Private Catskills Retreat: Pool + 3 King Beds

Our home is made for families and groups who want to actually spend time together, not spend the weekend planning what to do next. On 3 private, fully fenced acres, everything is already here: swim in the pool, play volleyball, ping-pong or soccer, grill outside, gather around the fire pit, or stay in with the fireplace and board games. With 3 king bedrooms and a stocked kitchen, you can arrive, unpack and start enjoying the weekend. 2.5 hrs from NYC, 5 min to Fleischmanns, 10 min to Belleayre. The space The best part of staying here is that you really don’t have to plan much. The house sits on 3+ private, fully fenced acres of open hillside, lawn and partial forest with high-peak views across the valley. There’s room to spread out, plenty to do together and plenty of space to disappear for some quiet time too. Guests especially love the outdoor space, pool and how much there is to do without leaving the property. OUTSIDE: In season, spend the day in the pool, climb the treehouse, jump on the trampoline or start a game of ping-pong. There’s also a volleyball net, soccer goal, and a selection of sports balls, with plenty of open lawn to actually use them. The front deck has a charcoal grill, propane heater and dining space for 6. Grill lunch outside, hang in the hammock or lounger on the back deck, then gather around the fire pit once the sun goes down. You can easily spend a full day here without getting back in the car. And when you do want to explore, you’re right in the middle of the Catskills. Main Street Fleischmanns is about 5 minutes away for coffee, groceries, shops and restaurants. Belleayre Mountain is about 10 minutes away for skiing in winter and scenic gondola rides and hiking in the warmer months. Margaretville, Phoenicia, Roxbury, Andes, farmers markets, hiking and more are all within easy reach. SLEEP: All 3 bedrooms have king-size memory foam beds, so whether you’re traveling as a family or with other couples, nobody gets stuck with the bad room. The primary bedroom has a large walk-in closet and adjoining full bathroom with a Jacuzzi tub and shower. The other 2 king bedrooms are at the opposite end of the house with a second full bathroom nearby, so everyone can be together without being on top of each other. Linens, towels and basic toiletries are provided to make packing easier. COOK & GATHER: The kitchen is fully stocked for cooking and baking and opens into the dining and living areas, making it easy for everyone to hang out together while still having room to spread out. There’s an espresso machine, drip coffee maker and a selection of teas for slow mornings at the house. The dining table seats 8 and looks out toward the sunset, so the whole group can actually sit down for dinner together. The living room has a fireplace, board games and a TV with Netflix and Hulu for nights in or rainy days. A washer and dryer are available for guest use, and there is parking for up to 4 cars. DOGS: Dogs are welcome too. The 3+ fenced acres give them plenty of outdoor space to enjoy with you, and we provide food and water bowls plus waste bags. There is an additional $55 cleaning fee per stay, and we ask that you let us know before arrival if you’re bringing a dog. Please keep dogs off the furniture and beds. If you need to leave your dog at the house, we ask that they be crated. Tick and flea prevention is strongly recommended in this part of New York. Guest access The whole place is yours during your stay: the house, decks, lawn and 3+ fenced acres are private, with no shared guest spaces. The idea is to arrive, unpack and make yourself at home. There’s enough room for everyone to be together when you want to be and spread out when you don’t. Self check-in is through the keypad, and we’ll send your code a couple of days before arrival. There is driveway parking for up to 4 cars. Check-in is generally after 4:00pm and checkout is by 11:00am. When our schedule allows, we’re happy to try to accommodate early arrival or late checkout requests. Other things to note A few things to know before your stay: The pool is seasonal and professionally serviced every week. To keep the water clean and properly balanced, please leave the pump, filter, skimmer and chlorine equipment as they are. During the warmer months, we install portable AC units throughout the home for your comfort. The house does not have central air. During winter storms, the driveway is professionally plowed. Our plow company services a larger route, so during active snowfall the driveway may not always be cleared first thing in the morning. This is a real country property surrounded by forest and pasture, which is part of what we love about it. Wildlife and the occasional insect are a normal part of being in the Catskills. We maintain routine professional pest control inside and outside the home, but we can’t promise a completely bug-free stay in a rural setting.
