3 Sunny Lea is located in the picturesque and popular village of Ashford in the water. With 3 good sized bedrooms, log burner in the lounge and pretty garden this is a charming cottage to get together with family or friends. Dog friendly, we charge an additional £30 per dog for the duration of your stay and can accept up to 2 dogs. The space The main entrance is via the back door that leads from the parking area this brings you into a small porchway where you can hang coats and leave muddy boots, the kitchen leads from here. Lovingly renovated to give you a good sized space with modern appliances and plenty of storage. The main focal point is the range, with 7 gas burners and electric oven. You have a full size dishwasher, under counter fridge, microwave, coffee machine and plenty of utensils, glassware and crockery. In the centre of the room is an extendable table, this can seat 4 or up to 6 when fully extended. A small pantry houses the waste bin and further storage. A warm and cosy lounge leads from this room - you are able to close the door between the 2 rooms for extra cosiness. There are 2, 3 seater sofas, Smart TV and a log burner. Opposite the front door are the stairs that lead to the first floor, some may find these a little steep if you have mobility issues but there is a handrail. At the top of the stairs 3 further steps lead up from either side to the bedrooms and bathroom. You have 3 good sized double bedrooms 2 of which are fixed doubles and 1 can be a double or twin. The shared bathroom is large and finished in tranquil colours to further relax you after a busy day exploring. There is a corner walk in shower, luxury bath with separate hand held shower attachment, toilet and wash basin, towels are provided for your stay. To the front of the cottage is a small but pretty garden, which is laid to lawn. There are established borders with seasonal planting and a small gate to access the area, we do advise that dogs should not be left unattended in the garden at any time due to the road being on the other side of the small wall. Offering views across the fields and in the summer for one week the village holds their annual well-dressing week where they dress wooden boards with petals and natural materials to depict a picture - one of these wells can be viewed from the property. The driveway is shared with neighbours on either side, so access should be left clear at all times. To the rear of the property is the main parking - there is a designated spot for one car in front of the garage as you drive through. There is further parking spaces on the street, should you need this. There are a couple of outhouses that are available to use one is for storing the general waste bin and also the recycling bins. The other is a lockable one that can store up to 6 bikes - please request to use this prior to arrival. Guest access Guests have access to the whole of the property - we do just ask to not park on the drive as this is shared with the neighbours on either side. The parking for the cottage is behind the property and in front of the garage - the neighbour to the right of the archway and cottage has a parking space in the corner close tot heir back door so please leave clear and the neighbour to the left has access to their parking space and garden so again please leave clear. As access is needed at all times. Other things to note You Should Know: 3 Sunny Lea sleeps 6 guests Sunny Lea is a perfect property for families and mixed groups who are looking for a relaxing stay in the Peak District with plenty of choice of country pursuits but are not looking for a party venue. We are afraid we cannot accept Hen/Stag or young groups at this property. Please note that we are dog friendly at this property however, dogs must be kept under control at all times. For your information, a maximum of 2 dogs are allowed on site if pre-arranged - they are welcome in all downstairs areas, but you will be expected to keep them out of the bedrooms and off the soft furnishings. For the comfort of all guests, outdoor shoes are not generally worn on the carpeted area of the house, so don’t forget your slippers! Noise Policy - due to the quiet location, late-night noise must be confined to inside the building by 10 pm as neighbours are nearby. Please respect this. No fireworks, drones or Chinese Lanterns; you are located in a residential area. Wifi – we provide free wifi however, as the Peak District is in a beautiful rural location, sometimes there can be intermittent wifi signal that is beyond our control; we also hope you appreciate that we cannot guarantee wifi if there are technical issues out of our control. Parking is available on site, and there is space for 1 car with further on street parking Please let us know how you would like your beds made up. Some beds can be arranged as twins (details in the listing description), but only if requested at least 7 days in advance if we do not receive any bedroom requests; all beds will automatically be set up as doubles where applicable. Unfortunately, we cannot assist with late requests, especially upon check-in. If the booking is made within 7 days of your arrival date, all beds will automatically be set up as doubles unless twins are requested at the time of booking.
