Outside at home! Experience unique moments in this special and family-friendly place. The location of Opa's Klause is probably one of the best in the whole Chiemgau. On the bench outside the front door or from the balcony you can enjoy a unique mountain panorama. Opa's Klause shares this view with only 10 houses in the entire Achetal. The possibilities for activities in the immediate vicinity are almost unlimited, especially for outdoor athletes and nature lovers. The space The apartment consists of a hallway from which you can enter all rooms. Both bedrooms have a double bed and allow a direct view of the mountains - Alpine panorama when you wake up. The open kitchen with dining table offers enough space for 6 people. The living room has a very nice wood-burning stove, a comfortable sofa bed, 2 cozy armchairs and a TV. The newly renovated bathroom has a toilet and shower. Brand new is the barrel sauna in the garden, which can be used on request for an additional charge. Guest access You are free to use the garden and barbecue area. A laundry/ski cellar is also at your disposal. This is so spacious that you can also store bicycles, your winter sports equipment or the like there. Other things to note Towels, bed linen, parking, additional fees on site (tourist tax and bed package), guest card, contact, garbage separation, sewage/sewage system, pets, tall pond, garden use, washer/dryer, grilling/fire, sauna 1) Towels and bed linen: Towels and linens are provided at no extra charge. Please remove the bedding before departure and put it in the bathroom together with the towels. 2) Parking: There is a direct parking space for the ground floor and upper floor at Grandpa's Klause in front of the hunter fence. Other parking is free in the immediate vicinity. You will receive an exact location plan from us in advance by email. We kindly ask that you make sure that you do not obstruct agricultural vehicles or forestry when parking in the area. 3) Tourist tax/bed flat rate: The tourist tax (a) as well as the bed flat rate (b) are to be paid in that region. So that you do not have to pay in cash as a guest on site, we will take care of this process for you. The taxes are therefore already included in the Airbnb price and listed as a separate item. They will be passed on by us 1:1 to the appropriate authorities. For processing, we only need your email address in advance. The actual registration of the guests at the tourist information office is then carried out by the guest himself in order to avoid transmission errors. You can either do this online or by submitting the completed and signed form to the local tourism information. You will also receive this from us in advance by email. For transparency: a) Tourist tax per day (goes to the municipality): Adults and children from 16 years : €1.50 (from 1.1.2025: 2€) Children between 6 and 15 year of age: 1€ Children under the age of 6: free of charge Severely disabled with a disability of 80%: spa fee-free Accompanied persons are also exempt from the spa fee, if the severely disabled ID "B" (accompanying person necessary) is entered. b) Bed package (goes to the Tourism Association): 0.25€ per day per guest (no distinction between children and adults) 4) Guest card: You will receive this either online as a QR code or on site in one of the offices of the tourism information. You will also receive a parking permit for your vehicle for free use of the hiking parking spaces there. In addition, we need your email address before arrival to send you the guest registration form. Since we will be on site ourselves, you will also receive my mobile number with the email to be able to clarify short-term questions. Contact via Whats|App or Signal is then also possible. 6) Garbage separation: The Achental is a nature reserve, which is why we pay special attention to the separation of garbage here. On site, you will therefore find detailed information about the separation. Tons are available for residual waste, organic waste and paper. Glass, plastic, pet bottles and metal must be separated again. Please do not put waste in bags outside the front door, but only in the containers provided for this purpose. Otherwise, wild animals can be affected. 7) Sewage/sewage treatment plant: Grandpa's Klause has its own organic sewage system. Therefore, it is very important that no food scraps, oils, etc. are disposed of in drains or toilets and, above all, no wet wipes, pads, tampons, hair or the like. This not only may lead to clogging, but can lead to the defect of the entire system and thus to horrendous costs. These are to be borne in full by the guest if they are not observed. 8) Pets: We are very animal friendly, which is why pets are welcome with us. Even though we don't have any at the moment, we are happy if you are staying with us with your four-legged friends. However, we would like to point out that the animals have not lost anything in beds or on the couch. If this still happens, we reserve the right to have any damage or contamination removed at your expense. A maximum of 2 pets are allowed per apartment. 9) High pond: Behind the house is a high pond. Various fish live in it. The small biotope is laid out in such a way that the fish naturally always find enough food. Therefore, feeding is strictly prohibited because it disturbs the balance in the pond and the fish can die due to the increased formation of algae due to the supposedly good intention. The pump runs all year round, even at Frost. 10) Garden, lawn and garden furniture: You can use the garden as well as in front of or behind the house. You only have to coordinate with guests from the other apartment, as long as the ground floor and upper floor are occupied at the same time. You can also use the carport as well as the gas or charcoal grill free of charge. Arrangement may also apply here. There is plenty of garden furniture, sun chairs and picnic tables available free of charge. Please make sure that there is no furniture or other items on the lawn after use, as this may lead to damage to the robotic mower. If there is any damage due to non-compliance, the costs must be borne by you. Just put it away again and there's no problem. 11) Washing machine and dryer: A washing machine and two new dryers are at your disposal. Please remember that after using the dryer, you clean the lint screen and empty the water tank into the sink in the laundry room. Otherwise, there may be damage to the machines, which in this case must be carried by you. 12) BBQ/Fire: A gas grill as well as a charcoal grill are available. Charcoal must be brought with you. If you want to make a fire, we would like to point out that this is not allowed under the carport or near the house. The fire risk is simply too high. For this, please use the laundry drum or the charcoal grill as a fire pit and make sure the fire stays small accordingly. Wood for this is available next to the bamboo. The wood next to the carport by the walnut tree is exclusively intended for the use of the fireplaces in the apartments. The wood in front of the house is more decoration. Please don't take any wood away to burn here. There is enough behind the house. 13) Sauna: Recently, a brand new barrel sauna for 4 to 6 people is also available in the garden, which you can use on request after a short introduction. Please just contact me about this. The fee is €15.00 for use of up to 3 hours a day. The amount can simply be paid directly via Pay|pal.
