CLEAN, NON-SMOKING, KING SIZE BED with EN-SUITE BATHROOM in ground floor Art Nouveau/Deco style room in Victorian house with desk, VERY FAST WI-FI, 40” ROKU TV, COFFEE MACHINE, tea, GARDEN PATIO. Access via side entrance to your room. MINI FRIDGE, Shared use of kitchen. On quiet side street in the heart of the vibrant Golden triangle, on 25 bus route to train station, City centre, UEA, 12 minutes walk to Theatre , coach station, City. 3 minutes walk to shops, cafes, pubs, Tesco Express, Co-op. The space The property you are renting is for a non-smoking ground floor bedroom with a king size bed including a coffee station and an adjacent en-suite shower, toilet and sink with shared use of the kitchen and garden. We must stress that this is not a whole apartment. It is for adults only aged 18 and over, and is not suitable for babies, toddlers or children , or disabled people. Parking is in the street in the Norwich controlled zone ‘T’. - please ask us in advance if you need to park - we can usually supply scratch-cards at no extra cost. We also do have a 4 hour parking clock as well and there are also 2 hour free parking zones near the house. Access to the room is via a side gate and lit passageway with light sensors. This enables you to enjoy your own privacy to generally come and go with little or no interaction as you wish without a curfew! However, it is part of the house, so please read the house rules before you book, as parties are not allowed and there are quiet hours between 11pm and 7am. It is on the ground floor and you only step in and out of the threshold areas. An area of the garden is on the same level with two steps up to the rest of the garden patio. The room itself is a Victorian double sized room and includes a comfortable King size bed with a topper, fitted sheet, duvet, two pillows, and two cushions enough for a couple or a single person. The King size bed is 5 feet or 1.5 metres wide and 6 feet 6 inches or 2 metres long. It is a ground floor room at the back of the property and has a door direct to the garden patio area which you can share with us and you may encounter our Cornish Rex cat during your stay. The tropical style garden features a Mediterranean style patio, steps up to balustrades, palm trees, Tasmanian Antarctica fern trees, Magnolia Grandiflora trees, fig trees and plenty of places to sit. The house is Victorian, so the room has high ceilings , an Art Deco chandelier, a decorative Art Nouveau fireplace (not in use as We do not allow fire in the house) and plenty of mirrors. The bedroom is a typical Victorian double sized room measuring 10 feet 10 inches by 10 feet 4 inches, has a King size bed and a bureau desk and two chairs. The cupboard and desk are in extra recesses. Small original paintings of Norwich by a local artist’ (Lucy Ellis) are displayed on the walls of the room and paintings by local artist David Neale feature in the shared breakfast room next to the shared kitchen. The floor in the bedroom is solid Oak. Breakfast is not provided but there is a small coffee and tea making area with a nespresso pixie machine and water heater kettle. We supply some still mineral water, tea bags, sugar, coffee capsules and a few biscuits. The local Tesco Express on Unthank Road sells freshly baked croissants and pastries every morning or you can pick up a coffee from Grounded coffee shop, Caffè Nero or Kofra coffee shop- all just 3 minutes walk away. We supply plates, bowls, mugs, glasses, wine glasses and cutlery if you want to eat and drink in the room or garden, but you can also eat in the shared kitchen breakfast room. You can have access between 6am to 11pm to a microwave, mini-fridge, kettle, and a toaster for sliced bread in the kitchen area. We may be in the kitchen at the same time. The shower room has an overhead and hand held shower with a toilet, small sink and large mirror. Towels, toilet paper, shampoo, conditioner, shower gel, hand soap are provided. Access to the garden is via the bathroom. The desk is a bureau style with a lid that pulls down with chair, adjustable reading light and a double plug with USB connection next to it. Also a plug with USB connection next to the bed which also has an adjustable reading light too. Very fast Wi-fi