Decorated in original Vintage Mid Century furniture, Fox House Falls is a chance to experience the culture and natural beauty of downtown Ithaca in a private home made for relaxation. 2 minute drive or walkable to: restaurants, shops, Cornell, Ithaca Farmers Market, Cayuga Lake. Read full house description below please. An adorable front porch with seating, and views of the tree lined street awaits your morning paper before you cross the street to view the Waterfall! A quiet and private back yard with porch and patio is just outside the kitchen windows, with rich bird watching over the rushing creek. Keep your eye out for the woodpeckers and KingFishers! Guests can hear local tourist hot spot, Ithaca Falls, an enormous waterfall just steps from the front door, from the backyard and back bedroom windows, giving you a built-in sound machine to soothe you to sleep. The wide creek from Ithaca Falls' foamy feet passes right behind our back yard giving you a water view with your morning coffee! House Notes: Covid update: There is a locked room on the 2nd floor that is now my home office. Sleeping Arrangements: The bedroom shown faces the back yard and the creek. You can hear the waterfall while you sleep! The 2nd bedroom has a TV and pull out semi firm futon that fits two adults comfortably. Downstairs there is another comfortable pull-out to make a third bedroom - please keep in mind that it is downstairs (gray velvet couch in photos) does not have doors, so it is not private, but is still cozy and comfortable. Two people can fit on this couch and have many times but one might be preferable if you are a taller person. There is a second couch/living room downstairs (pink rug in photos) so you will not sacrifice a hang out space by using the couch for a bedroom. Please message me with any questions or concerns. Full kitchen with everything you need to prepare Sunday breakfast or a romantic dinner - I have also hosted several Thanksgiving and Xmas dinners, just message me ahead of time so I can leave out extra cookware and appliances! Parking for 2 cars in the driveway is available for all guests as well as plenty of street parking and a largely unused free parking lot right on the opposite street corner of the house. Fox House Falls is located in historic Fall Creek, walking distance from downtown Ithaca, Cornell Campus, College Town, the famous Ithaca Farmer's Market (not to be missed) and the two main parks: Stewart & Cass Park. Ithaca College is about 10 minutes drive away. There is also a lovely bar/restaurant serving local fare and craft beer just at the end of the street, an adorable coffee/cafe as well as a Pilates studio boasting a full schedule of group classes for the fitness minded traveler. Fox House Falls is a cozy private home to a frequent traveller and part-time NYC dweller. The house features personally collected mid-century furniture and collector pieces. Vintage furniture means that some furniture may be as much as 50 years old. Be gentle as well as understanding that vintage valuable collectibles (for instance the green chair in the living room is valued at $800) to others might seem ' used' - this is a difference in taste and interests. If you want big squishy couches, big screen TVS and Laz-E-Boys, this is not the house for you. If you enjoy design, architecture and vintage aesthetic, you will love my home. Fox House Falls is a perfect destination for families, vacationers and groups of friends looking to spend their time away together. Please note this is a private home being shared with guests. It is not a 'pro airbnb house' i.e. the furniture and belongings are actually owned by me. Please be respectful, let me know of any damage right away and please don't take any belongings home with you! Add'l Note: To anyone (non college or college aged) planning a party: There is a $75 charge for any additional guests beyond your booking. Overnight" is defined as past midnight. It does not matter if they aren't using the beds. If your reservation says 5 ppl are staying at the house, but 8 are in the house after midnight, you will be charged for additional guests. A great way to avoid this is to inform me if you plan to have additional guests before, and we can arrange a reasonable fee or refundable deposit for any potential damage/added cleaning time. This is a rule I have had to make due to multiple instances of "friends over for a glass of wine" turning into - large group of friends shouting and drunk on my front porch at 3AM.. I don't want to deter families and alumni buds getting together but this is a residential neighborhood and a small house that I live in, therefore there is a max capacity to avoid unnecessary wear, tear/noise etc. Please note: all bedding is allergen-minded, down free. I have a dog and use my own bedding and cover furniture when I am in the house. Generally I am in the house in the winter and only a few weekends in the summer. I have had guests with severe pet allergies have a comfortable stay. Feel free to message me ahead of time if you are concerned. The house is extremely thoroughly and professionally cleaned by a cleaning company before and after every guest and deep cleaned every time I have stayed in the house. All bedding is washed, including blankets. Some of the furniture is upholstered in wool and may appear to have hairs on it but is in fact, wool yarn. We are extremely confident that you would never know a chihuahua has been in the house but, please be mindful that if finding a pet hair will ruin your stay, you may want to book somewhere else. Please note the downstairs bathroom is located through the kitchen vestibule. It has an accordion door and the glass kitchen door separating it from the kitchen for your privacy. My home office is a locked room upstairs. Attic and Basement are locked. The house should have everything you need. This is not a professional hotel. This is a private home open to guests when the owner is away. It is a very comfortable home but I cannot make everyone happy all the time. I expect you to be able to meet your own needs beyond what the house provides as listed. The neighborhood is quiet and family orientated making it the perfect getaway spot. The Commons is just a 3 minute drive towards downtown or a pleasurable 15 minute walk. A lovely Pilates studio and farm to table restaurant are right on the corner. Nature is just steps away at the base of Ithaca Falls as well as Lake Cayuga and Cass park. Bus stops on the corner. Free street parking as well as driveway available. Staircases are older and fairly steep. They may not be suitable for older people or those with balance problems, children or those with ongoing injury. The house has a solid chestnut and cedar wood foundation from 1900. It has a wide creek running along the back yard. The house has a pleasant woodsy smell due to proximity to the trees and creek and its wood foundation. If you have never lived in a house built before 1970 it may be unfamiliar to you. It's actually a lovely attribute to the home and we hope you enjoy experiencing this gorgeous example of lovingly restored early American architecture.
