Amenities & Features • Keypad entry • High-speed internet • Office area with monitor, mouse, keyboard, and other supplies. • Smart TV (No traditional cable services) • Washer & Dryer • Off-street parking for 2 mid-sized or 1 larger and 1 small vehicle. • Dishwasher and fully stocked kitchen with 6 guests in mind. • Coffee bar stocked with New Mexico Pinon coffee, and tea – both single-cup Keurig & pour over. • Day touring supplies to borrow, backpack, collapsible cooler, etc. • Outdoor fire pit with propane provided. • Backyard fully fenced with the lowest gate at 4.5 ft. • Central heating • Central evaporative cooling and additional window unit for humid days • All three bedrooms have queen beds. • Bathrooms are on opposite sides of the house, on separate water heaters so two people can shower and/or do dishes/laundry at the same time! House Rules • No unapproved guests or parties • Approved pets only, please • The house is unsuitable and unsafe for children, all guests should be adults • Woodstove *not* available for guest use • No smoking or vaping indoors • This house is not 420-friendly, please go off premises • Quiet hours: 10 pm – 8 am • Please no starches, grease, oils, etc. down the garbage disposal • Please flush only toilet paper and natural waste • Please do not add hand dishwashing soap to the dishwasher or clothing washer • Please do not climb or hang on the trees (not sure why this is a thing but it seems like a lot of folks want to, please don't :-)) • Do not show the interior or exterior of this house on social media or other public forums without host's permission • Please respect our neighbors and neighborhood. • Even well-behaved pets do weird things when traveling, please consider crating your pets if you leave them in the house unattended. Do not leave your pets in the backyard while you are away. Also, please do not leave your pet unattended in the house for more than 4 hours. • If your pets join you on the furniture, please use the pet blankets. We provide a bunch! Please note: Our parking is pull-in/back-in only (not pull-through), and mature trees mean tall vehicles like RVs can't fit in the driveway. There are two small steps into each entry door. Depending on the season, our yard has grass, flower pots, shrubs, and trees — so we do get insects, including bees, mosquitoes, and spiders. We provide citronella candles/sticks and RAID spray if you need to deter or remove any unwelcome visitors. Like most homes in the Southwest, we use an evaporative ("swamp") cooling system that runs through the ductwork. During extended high heat or humidity (typically 3+ days), the house won't cool the way A/C would — it doesn't usually get above 74°F even in peak summer, but if you're heat-sensitive, please plan accordingly. We also provide a window unit for an extra boost in mid-summer. There are two active recording security cameras, including video and audio, located at the driveway and front entry/walkway. We respect your privacy — our cameras do not cover any indoor space or the backyard. To keep our minimum cleaning fee as low as possible, we charge fees for 3+ guests and pets — please enter your total guest count and pets so Airbnb calculates your cost correctly. We never want to surprise you with fees! There are 8 EV charging stations within 1.2 miles, but EV charging is not permitted on the property. Guests who charge an EV here will be subject to a $300 inconvenience fee, plus the cost of electricity used and any related maintenance or repair costs. Guests who cause damage or lingering smells — from smoking/vaping indoors, using the woodstove, plumbing misuse, insufficient pet control, or tampering with cameras/batteries — will be responsible for deep cleaning and repair fees starting at $600. Guest access The only areas off-limits to guests are the locked interior supply closet and the shed. Other things to note For guests without recent reviews, we require ID + photo for verification.
