🐓 The Roost Retreat is a bijou, quiet bolthole with oodles of rustic charm, located on the Gateway to Lower Wensleydale. Our cosy little retreat offers tranquil adult-only guest accommodation. Amenities include a kitchenette, dining area and streaming services. Guests can enjoy our fully enclosed large garden and patio area, also boasting private, secure and free on-site parking. The space 🐓 The Roost Retreat is a charming self-contained space for those who love quiet time away from the hustle and bustle of everyday life. It is dotted with a poultry theme throughout, as a nod towards its agricultural roots as part of a former farm. The Roost Retreat has loads of character including the original wooden beam from its days as a farm outbuilding and with a high ‘lean-to’ ceiling, giving it a roomy airy feel. Although the accommodation is joined to our family home (Elm Tree Farm), it has complete independence and privacy. Guests have exclusive use of the fully enclosed large front garden for the duration of their stay, with its own private parking and patio area with seating, parasol and barbeque. The garden is secure for furry family members being fenced on one side and walled on the other. The Roost Retreat is located in a residential part of the village and set several metres back off the road. The front garden with mature trees and variety of shrubs and flowers creates a relaxing place to unwind and connect with nature. We have a number of wild visitors including Goldfinches, Greenfinches, Chaffinches, Wrens, Blackbirds, Robins, Blue, Long-Tailed and Great Tits and our resident characteristic House Sparrows 🐦 You may even see hedgehogs - we have them visit and make their home with us every year 🦔🦔 The accommodation is well-equipped with quality furnishings and cotton bed linen including a luxurious king-size four poster bed and little extras you would not normally find. It has everything you need for a short or long break with a comfortable home-from-home experience. 👩‍❤️‍👨🧘‍♀️ We are an ideal accommodation choice for couples and solo travellers. The Roost Retreat is also a safe and secure option for solo lady travellers. Business guests and solo contractors will appreciate our quiet and restful space. 🛜 Super-fast broadband - 73.7 Mb/s 🏍 🚲 Motorcyclists and cyclists are very welcome. There is secure and lockable storage for motorbikes/cycles/e-bikes, together with pannier and helmet storage, available on request. 🧭 What is there to do in the area? Spoilt for choice! There is a fully enclosed large front garden where your dog can wander around freely and safely. It has two gates, is fenced on one side and walled on the other. See photos on the description. 🐕 We allow two small dogs (no larger than Cockerpoo size). 💳 £30 per stay up to six nights. £50 per stay (seven or more nights). Charge is for either 1 or 2 dogs. ❌️ We do not allow large dogs at The Roost Retreat. It is not that we dislike them, it is purely down to limited space. ❌️ Dogs are not allowed to be left on their own in any part of the accommodation (including the kitchenette) at any time. 🐾 “Paws-on-Floors” 🐾 Dogs are not allowed up on or IN the bed with you or any other furniture. Dog hairs (especially short-haired breeds) find their way inside pillows and duvets and take a considerable amount of time to remove and clean. More importantly, it is a hygiene factor. We provide a dog bed (if you require) and snuggle blankets or you are welcome to bring your own dog bedding. We request that guests respect our house rules regarding dogs. Well-behaved, fully house-trained dogs only, no puppies please. Please confirm breed size and how many - do introduce them too! Please message us prior to making a reservation if you have any questions or concerns. We do not accept cats or other pets! 🐈‍⬛ CHILDREN 🧸 The Roost Retreat is adult-only holiday accommodation. We allow one baby-in-arms, in a travel cot. 🔑 CHECK-IN: From 3pm. Please let us know an approximate time guide so we can open the main gates in preparation for your arrival. CHECK-OUT: No later than 11 am. ✈️ RAF Leeming is a five minute drive from The Roost Retreat and perfectly located for families or friends visiting RAF personnel or for a single contractor working at the base. 🧘‍♀️ Considerable care and attention to detail has been taken to ensure that you have everything you need to make your stay as relaxing and comfortable as possible. We welcome considerate, respectful guests who appreciate staying in a quiet self-contained space. 