Courtyard Room

A lovely double room within our house with your own separate entrance, shower room, outside seating area and off street parking. The house is situated in our 16 acre small holding just outside Norwich. Perfect for visits to historic Norwich, the Broads and the coastal areas of Norfolk. The wedding venues of Oxnead Hall, Hautbois Hall and Sprowston Manor are 10 -15 minutes away. The space The lovely double room is part of our family home but has its own separate access and outside seated area. The room is provided with fresh towels and linen. No cooking facilities but has a small fridge, microwave, tea/coffee facilities, coffee pod machine, crockery and glasses. Some milk, bottled water and basic breakfast are provided for your use on arrival. There is a tv and WIFI is available. There is central heating but this may not be on the summer when hopefully there might be warm weather. A separate electric heater is provided for you to use and control if needed. A cooling fan is provided for your use on warmer days if required. Cushions for the outdoor seating can be found under the breakfast bar. Guest access The house is situated on a small holding with a private access drive which is approximately 200 yards long from the road. The drive is well maintained and accessible by car. Private parking, private entrance with your own outside seating area perfect for enjoying breakfast on a sunny morning or a relaxing glass of wine in the evening. There are 2 steps into the entrance and a small step over the threshold of the shower. Self access through a lock box is provided. The details will be forwarded to you close to your stay. During your stay We are often around and happy to offer advice and help as needed. If we are not around I will be available by phone Other things to note The house is situated in a quiet and peaceful setting with lots of bird song and sometimes a passing deer. During the day you may hear an occasional vehicle pass by the house (approximately 4/5 per day) We have a small friendly cocker spaniel who you might meet as we pass in and out of our house.
