🐓 Welcome to our bijou, quaint bolthole with oodles of rustic charm, located on the ‘Gateway’ to Lower Wensleydale Our peaceful little annexe was originally an Orangery/greenhouse, which served the adjoining house when it was a working farm. Now converted into a cosy country retreat for couples which boasts secure on-site parking, enclosed front garden and separate kitchenette/dining room. Short and long breaks available. 🐕 🏍️ 🚲 welcome The Roost Retreat is adult-only accommodation. The space 🐓 The Roost Retreat is a charming little bolthole, for those who love quiet time from the hustle, bustle and crowds. It is dotted with a poultry theme throughout, as a nod towards its agricultural roots as part of a former farm. It has loads of character including the original wooden beam from its days as an orangery and with a high ‘lean-to’ ceiling, giving it a roomy airy feel. It was beautifully renovated in 2018 into quirky and tranquil self-catering annexe accommodation. Although the property is annexed to our family home (Elm Tree Farmhouse), it has total independence and privacy. Guests have use of the fully enclosed large front garden, with its own private parking and patio area with seating and barbeque. The Roost Retreat is located in a residential part of the village and set back off the road. The front garden with mature trees and variety of shrubs and flowers creates a relaxing place to unwind. We also have a number of wild birds including our resident Goldfinches, Blackbirds, Robins, Wrens, Blue, Long-Tailed and Great Tits and our resident House Sparrows 🐦 The property is well equipped with quality furnishings and bed linen including a luxurious king-size four poster bed and little extras you would not normally find. It has everything you need for a short or long break with a comfortable home-from-home experience. 👩❤️👨🧘♀️ The Roost Retreat is the perfect accommodation for couples and for solo lady travellers looking for a secure and safe place to stay. Business guests and solo contractors will appreciate our quiet and restful space. 🏍 🚲 Motorcyclists and cyclists are very welcome and secure storage for motorbikes/cycles and e-bikes is available on request. 🧭 What is there to do in the area? If you would like any suggestions, feel free to drop me a message. 🐕 DOG POLICY Maximum two small dogs OR one medium breed (Cockerpoo size) 💳 £30 per stay up to six nights. £50 per stay (seven or more nights). Charge is for either 1 or 2 dogs. ❌️ Strictly no large dogs. It is not that we dislike them, it is due to limited space in the property. ❌️ Dogs are not allowed to be left on their own in the property at any time. We welcome well-behaved, fully house-trained dogs. No puppies please. Dog bed, water bowl, towels, snuggle blanket and treats are provided. Our front garden is fully fenced and gated so your dog(s) can wander around freely and safely. Please do not let your dog(s) up on the bed or furniture. Please read our information regarding your furry family members and message us prior to making a reservation if you have any questions or concerns. ❌️We do not accept cats or other pets! CHILDREN 🧸 The Roost Retreat is adult-only holiday accommodation. There is no capacity for extra beds and our insurance only covers two guests. We can allow one baby-in-arms, in a travel cot. 🔑 CHECK-IN: From 3pm. Please let us know a rough guide of time so we can open the main gates and provide you with the lockbox code. WENSLEYDALE POLAR EXPRESS - EVENT STAFF 🚂 The Roost Retreat is ideally located for an event crew member working for the duration of the event, being a minute walk from where the train ride begins and terminates. We can negotiate competitive rates if staying for the duration of this event. Please contact us via Air messaging for more information. 🪪 Proof of employment for the Polar Express event is required, otherwise your reservation will not be accepted. ✈️ RAF Leeming is a five minute drive from The Roost Retreat and ideally located for families/friends visiting RAF personnel or for a single contractor working at the base. 🧘♀️ Considerable care and attention to detail has been taken to ensure that you have everything to make your stay as relaxing and comfortable as possible. We welcome considerate, respectful guests who appreciate staying in a quiet self-contained space. 