🛋 🛏 LIVING AREA/BEDROOM - Four Poster king-size bed - Two tub chairs and cushions - Games, cards and board games (in storage footstool) - Samsung 32" Smart TV with Freeview and streaming channels - 'Butler's Kitchen' with mini-fridge, kettle, selection of Ringtons Teas, Coffee, Hot Chocolate - Clothes hanging rack and shelves, snuggle blankets 🚿 EN-SUITE SHOWER ROOM - Rain shower with generous sized shower cubicle - Bathrobes 🍽 SEPARATE KITCHENETTE/DINETTE - Two-seater dining table - Toaster, microwave/grill, air fryer, single portable electric hot plate and egg cooker - Fridge with ice compartment - Kettle - Krups Coffee Machine and pods - Iron and ironing board - Belfast sink with washing-up liquid, dishcloth, sponge and tea towel We do have washing and drying facilities at a small additional charge as our booking rates do not reflect extra time/utility costs. 💻 This little space also doubles as a quiet working area where there is a power point, room for a laptop and Wi-Fi coverage. 🍽 The kitchenette is exactly what it 'says on the tin'. It is a small, scaled-down area for doing basic cooking and food preparation. We do not have a cooker top, oven or dishwasher. See details about the facilities provided above. 🌳 🅿️ OUTSIDE/PARKING Private and secure level parking, patio with outside seating and charcoal fired barbeque. 👋 When making an enquiry, please introduce yourself and your other guest (if there are two of you). Please provide some information about the nature of your trip as this helps us to help you make the most out of your stay. **We require full names of all guests** This is to meet with UK Law, including the Fire Regulations Authority, holiday let insurance and to comply with The Immigration (Hotel Records) Order 1972. 🖱 BOOKING INFORMATION At least two days' notice is required for reservations. There are occasions we can accept same day bookings but only if there are no guests staying the previous night. Enquiries via Airbnb messaging to check this with us first. ❌️ We do not allow bookings on behalf of a third party. The booking guest must be the person staying at The Roost Retreat UNLESS this has been specifically discussed with us prior to booking. ❌ Non-resident guests are not accepted at the accommodation without gaining prior permission from us. We do not have any objections if we are asked in advance and has been agreed with us. ❓️ If you have any questions, please contact me through Airbnb messaging. Guest access 🏡 Guests have their own private on-site parking in front of The Roost, which also has a turning space. It is accessed from the front driveway up to the main house and has space for two cars. The whole front garden and parking is exclusive to guests for the duration of the stay. The house next door is where we live and our own parking and garden is at the rear of Elm Tree Farm and therefore does not interfere with guests staying at The Roost Retreat. ↔️ ❌️ Due to the width of the entrance gateway into the guest parking area, we cannot accept large vehicles or motorhomes. The driveway entrance and parking area is unsuitable for very large vehicles to manoeuvre/turn around. 🚘 ⚠️ If you are arriving in two vehicles, kindly inform us on reservation so we know to expect two cars at our property. The Roost Retreat is on ground floor level, there are no stairs anywhere in the accommodation. There is a separate arched gate access, near the patio area which is for our guests to use, if walking into the village. Other things to note ✈️ Please be aware that RAF Leeming is situated within 2 miles of the property, therefore occasional noise can be heard from aircraft, however there is no night flying. Those with a keen interest in aviation, Leeming Village has a specific viewing area a 10 minute walk away, where you can see military jets, helicopters, chinooks and for capturing some great photos! Every year in July you can watch the Red Arrows and many more at the RAF Families Day, from the sidelines of the airfield (please note: there is no access into the RAF base). 🌊 The Yorkshire Coast with Whitby, Staithes, Robin Hoods Bay, Filey and Scarborough are 50-60 miles away from The Roost Retreat. Please bear this in mind if these coastal places are top of your visit list as it is approximately a 1.5 to 2 hours’ drive from The Roost (depending on traffic). 🦽 The Roost is suitable for guests with limited mobility/walking difficulties but regret we are unable to offer wheelchair access or mobility scooters. There is one small step into the shower and one step into the kitchenette.