provided in the room: 600+ Mbps download speed and 100+ Mbps upload speed. About 20 non- fiction books are kept in the bureau drawers and lots of information about activities in Norwich and Norfolk. Small double glazed sash window you can open for air with a trickle vent. High window and extractor fan in the bathroom. A large central heating radiator in the bedroom and bathroom for use in the colder months only. The room is naturally cool in the summer months, so air conditioning is unnecessary. There is a light switch next to the bed with a small shelf and a plug socket with USB port. The TV is a new Roku 40 inch which is wall mounted, swivels and is retractable, so you can watch from the bed or from the chairs provided. It has a remote control with ‘live’ TV, Roku channel and freeview channels available. BBC channels are available on ‘live TV’. Please bring long lead headphones if you intend to use the TV during the quiet hours of 11pm to 7am listed. Please read on for further information with suggestions on how to spend your time either locally or in historic Norwich city centre or the beautiful Norfolk countryside and coastline. We are within an hour’s drive to seaside beaches, country houses, golf courses, wildlife and bird sanctuaries. Guest access Guests use the lit side passageway to access the property, their bedroom, coffee making area, en-suite shower room for their own use, and access to the garden at the rear as a shared space with the owners. The rest of the house is private and has no access, except for the kitchen and breakfast/dining room between 6am to 11pm for use of the microwave, mini-fridge, kettle, toaster, etc to cook or heat up your own meals. You can use the breakfast/dining room table to eat during those hours or eat in your room- there is a small table in the room. Used plates should be rinsed and left by the kitchen sink. I will put these in the dishwasher. Unwanted food should be thrown away in the food bin under the kitchen sink. A recycling and non recycling bin is also available under the kitchen counter for used cardboard and plastic cartons etc. Tea towels are always available for use. During your stay The room is at the side and rear of the property and this provides privacy for the guests and for the owners to enjoy their own space. However, the garden is a shared space with the owners and their cat, but there is also a table and two chairs for the guests own use outside the bathroom door patio area. The owners are generally private but also friendly and respectful and can be quite sociable too! Our cat Roxy is a short haired Cornish Rex indoor cat and she can be seen in the back garden in the warmer months - she has no access to your room but you might hear her in the house. Any questions via phone or text will be answered. Upon arrival, I or my co-host will meet you to show you how to access the property, use the coffee machine, TV, shower etc and happy to answer any questions you may have about the local area, shops, cafes, entertainment etc. There is a booklet in the room that contains instructions for the TV, coffee machine and water heater, taxi companies, take away food menu leaflets, eating recommendations etc. The bureau desk drawers contain leaflets about what’s on in Norwich and East Anglia- theatre guides, bus guides, local attractions etc. There are about 20 books in the drawers of local interest. As you have access to the microwave, mini-fridge, kettle and toaster in the kitchen between 6am to 11pm and access to the garden, We will be around for social interaction if you have any further questions about your stay or what to do and where to go in Norwich and Norfolk. During the warmer months, please feel free to use the garden to eat, drink and socialise in. There are outdoor tables and chairs on the patio areas with cushions supplied. The garden enjoys sun from February to October, weather permitting. Norwich City daytime temperatures in the summer can reach from 16 up to 25 degrees centigrade and occasionally higher. It is usually a few degrees cooler on the North Norfolk coast. We can recommend restaurants, bars, shops, tourist attractions etc. Used dishes should be rinsed in the kitchen sink and left next to the sink. We will put them in