🛋 🛏 LIVING AREA/BEDROOM - Four Poster king-size bed - Two tub chairs and cushions - Games, cards and board games (in storage footstool) - Samsung 32" Smart TV with Freeview and streaming channels - 'Butler's Kitchen' with mini-fridge, selection of Ringtons Teas, Coffee, Hot Chocolate - Clothes hanging rack and shelves, snuggle blankets 🚿 EN-SUITE SHOWER ROOM - Rain shower with generous sized shower cubicle - Bathrobes (two nights stays plus) 🍽 SEPARATE KITCHENETTE/DINETTE - Two-seater dining table - Toaster, microwave/grill, air fryer, single portable electric hot plate and egg cooker - Fridge with ice compartment - Kettle and Coffee Machine with biodegradable pods - Iron and ironing board - Belfast sink with washing-up liquid, dishcloth, sponge and tea towel 💻 This little space also doubles as a quiet working area where there is a power point, room for a laptop and Wi-Fi coverage. 🍽 The kitchenette is exactly what it 'says on the tin'. It is a small, scaled-down area for doing basic cooking and food preparation, therefore.... ❌ WE DO NOT HAVE ❌️ A full cooker hob, oven, dishwasher, washing machine, tumble dryer, American style fridge/freezer. Our garden facilities do not have a sauna, swimming pool, hot tub or pizza oven. If any of the above are essential to your holiday then The Roost Retreat is not the place for you! 🌇 This also applies to those looking for a city/suburban location with pubs/clubs, shops, nightlife, cinemas, bowling alleys and similar entertainment amenities. Leeming Bar is a working North Yorkshire village in a semi-rural area. We provide comprehensive information, both about our accommodation and what to see and do around the area. 🅿️ OUTSIDE/PARKING Private and secure level parking, patio and outside seating area. 👋 When making an enquiry, please introduce yourself and your other guest (if there are two of you). Please provide some information about the nature of your trip as this helps us to help you make the most out of your stay. We require full names of both guests. This is to meet with UK Law, including the Fire Regulations Authority, holiday let insurance and to comply with The Immigration (Hotel Records) Order 1972. 🐕 For guests with dogs; please confirm breed size and numbers and do introduce them too! 🖱 BOOKING INFORMATION At least two days' notice is required for reservations. There are occasions when we can accept same day bookings but only if there are no guests staying the previous night. Enquiries via Airbnb messaging to check this with us first. ❌️ We do not allow bookings on behalf of a third party. The booking guest must be the person staying at The Roost Retreat UNLESS this has been discussed with us and arranged prior to booking. ❌ We do not allow non-resident guests to visit without gaining permission first. The Roost is annexed to our residential property and irrespective if your visitors are family or friends known to you, they are strangers to us. We do not have any objections if we are respectfully asked in advance and has been agreed between us and the booking guest. Thank you for your co-operation. 🛏 STAY DURATION - Min 2 nights (April to September) - Min 3 nights: Easter, Bank Holiday weekends, Christmas and New Year. - Overnight stays: Only available Sunday to Thursday (October to March). 🧺 Bed linen/towels will be changed weekly for guests on long stays, unless otherwise requested. Guest access 🏡 Guests have their own private on-site parking in front of The Roost, which also has a turning space. It is accessed from the front driveway up to the main house and has space for two cars. ↔️ ❌️ Due to the width of the entrance gateway into the guest parking area, we regret but cannot accept large motorhomes. The driveway and parking area is not suitable for very large vehicles to manoeuvre/turn around. 🚘 ⚠️ If you are arriving in two vehicles, please inform us on reservation so we know to expect two cars on our property. The Roost Retreat is on ground floor level, there are no stairs anywhere in the accommodation. There is a separate arched gate access, near the patio area which guests can use, if walking into the village. Other things to note 🌊 The Yorkshire Coast with Whitby, Staithes, Robin Hoods Bay, Filey and Scarborough are 50-60 miles away from The Roost Retreat. Please bear this in mind if these coastal places are top of your visit list as it is approximately a 1.5 to 2 hours’ drive from The Roost (depending on traffic). 🦽 Please note: The Roost is suitable for guests with limited mobility/walking difficulties but regret we are unable to offer wheelchair access or mobility scooters. One small step into the shower. One step into the kitchenette POLAR EXPRESS: This is the only exception we make to allow children at The Roost. Please note: One parent and one child only (over 6 years). The Roost only sleeps two guests and we have to comply with Fire and Safety Regulations and Public Liability insurance.
