Villa Pasha is a designer villa surrounded by the nature of the Riviera Maya, ideal for privacy and tranquility. It features a tropical garden, private pool and 4 spacious King Suites with en-suite bathrooms. Located between Playa del Carmen and Tulum, in a 24/7 secured residence. Xpu-Ha Beach Club is about 1 km away, with access for 250 MXN. A tunnel is expected to open soon, date TBC. A free shuttle to the Beach Club will also be available. The space For stays of 7 nights or more, a complimentary mid-stay housekeeping service is included to ensure maximum comfort throughout your vacation. Villa Pasha accommodates up to 8 guests in four spacious bedrooms, each featuring a king-size bed, a private en-suite bathroom, and a walk-in closet. Every bedroom is equipped with a 50-inch Smart HD TV with high-speed Wi-Fi, allowing access to streaming services such as Netflix and other digital platforms. The open-plan living area, complete with a bar corner and barbecue area, opens onto the private terrace, swimming pool, and tropical garden. The fully equipped modern kitchen and the covered first-floor terrace—also ideal for remote working—provide both comfort and functionality. High-speed Wi-Fi is available throughout the property. Premium-quality cotton bed linen and towels are provided. The villa also features a fully equipped laundry room with a washing machine, as well as a separate service room that can be used by guests or, when needed, by the housekeeping staff. Within the residential community, guests have access to shared swimming pools, two fitness centers, sports courts, and a private beach club just a few minutes away. Please note: the residential community is still under development, and construction work may take place until 5:30 PM on weekdays (excluding public holidays). You’ll be welcomed in person at check-in: we’ll be happy to greet you, show you around the house, and explain everything you need to enjoy your stay to the fullest. It is the perfect base for exploring Cobá, Chichén Itzá, and the entire Riviera Maya, with quick access to the crystal-clear beaches of Akumal, experiential parks such as Xcaret and Xplor, as well as vibrant nightlife featuring iconic shows like Coco Bongo. Its position — among the most private within the community and without homes directly in front — ensures absolute privacy and an atmosphere of complete tranquility. The Riviera Maya normally enjoys a warm and pleasant tropical climate throughout the year. For this reason, as is customary in the area, swimming pools are generally not heated, as the local climate normally keeps the water at a pleasant temperature for swimming and relaxing. On rare occasions, however, significant and unusual drops in temperature can occur, as has happened in the past. During these exceptional periods, the pool water may naturally feel colder than usual.