the dishwasher. Tea towels are available in the kitchen. Other things to note This is strictly for Non-Smokers only- no smoking or vaping anywhere on the property. The room is only available to adults 18 years and over and unsuitable for babies, toddlers or children. The room is in a Victorian terraced house built in 1880. with beautiful Art Nouveau and Art Deco style features within, located in the heart of one of the most desirable area of Norwich locally known as The Golden Triangle by the local Estate Agents of which there are four- Claxton Bird, Websters, William H Brown, Minors & Brady. Norwich has been named on 20th March 2026 as the best place to live in UK according to the Sunday Times newspaper. It has consistently been in their top ten polls. The area centres around Unthank Road where all the shops and pubs are. The postcode is NR2 for the Golden Triangle, but the postcode reaches further into the edges of the city. This area consists mostly of characterful Victorian and Edwardian terraced housing which creates a triangle of housing and small park areas that spans outward from the inner ring road to the outer ring road. The local area is situated between the delightful city of Norwich and the University of East Anglia. The property is a few minutes walk to the No.25 bus stops for York Street and Gloucester Street) which runs from Riverside and Norwich train station, through the City centre passing the old Norman castle , along the Unthank Road, stops near York Street and to University Drive for the UEA. The 25 bus is electric and modern. The fare is capped at £3 in 2025. It costs £2.40 single fare from Gloucester Street to University Drive - correct price for July 2025. You can pay on the bus with a bank card or cash - no need to buy a ticket beforehand. Walking in the area is safe and very picturesque, there are hills to walk up and down, so although the room is on the ground floor, Norwich is full of hills, for those that find walking a difficulty. The UEA campus ground entrance is an enjoyable 50 minute walk from our front door via the Golden Triangle and through Eaton Park, or a 15 minute bus ride on the no. 25 bus from The Unthank Road - from the bus stop outside the Hop Rocket pub/bar near Gloucester Street and Onley Street. The 25 bus will also take you into Norwich city centre if you go the other way. Catch the bus outside Ocean bites fish and chip shop on Unthank Road. Ask for Castle Mall for the town centre. PARKING in the Norwich street Zone T, is available from the host by using daily scratch card permit tickets, but there is a LIMITED AVAILABILITY of tickets per year, so PLEASE ASK FIRST. Otherwise, you can park for 2 hours in a free parking bay or for the first afternoon of your stay from 3pm, use our 4 hour free parking ticket while you settle in on the first night. Parking is free on Sundays only and controlled between 8am and 6.30pm Monday to Saturday. If parking tickets have run out, you will need to park your vehicle in another street 9 minutes walk away, where there there are no restrictions which will be further away. You can find a map of Norwich parking zones on the internet or ask the hosts. TRANSPORT The property is only 15 minutes walk to the coach station that has services to London Stratford and Stansted airport. The train station is a 25 - 30 minute walk with trains every 30 minutes to London Liverpool Street during the day, and every hour in the evening. You can also catch a train from Stansted Airport to Norwich via Cambridge. If you fancy a trip to the coast, we recommend Sheringham or Cromer, take the train from Norwich train Station. Norwich airport is situated on the North edge of the city at Amsterdam Way. KLM flies regularly to Amsterdam. Flights also in the summer months to and from Alicante, Faro and Malta. Local bus no. 25 goes from Riverside shopping centre and Norwich train station through Castle Meadow and Unthank Road to University Drive for the UEA. From University Drive, you can catch a no.26 bus to the Norfolk and Norwich University Hospital (NNUH). Alternatively you can catch. a No.11 bus opposite the Eagle pub on Newmarket Road to NNUH. TIP: Download the First Bus app onto your smart phone, allow all notifications and select