family room with sliding doors that reveal a resort-like yard with a pool, spa, grassy pad, palm trees, and promontory views. The home also includes a detached guest suite tucked below the property, accessed via exterior stairs. Bedroom Configuration • Main Level: Two guest bedrooms with queen beds, connected by a shared Jack-and-Jill bathroom • Lower Level: Primary suite with a king bed and dual bathrooms • Detached Guest Suite: Private retreat with a king bed and en-suite bathroom, accessed via exterior stairs The primary suite and one main-level guest bedroom include TVs. The detached guest suite includes a TV located near the sofa area rather than positioned for viewing from the bed. Please note that one of the upstairs guest bedrooms does not include a TV. Guest Access: Whole house Other Things to Note: Please send our team a message prior to booking this home. Please do not request a reservation without speaking with the Home Manager. Please note that you may be asked to sign supplemental terms prior to entry of the property depending on the booking platform you are booking on. Signing these terms is required before entry is given. Additionally, you may be asked to pay for your credit card processing fee after booking. In an effort to keep our properties in good condition and to maintain a peaceful presence within the neighborhood, we have a few rules in place. It is important to understand these, so please be sure to read the descriptions of each rule as well. 1) No parties. No visitors. All guest names must be submitted prior to booking. We may request a government-issued photo ID from the person who booked, plus everyone on the guest list. 2) No pets We, out of principle, do not allow any pets. 3) No smoking, vaping, or the like Los Angeles Municipal Code Section 41.50 B 18 b High Brush Fire Zone | Prevent Wildfires | It’s the LAW You are in a high brush fire zone. Smoking outdoors or inside is strongly prohibited. We also prohibit the use of vapes, e-cigarettes, and the like. We have state of the art smoke detectors that are hypersensitive to all vapors and gases. If the alarms in these detectors are set off, then it will notify the fire department and we will be charged $500. And if we find out that the alarm was caused by some infraction of our rules, then the person who triggered the alarm will be charged $500. 4) Do not send mail to property before or after your reservation dates. If you need mail delivered before or after your stay, then we can help. You may send it to our office. Then we can take your mail to the property for you on the day of your arrival. Please note that we are not responsible for any lost or un-retrieved mail or packages. 6) Keep noise to a minimum between 10:00pm and 8:00am Once again, this is to help us maintain the peaceful atmosphere for all of the guests at the property and a peaceful presence within the neighborhood. 7) Pool/hot tub: Please never leave children unattended near or in the pool/hot tub. No life guard on duty. Do not have glassware near the pool/hot tub areas. If glass is found in the pool/hot tub you will be charged a $1000 fee. We provide plasticware that may be used outdoors to enjoy beverages poolside. Additionally, keeping the glassware away from these areas has three benefits: (1) it helps keep the pool/spa functional and clean, (2) it prevents you from having to pay for any damages, and (3) it helps prevent injury. So, please use our plasticware to acquire the three benefits and let us know if the kitchen does not have the plasticware. Lastly, please do not throw away the plasticware because they are not disposable. Please just wash them by hand and store them away. If you want the pool to be heated, then it will cost $100 per day of your reservation. So, for example, if your reservation is 4 days and you want pool heating, then we will send you a $400 fee request. The pool heating fee is all or nothing. The hot tub is free. 8) **All credit card payments are subject to a 3.55% processing fee, shown at checkout. A 3.55% processing fee also applies to any additional service charges, including pre-stocking, mid-stay cleaning, pool heating, and similar services. The guest name must match the name on the credit card. For international credit cards, an additional 1.5% may be charged after booking to account for exchange rate differences—bringing the total fee to approximately 4.7%. If you prefer not to incur this fee, payment by bank wire is available. 9) To maintain the quality and condition of the home, guests are not permitted to move or rearrange any furniture without prior written approval. Moving furniture can cause damage to floors, walls, and the furnishings themselves. Any unauthorized movement of furniture will result in an additional fee to cover inspection, repositioning, and any damages incurred. We appreciate your cooperation in helping us keep the space in excellent condition for all guests. 10) Kindly note that our indoor plant care specialist visits the property every Thursday at 3:00 PM to water and maintain the indoor plants. The visit is brief and helps keep the home looking its best for all guests. 11) Pre-Stocking: Choose from our available pre-stocking options with at least one week's notice. A $75 service fee applies to all requests. 12) Day of Arrival: During check-in, only the person who has made the booking can be checked in and only the person who has made the booking will be asked to confirm their identity by showing the host their physical ID. Again, this is to verify that the person who has arrived is, in fact, the person on the booking. So, please work with us as we follow our safety procedures and work to maintain a secure environment. Parking: There is parking right outside of the house. Check-In: We have a check-in window from 4:00pm to 6:00pm. Early check-in is based upon availability and will need to be approved by our team. Please keep this in mind as the day of your arrival approaches. If you are arriving later than 6pm, please reach out to our team for approval. Check Out: 10:00am. Late checkout is based upon availability and needs to be approved in advance. Our late check-out fee is $100 for every hour after 10:00am. Additionally, if you want to check-out after 12:00 pm, then you will need to pay a fee equal to one full day. Please keep this in mind as the day of your departure approaches. When you are departing the property, please make sure that you do not leave anything behind. Our team is not responsible for Lost or Stolen Items. If our team finds a lost item, we will ship it back to the guest. The guest will be responsible for paying the shipping cost plus a $50 service fee. 13) We take our cleaning seriously. You can trust that our homes are thoroughly deep cleaned between guest visits. All of our homes have white hotel-style linens, white towels, toiletries for our guests, and well stocked kitchens with high-end appliances. Amid COVID-19, our cleaning intensified: surfaces wiped with hot water and disinfectants. All towels and linens washed, regardless of appearance; many hotels don't. Door handles and high-touch spots get extra care. Staff wears masks, gloves, and shoe coverings. Our exceptional cleaning surpasses CDC standards. 14) This property contains an exterior camera at the front door which is motion sensored and is active during guests stay. ______________________________________________________________________ We are a professional vacation rental hospitality management company.
