MAINTENANCE & CONDITION • Guest shall maintain the Premises in good order and report any maintenance issues. • No alterations, painting, or furniture relocation without Landlord’s written approval. 8. ENTRY BY LANDLORD • Landlord may enter the Premises with reasonable notice for inspection, maintenance, or emergencies, in compliance with NY law. 9. LIABILITY & INDEMNIFICATION • Guest occupies the Premises at their own risk, except for injury or loss caused by Landlord’s gross negligence. • Landlord is not liable for theft, accidents, or personal injury. 10. CANCELLATION POLICY • Airbnb cancellation policies apply. All cancellations or modifications must go through Airbnb. 11. GOVERNING LAW • This Lease shall be governed by New York State law. 12.