Norfolk and Suffolk region. This free app will show you the bus routes and the position of the selected bus in real time. If you are using more than one bus to complete a return journey, it would be cheaper to buy a day pass than four single tickets. Day passes for adults are £6.50 at 2026 prices compared to £3 for a single trip ticket. TAXIS From Norwich airport, use A2B taxis which you can book online. Since 2025, UBER is now available - download the app to your smartphone, add a credit card and it’s easy to use and can be faster than waiting for a local cab. The taxi queue outside Norwich train station can be quite long sometimes, so ordering an UBER might be faster. LOCAL ENTERTAINMENT, EATING and SHOPPING There are at least 6 great pubs within a 3 - 10 minute walk that also serve food. The York Tavern at 1 Leicester Street and Corner of York Street, Unthank Arms on the corner of Newmarket Street and Bury Street, William and Florence, And The Pear Tree Inn, both on Unthank Road, The Warwick Arms on Warwick and Dover Street corner which hosts Luca pizza, wood fired pizzas from Tuesday to Saturdays from 5pm, but is open daily from midday. It also has a TV for sports coverage. Other pubs can be found too in the surrounding area. A great nearby new small and popular craft beer pub called ‘Hop Rocket’ opened in 2024 on Onley Street and Unthank Road. For sports fans, the Eaton Cottage on Unthank Road and Mount Pleasant has large TVs and Sky sports channels. Two hotels with bar food are within a twenty minute walk- The Arlington and The Georgian Town House. A delightful and popular small pan- Asian restaurant called Blue Joanna at 103 Unthank Road serves cocktails, plays vinyl records and serves vegan dishes too with a small area of outdoor seating. Coffee shops: Caffè Nero, Kofra coffee, Grounded. Fords Fruit and vegetables, Ocean bites Fish and chips, charity shops, a pet shop, Paula Gundry interior design, Four Estate agents , Bakers Dozen bakery, Adnams wine and beer, two small supermarkets within a five minute walk- Tesco Express and East of England Coop both on Unthank Road. Also five minutes walk to Vauxhall street to a laundromat, post office, pharmacy, fish and chip shop, budget cafe, charity shops, Premier Food shop and a park. Chinese takeaways- Golden Lantern at 166A Unthank Road, Hong Kong fusion takeaway and Cantonese on Unthank Road, China Express on Cambridge Street. Istanbul sunset grill takeaway on Unthank Road. Greek Actually takeaway on Unthank Road for Souvlaki and other Greek dishes and also serves some vegan dishes. FAITH Places of worship nearby- Holy Trinity church, United Reform Church, St. Johns the Baptist Cathedral and various other places of worship within a 10 to 15 minute walk. THEATRE Norwich Theatre is 12 minutes walk which has a bar, coffee shop and restaurant and attracts good shows, dramas, ballets, operas, musical evenings etc. In November 2024,the UK premiere of Carlos Acosta’s Nutcracker in Havana, opened first in Norwich. Matthew Bourne’s Swan Lake, Midnight Bell, Hamilton and Hairspray are highlights in 2025. CINEMA We recommend Cinema City which is a Picturehouse cinema and has a nice coffee shop, bar and restaurant. THE FORUM The Forum is also 15 minutes walk which has Marzanos coffee shop, exhibitions, Pizza Express, a library, public toilets and free wi-fi. The Forum regularly hosts free and paid events on Saturdays around the year. Record fairs, vegan food fair, African and Caribbean fair, book fairs etc. NORWICH MARKET The market place is 20 minutes walk and is located at the centre of Norwich and is host to over a hundred stalls offering food from around the world, drinks, plants, fruit and vegetables, suitcases, books, cds, dvds, souvenirs etc. NORWICH CENTRE Norwich Lanes, Upper St. Giles Street are a must see containing nice coffee and bread shops, art shops and NILE English school. Norwich University of Arts is a 25 minute walk, Norwich Technical college is 20 minutes walk. Flying classrooms at 5 Tombland is a 20 minute walk away, situated near the old Norman Cathedral. The Playhouse Theatre and bar are popular with students from the Norwich University of Arts which is just next to the river. Nearby, Cinema City Picture House is a wonderful cinema with a nice bar and restaurant. Shako Mako cafe in the same area as Cinema City is a great new cafe serving Bedouin cardamom coffee in metal teapots and delicious Iraqi food and desserts. The delightful Elm Hill near Cinema City is a beautiful hilly cobbled street containing old Tudor houses and shops, a coffee shop, antique shops and the Briton Arms cafe and restaurant. Check out Lower Goat Lane for interesting shops and cafes. The Lanes in Norwich have a similar feel to the area in Brighton also known as The Lanes. For cocktails in a funky antique setting , try Arboretum on St. Benedict’s Street. For Vegan food, Norwich has Slice and Dice on St. Benedict’s Street. Also Moorish falafel for vegan wraps. Cafe 33 in Chapelfield or in town on Exchange Street for a great full English breakfast including Vegan. Namaste village Norwich for stylish Indian vegan food and takeaway. In fact, Norwich is one of the top three UK cities, that vegans can happily visit and enjoy. It enjoys a diverse city community and has ‘live’ entertainment at The Waterfront, UEA, Epic studios, Norwich Arts Centre, Voodoo Daddy’s, Gonzos Tea room - which just scooped a Radio 1 Dance Award in 2025!) etc and even Norwich City football stadium which has hosted Take That, Elton John and Arctic Monkeys. Gary Numan has played at Norwich UEA - I’ve personally enjoyed seeing The Rose City Band, Scritti Politti, China Crisis, Gary Numan, Rosali, Echo and the Bunnymen, Midge Ure of Ultravox’s band, bootleg Blondie, John Craigie, Taylor Rae, Holly Lerski and others play at venues here in Norwich. Every May, nearby Chapelfield Park hosts an arts and comedy festival, with a programme of events throughout the summer. The Mayor’s Festival is in July. The Forum hosts VIP vinyl and cd record fairs every one to two months approximately- entrance is just £3 card or cash. Some sellers do take cards but on the whole cash is needed for your purchases. You can pick up some great bargains and rarities including A Japanese vinyl seller, jazz, punk. Check out Steve’s stall which contains a lot of new and recent vinyl for prices cheaper than mainstream shops. New wave, funk, disco, soul etc. If you pay cash, you may be able to ask for a 10 percent discount. You’ll find that some small businesses will not open on a Sunday or Monday, so it’s good to check ahead. Norwich has two shopping malls: Chantry Place- a 15 minute walk, containing fast food eateries on the top floor, Frasers department store, Levi jeans, Holland and Barrett, Apple Store, HMV records, CDs , DVDs T-shirts etc, Costa Coffee, Flying Tiger, Urban outfitters, Zara, Sunglasses hut, H&M amongst many others. The market place in town has many stalls selling food from around the world as well as fruit and vegetables, books, clothes, second hand dvds etc and a delightful stall called ‘ Planted’ selling Indoor plants for all budgets, just opposite Brick Pizza and the Garnet pub at 36 Market Place. One of the best fish and chips places, Grosvenor fish and chips, in the country can be found at 28 Lower Goat Lane in the Lanes area of Norwich. There’s a church by St Gregory’s Alley selling antiques and retro items just opposite the Grosvenor chip shop next to the the little green. It’s worth a walk down to Magdalen Street to check out Looses for old retro and antiques on two large floors filled with books, records, posters, guitars and furniture upstairs and more furniture and other items on the ground floor. Oxfam charity shop on Magdalen Street is great for books , CDs, records, clothes and nic-nacs! Then walk back up over the river admiring the ‘Amsterdam type’ houses, visit Norwich cathedral and refectory, have a drink in one of the bars nearby. Drop in for a drink at The Louis Marchesi and Adam and Eve pubs., amongst many others in Norwich. Try Gonzos Two Rooms for a snack and some Award winning dancing later to ‘live’ DJ sets and next door Voodoo daddy’s for a pizza, drinks and ‘live’ music sets. Check out Norwich Cathedral, built by the Normans around 1100 AD- it has the second tallest spire in the country. The cloisters and Refectory cafe run by Bread Source should be checked out. It has a nice little souvenir shop too. Norwich castle museum , also built by the Normans around 1100 AD has been revamped recently and houses paintings, armoury , historical artefacts etc, it recently attracted a Turner exhibition. You can take a pleasant walk along the Riverside and take in parts of the old Saxon wall, cow Tower etc. Norwich is a UNESCO city of literature. It is also one of the best examples of a Medieval English city and still has many Tudor buildings. So much to do in old Norwich! Previous guests have been singers, musicians, poets, actors, a film maker, academics, University Lecturers, Doctors, Nurses, beauticians, PHD students, a seismologist, electricians, engineers and Chefs amongst others. We have already enjoyed hosting guests from Holland, Poland, USA, Canada, Germany, France, Lithuania, Croatia, Malta, Cyprus, Ireland, Italy, Singapore, Taiwan, India, Abu Dhabi and across UK. Guests come for interviews, work, tourism, walking, shopping, house hunting, visiting friends and family and entertainment. We are only 12 minutes walk to the Theatre Royal and the UEA is a short bus ride from Unthank Road on the no. 25 modern electric bus. The 25 bus also goes to Norwich train station in the other direction. EDUCATION- UEA (University of East Anglia NUA ( Norwich University of Arts NILE (Norwich Institute for Language Education TRIPS FROM NORWICH WITHIN NORFOLK Norwich is the main capital city of the County of Norfolk and offers access to areas of beauty and nature. A day trip to Cromer and Overstrand (25 miles from Norwich) or Sheringham on the coast by train or car. Bird watching by the coast near Blakeney and Cley next the Sea or hire a boat at Wroxham to navigate the Broads. The amazing East Ruston gardens for exotic plant lovers, Sea Palling for spotting seals. We recommend a visit to the beautiful Blickling Hall and gardens. All these destinations are within an hour from Norwich. OVERVIEW- Norwich City enjoys a cross section of subcultures and offers cosmopolitan food choices. It is a friendly and safe city to live, work and study in. Conveniently located less than a 2 hour train ride from London. People who come to study often decide to stay and seek work here. The John Innes Centre at the Research park attracts staff from around the world. The pace of life is slower in Norfolk with cleaner air and less pollution than other parts of the country. However Norwich City offers plenty of entertainment and a great ‘vibe’ and is only 25 miles to the Norfolk coastline. SHORT TRIP If you only have 24 to 48 hours in Norwich, we recommend the following: Coffee from Kofra or Grounded- local area Brunch at Cafe 33 on Exchange Street - they offer great tasty food for Vegans, vegetarians or meat eaters. Walk through Norwich Lanes and be sure to see the old Tudor buildings, and curiosity shops on Elm Hill - walk from top to bottom and then up Tombland to see the old Norwich cathedral built by the Normans around 1100 AD. Tea at Olives or Bread source refectory in the old Cathedral. Toasted tea cakes and Earl grey tea?! Dinner- pick one of the local pubs listed or try The Ivy, in town. You may need to book in advance for Joanna’s and you can book others by downloading the free ‘Open Table’ app on your smart phone . SHOPPING Country and Eastern has a free continuous exhibition of South Asian artefacts in a historic building which used to be an ice skating rink. It has very high ceilings. They sell kilim rugs, furniture, clothes, table cloths, greeting cards, bed linen all imported. Open Monday to Saturday, 9.30am to 5pm. 34-36 Bethel Street, NR2 1NR Department stores: John Lewis, Marks and Spencer, Frasers, Jarrolds. Supermarkets in central Norwich centre: Sainsbury’s, M&S, Tesco. Waitrose can be found in Eaton, just outside Norwich. Lidl, Aldi and Asda can be found in outer parts of Norwich. ECONOMY SHOPS- Primark in the town centre for clothes and home products. Poundland for home ware, clothes and some food. CHARITY SHOPS- Norwich has plenty of charity shops where you can buy second hand books. Clothes, CD’s , vinyls, nic-nacs. My favourite is Oxfam on Magdalen Street. TOILETS are free to use. Can be found inside The Forum, ground floor at the back on the left hand side. Chantry Place shopping mall- basement and top floors. Department stores- M&S, John Lewis, Jarrolds.
